SINGAPORE: UOL Group said its latest Spottiswoode Residences project has seen strong preview sales.
About 87 per cent or 130 units of the total 150 released for sale since November 12 have been snapped up.
UOL says it will be releasing another 80 units for sale at Spottiswoode Residences’ main launch on Wednesday, November 17.
The property group added that 86 per cent of the buyers were Singaporeans with most buying the higher—priced units that command sea views.
Dolly Lian, UOL Group’s general manager of marketing said, "We believe buyers are excited about the potential transformation of the area into another waterfront city comparable to Marina Bay and an extended CBD area offering new lifestyle and workplace options."
Located near Outram MRT station, the 351—unit condominium at Spottiswoode Park Road saw units sold at prices ranging between $1,720 and $2,150 per square foot.
The group said four of the seven exclusive penthouses were sold, with one fetching $1,850 psf.
Spottiswoode Residences comprises a 36—storey block with mostly one and two—bedroom apartments, as well as three—bedroom units and penthouses.
Most of the one—bedroom to three—bedroom units have sizes varying from 603 square feet to 1,421 square feet.

I visited the showflat today. It was very crowded. After looking at the psf, the quality of the fitting and layout, it is seriously not worth it.
Seaview = view the port
Marble floor = cheap small rectangular pieces with wide joints + not covering entire living room
Other bed room and remaining living room flooring = cheap timber strips
Toilet = can't remember seeing any marble but quite cramp
Master bedroom and living room = very cramp
Balcony x 2 = waste of space
Carpark = cheap multi-storey
Amenities = no hawker center/ NTUC within 10 min walk
Immediate surrounding = very old HDB flats
Locality = old and quiet, it will be a bit dangerous for ladies at night.
Why pay $1.2 million for a 1 bedder with so much compromise. This project turns me off... UOL is testing its luck & reputation with this project.
All developers regardless big or small, riding the bulls... True value can just throw to the wind...

property investment is merciless, one got to know what they are into and gamble with a clear mind. These pple have to learn their lessons. No pity.
Like I said, people buying in property launches are buying based on herd mentality… which accounts for the price different between new and resale.
Buying from resale is a more measured and contemplative approach to property investment. First you need to “bio” the development. Then you identify the unit you want, wait for seller to put on market, make offer, get offer rejected, make counteroffer….. blah, blah, blah….
Unlike new launch… take queue number to ballot for unit, then grab whatever available at whatever price….
