I believe any forum is setup with purpose for all to objectively give views so that buyers can make an informed choice. Market forces will dictate...

Personally, I will not buy into the sms I received from an ERA agent early tis wk tat project is attractively priced at an indicative $1k psf...

Think name of project is important esp for smaller ones. 2-3 yrs down the road, owners of this project when they hop onto Taxi, will tell driver go Kovan " Grand - er ".., driver maybe don't know and owner may just give and say drive to the Mosque at Tampines road, it's the condo beside..taxi driver will probably know...and say " ai ya, early say ma, mosque I know".

but between hougang grandeur and kovan grandeur the choice is obvious. also the association with kovan which is mostly private is more attractive.

That area should be Hougang. Really the start of Tampines Road..., most people who are in other areas would never know it is along Tampines Road..

agree, its at the beginning of Tampines ...

should have just named it One One Eight the address itself is a good number ... no need to use kovan to attract buyer ...

true kovan is nearer to Yio chu kang + upp serangoon junction ..

so you can imagine, its so far apart ..

The "@" trend has gone on for 3 years already and still no sign of abating leh

Worst still, is THE XXX. Imagine you go URA to check caveats and all the The XXX will appear together and so searching by the actual name "XXX" gets you nowhere because they're all classified under "THE".

Maybe some developer should bring back the good old "Park", "Green" and "Heights"

Oops. I forgot "Park" can no longer be used in all new condos. So if your condo name has a "Park" behind e.g. Ardmore Park, you should preserve it, even if enbloc.

back to the layout and the dimension, actually it is some sort similar to city regency (another fragrance product) , which has 3 bedder of 990 sqft including baywindows + 2 x balconies. in the layout all 3 bedrooms show a double bed fitting.
so the way they present the layout is inherent to the developer.

Definitely not to scale. Bed in Master bedroom is smaller than the one in Bedroom 1. Door to Master toilet also smaller than the other doors. Master bath can barely fit the toilet bowl.

If no showflat, better beware and not buy based on drawings...

does bomb shelter need to be of a fixed dimension? perhaps that can be used as a rough gauge of the whole area layout...everything looks like need to custom make

    Refer to SCDF document:

    http://www.bca.gov.sg/Publications/B...s/bsl_cp11.pdf

For GFA (Gross floor Area) between 45sqm to 75sqm, min. internal floor area of Bomb Shelter ( or called Household Shelter - HS) = 2.2sqm

En-Naeem Mosque provides regular 5 daily prayers everyday. We are always open for worshippers even on Public Holidays. The mosque Imam, assisted by the Ibadah (Worship) Department, also provides for daily Kuliahs (lectures), and is responsible for the Juma’at Sermon and Prayers (Friday Prayers).

It would be good for our Muslim friends to consider. Niche segment for this type of Condo. Similarly, if development is next to Chinese Temple or Church, our Muslim friends may find it less appealing.
