Palm Loft (World Class Land, Freehold, Joo Chiat Terrace)

Dear all,
I am currently looking at a property at Palm Loft and wonder if any of you guys have any advice for me. Some braod details of Palm Loft

Address: Joo Chiat Terrace
Developer: World Class Land
TOP: At or around August 2007 (or so I was advised by the agent).

What might be a reasonable PSF to look at for such developments (given they were probably launched 2004, started construction in 2005 and TOPed in 2007).

Does anyone have REALIS listing of this development. I wonder what was the original purchase price.

Any views on what should be a assessment for a penthouse?
I understand there appears to be some market convention in respect of computing the sky terrace floor space.
That is, supposing there is approximately 500sf of sky terrace space, one would discount by a factor of half as the effective floor area in arriving at a equivalent PSF pricing for a certain proposed price ??
Any ideas?
