I have no idea.

I guess it is very near the main road and low rise, thus making most units prone to traffic noise.

Being near the main road, they would be considered a Bukit Timah Road property, and ideally be similar in price to all the others further up the road before it like The Legend, Wing On Life, etc. But D'Dalvey is instead priced at Stevens Road level, which is significantly higher, making the most of its Dalvey Road address.
