Can't use CPF. Bank loan typically up to 60-70% of valuation.

Talk to someone experienced in retail businesses etc. and you will know it is not as simple as residential property and expert knowledge in this domain is important. It can be very profitable if you understand the science and art of investing in retail biz as the risk vs reward is definitely better that residential property.
