UOL sold 80 out of 100 units released at average psf $2200 over the 1st weekend from 12 May to 13 May. Amber 45 comes with a block of 21 storeys and 139 units in total.

SINGAPORE (EDGEPROP) - The EdgeProp Excellence Awards 2021 saw the luxury development Amber45 clinch the coveted Top Development Award and emerge winner in three other categories. Its developer, UOL Group, took home the awards for Design Excellence, Landscape Excellence and Sustainability Excellence during the awards ceremony on Nov 24.
Amber45 is a freehold development in the highly desirable Amber Road enclave in District 15. The boutique development sits on a rectangular-shaped, 69,940 sq ft site. UOL Group worked with local architectural firm ADDP Architects to design the project based on the concept of an urban resort.
Despite the relatively compact footprint of the site, the architects were able to accommodate a full range of condominium facilities, including a 50m lap pool as the centrepiece. Other facilities include a tennis court, luxuriously furnished clubhouse and a gym. The development was completed in September 2020.

Find this development overpriced with not even a unit having a sea facing view. Buyers basically just buy the units based on what the developer told them - good location, top notch furnishings...but all this can be done by engaging ID. What's more important is whether it has good sea facing or strategic location. This development is sandwiched between 2 big developments and the upcoming mrt is also a distant away.
I pity those buyers who bought just based on brochure. They should study the market and the surrounding area development the psf. There are better buys with seaviews at a discount within the same vicinity.
