It is better to go for no lock if it is SOR package given the volatility nature of SOR. On the other hand, looking at US economy and US$, SOR and SIBOR should be remained low for quite some time.

Yup, plus the clawback for legal fee of $2.5k... therefore can safely say first 3 years won't refinance. After that is where the fun begins....or horror..
DBS sibor one also doesn't look bad.. though SIBOR is higher now. Effectively, maybe abt the same as cimb's? anyone can confirm whether DBS also follows percentage completion disbursement? coz i heard 1 bank starts calculating interest once Letter of Offer signed, not sure which one though

Sibor is much more stable than SOR... thus the slightly higher rate

Depending on your relationship with the bank and how much business you had given them, this can easily be waived...

There is no standard. All depend on the value written on the letter of offer. FYI, it is NEGOTIABLE...

7 eleven, nice date, think they might expect to sell out before their results are out on 12 Nov and make up for their flamingo project.

Maybe developer will also up the price knowing that the bigger fish are coming. :rolleyes:

It would have been fully sold if not for all the restrictions... only left the 2BRs.. which means pple who bought only want big units and can well afford the bigger units which would have easily cost >S$800k. the $600+k units are the ones left... so affordability not an issue.

Canopy will eventually find their buyers. People will justify the cheaper price by having a car to compensate for the inconvenient location. But it'll take time.

Look at Lilydale and Yishun Emerald & Sapphire. Took quite a while to find their buyers and the market was even quieter then. But eventually, they found their buyers.

real estate professionals always like to use this comparison game to hike up their price. E.g They will compare it with property in HK, London etc.

Ultimlately weather its a steal or not it really depends who deep is your pocket, not if something else is more expensive.

sometimes got "old uncle" family also fall under that income bracket for some reason. U will be surprised to see some big shots who is a single income family also choosed to buy EC.

I must say that after looking around, this project has the best unit layout of all time.

No bomb shelter, no bay windows, no planters, good sized bedrooms, no wasted space. :)

May have some upside if surrounding got further development in future. But i feel upside limited in the next 10 years. Max $1000psf?

Are you refering to the land on its other side, (ie nearer the mosque / power station) cos noticed that there was some soil investigation couple of weeks back.

Nope, if it's BTO the land belongs to HDB not URA and they don't have to dig ground to test for sale.

Anyway think whether ura or hdb does not really matter as land ultimately belongs to u know who. Just like some of the GLS also were held by hdb and some ura.

Why i thot BTO becos location not as good as CDL and esparina plot in terms of accessibility, the road there is 2 lane (one lane either side).
the road one side got 2 condos, the other side got school and mosque, they should widen the road there.

Yah agree they should widen the road there. Esparina is going to TOP this year but they are going to suffer for a few more years from the construction noise and dust as they are squeezed in between the new CDL condo and the new BTO which will be released in march.

Not just Esparina (near to Buangkok MRT) - other ECs that have dual key units (e.g. Prive, near to Punggol MRT) are also renting out.

These ECs were launched before the change in ruling on the sales of dual key EC units (the change took effect in January 2013) being restricted to multi-generational families.

And because of this ruling, the newer ECs tend not to have dual key units.
