I check with developer. They are going to start handover keys to us in March or so. Can anyone confirm. They said likely is those facing PIE get the key first. Anyone can prove otherwise

Traditionally, keys will only be released upon TOP, in order of the block's completion date. No way they would release some units while another block / drive way is still under construction. Anyway, you wouldn't want to move in while they are still undergoing construction. Imagine the dust and noise... :scared-5:

it means the developer must do TOP earlier than 31/12/2015.
legal completion (Certificate of Statutory Completion) can be later (decided by the developer).

I don't think so. It is just normal glass windows provided. You got to install yourself. Developer only order 1 kind of windows for the whole development.

according to the developer, it is powder coated aluminium framed windows with glazing.
I was told by the agent as well. I also heard something like there is some rules set by BCA on the max noise level entering the apartment. That is why there is double glaze.. I have not check on BCA website though.
Update: I found this.. Pg 14.

Confirm can not handover by jan 2014. They got another project to hand over for hoi hup if I not wrong. No additional manpower. Unless all owner sign agreement no complain to unit. As they must set up customer service to handle feedback for minor deflect in the unit. They will try to set up first then hand over.
If the development corridor is lighted and swimming pool is flooded by November then got chance to TOP in Jan 2014.
As BCA got strict requirement for getting TOP cert. only developer get TOP then can they inform buyers to paid in advance 6 months Maintenance fee. Then after all these settled then can get appointment to collect keys.
I used to worked in Far East Organization before becoming a property consultant.
I know how the procedure worked.

PS. As for noise level, at 10th floor of opposite HDB, it's very bad. but still bearable at gound level. almost no PIE noise at landed properties side.:sleep:

Hi guys yes saw some trees already moving in. If you drive by PIE you can see they are working on the jogging tracks and trees are being planted. Just from looking outside the project is nearing completion. :)

It seems that only car park and some other facility not ready yet.
We should be able to move in from feb or march from this stage. As only left road is not built.
TOP inspection should be able to done within 3 months from the road payment. Then you can estimated when you can get your keys

Fiber optics. Is only the in thing for the past year or so. When developer and us sign the S&P. there is no requirement for this. If they are kind open net should have.

I asked about fiber optics during my purchase and they confirmed that it will be installed. Just don't know where it will be.

Like Windy Height, all outsiders can enter to visit the shops! There is a salon inside Windy Height, and I went there before without any difficulties (I'm not the residence there).

my agent once said it's at the clubhouse block. not sure if correct.
on the plot plan, the guard house is beside the main entrance. but now we see a small house labelled as "Guard House" beside block 38 at the entrance to basement car park. :tsk-tsk:

I went to the site today and the guard house was no longer at the car park entrance. It had moved to the actual location.
Noticed from the design layout that there's no sheltered walkway around the premises. This would be inconvenient for residents alighting from the condo shuttle, school bus or the public bus outside the condo in the event of rain. Cab drivers would also need to alight commuters in the basement car park?
Emailed the developer about it was their response was:
Quote <We are unable to add in any new elements as construction of the development has to be in accordance to the approved building plans.> Unquote.

They can not do any amendment to plan. If not TOP will be delays. After TOP, I will also not recommend any extra to be done as we, owners, got to pay for it. Shuttle bus after 1 years will also stop. If continue, I think our fees have to go up.

That's the shelter I'm referring to. I don't recall seeing it in the design layout. If it's indeed omitted from the design, they are not obligated to construct it. Of coz the other option is to do it after TOP but that cost will be passed down to us.

from what i heard, usually the 5% road/carpark completion is paid very near to the TOP (around 2~4 wks)
after which another wait for the key collection.
but is kinda strange that they announce so early(2 months) to the TOP..
maybe they got some verbal approval already?

problem is on one of the photo of the show room that posted some time back, that wall there seems to have an aircon mounted.
not sure if hacking of the wall is possible as this may cause some problem to the piping, as it should be conceal.

Are yours 3 rm unit, I'm thinking of hacking the wall too! Yes there is an aircon there, can we move it to other place?
I will not recommend it. If you do it, developer got a clause as you modified your unit. Warranty will not cover that area.
I myself used to be from developer and now a property agent. I know how they worked. My unit is blk 40.
I will recommend you to do it after CSC. If not you have to bear all responsible for that area that you hack.

Its the letter informing us TOP is expected to be Dec 2013 and keys likely to be available for collection in Jan 2014. My unit is at Blk 36. Maybe your letter is in the mail.

I don't think its feasible. the government will nvr allow a footpath beside a main expressway firstly due to safety concerns and ssecondly there isn't sufficient setback for e footpath.

There is nothing you or me can do about it. Developer built based on the specification on S & P as long it is build base on this guideline. They can't be faulted.

after keys collection, none look at that anymore.. everything is on the housing defect and etc..:)

So Hoi Hup is just another common developer using cheap solutions.

I already got it early last month. My lawyer already write in for early handover for initial batch. I know is dirty but is ok. As we make payment for 6 months maintenance fee and all sort of fee they requested.

dont think anyone can advise you on this.
as this depend on what you need or want to do with the renovation and if you need to engage ID to design the place for you...
easiest way is to bring the layout in the brochure and start to do preliminary plan on what you need... then do a sensible estimate from there...
or get those rough quote e.g. painting 5rm = $1700 and use is as you budgeting.:2cents:

Dun know he meant can turn to lower basement or just mean got big space for turning. As the date draws closer, I guess it's also time to go around and get ID ideas. I was flipping through the brochure and related documents when I realised that they don't reflect indicative dimensions/specs. Does anyone know where and how to get hold of it? Thanks.
Also... with TOP possibly in December and we are going into the month of December... I am surprised I still have not received request for sunsequent payments (todate I believe paid up 50%...same for everybody?)

I wrote to the developer previously on having a shelter at the pick up/drop off point and their reply was it wasnt provided for in their initial design stage so they are unable to add in any new elements as the construction of the development has to be in accordance to the approved building plans...:banghead:
So wont be surprised this will be their standard reply on the gantry issue :(

Isn't that provided only if the bathrooms do not have openings to the outside? I'd prefer the bathrooms have openings for ventilation rather than rely on mechnaical ventilation - one fewer possible headache ....

Thanks for pointing out... there is a slight difference for mine too.. about 15% difference in area. anyway, I used the ratio to calculate the dimension for me as a guide for shopping... cheers...

I have a feeling while they were doing construction, they miscalculated the space needed at the guard house. now not enough space for barrier so it gets "pushed" elsewhere. :banghead:

i thought the main gate is only for entrance while the exit is at Jalan Senang, looks like in and out is from the main gate. given the small narrow road, expect jam jam jam during peak hours...

Only when you receive letter from lawyer to pay money then you can make appointment to collect keys upon developer received your money. Cashier order will be good. As it is the fastest way to collect keys.
The store is decided by the owner that bought it. He can do whatever he want as long is within the rules of MCST in Singapore. And any by law being taken

Not all work can be completed within time. As long major things is completed. Developer got the right to ask for TOP. QS will ask for a random units to check as long most of the units passed. They will prepare the TOP cert to let developer drawn another 25% from buyer.
Remember is 1 yrs only. Even you collect key later. Your warranty still follow based on TOP within 1 years. Not you collect keys 1 year.

Went down today and finally understood the concern on the entrance ... Too wide to be only guarded by security. From what I know, we can make a mass complain to the developer to ask for the barrier/ gate before CSC is issued.. Probably, we can gather our strength now ..

i find the developer reply abit....:doh: Imagine yours is the unit right beside the drop off point, can just easily jump into the unit without need for access cards. at night when u sleep or look out the window is facing a 'public' road
We can sue them for such idiotic design? to me its the biggest defect... crap
