I check with developer. They are going to start handover keys to us in March or so. Can anyone confirm. They said likely is those facing PIE get the key first. Anyone can prove otherwise

Yes that's what the developers told me also.TOP is first quarter of 2014. My observation is the progress slowed during the past few months. There is one block that is fully completed cant remember which block but the keys will not be released until TOP. Not sure why?

No, legal TOP, if I'm not mistaken, is in 2015.

Traditionally, keys will only be released upon TOP, in order of the block's completion date. No way they would release some units while another block / drive way is still under construction. Anyway, you wouldn't want to move in while they are still undergoing construction. Imagine the dust and noise... :scared-5:

it means the developer must do TOP earlier than 31/12/2015.
legal completion (Certificate of Statutory Completion) can be later (decided by the developer).

Anyone remember we got signed any side letter with developer? As another friend of my said the developer of waterfront key have not honour their words. No shuttle bus is provided.

Vacanza should hand over to us latest by May 2014 or earliest by march 2014

I don't think so. It is just normal glass windows provided. You got to install yourself. Developer only order 1 kind of windows for the whole development.

Bro, that is what agent promised. Not developer. If it is from Developer in the OTP or s & p, they will indicate what they promise as have to pen down black and white.

according to the developer, it is powder coated aluminium framed windows with glazing.

I was told by the agent as well. I also heard something like there is some rules set by BCA on the max noise level entering the apartment. That is why there is double glaze.. I have not check on BCA website though.

Update: I found this.. Pg 14.

I took the picture is block 38.

Confirm can not handover by jan 2014. They got another project to hand over for hoi hup if I not wrong. No additional manpower. Unless all owner sign agreement no complain to unit. As they must set up customer service to handle feedback for minor deflect in the unit. They will try to set up first then hand over.

If the development corridor is lighted and swimming pool is flooded by November then got chance to TOP in Jan 2014.

As BCA got strict requirement for getting TOP cert. only developer get TOP then can they inform buyers to paid in advance 6 months Maintenance fee. Then after all these settled then can get appointment to collect keys.

I used to worked in Far East Organization before becoming a property consultant.

I know how the procedure worked.

This afternoon I took a site survey around the PIE overhead bridge. It seems so simple to add an exit gate. There is no paveway to the bridge at all! :banghead: Even though HoiHup is willing to add the gate, also need to get URA/LTA to make the paveway.:doh:

PS. As for noise level, at 10th floor of opposite HDB, it's very bad. but still bearable at gound level. almost no PIE noise at landed properties side.:sleep:

Paid up to 55% so far, just released another 5% payment to developer this week for completion of door, window frames and electrical wiring. Is it same for everybody?

Looking forward to the completion of roads.

I wonder if we can walk in to have a look at our own unit so we can take photos and video for our interior designer to make plans to design our dream home? :cheers4:

Hi guys yes saw some trees already moving in. If you drive by PIE you can see they are working on the jogging tracks and trees are being planted. Just from looking outside the project is nearing completion. :)

Yes, I just paid the 5%, seems two weeks later than you.
It seems that only car park and some other facility not ready yet.

We should be able to move in from feb or march from this stage. As only left road is not built.

TOP inspection should be able to done within 3 months from the road payment. Then you can estimated when you can get your keys

Fiber optics. Is only the in thing for the past year or so. When developer and us sign the S&P. there is no requirement for this. If they are kind open net should have.

If have will always be only in the breaker box cabinet together. I just collect keys at Ascentia sky that how they done it.

I asked about fiber optics during my purchase and they confirmed that it will be installed. Just don't know where it will be.

But I checked with Singtel 2 days ago, she checked my unit, there is no fibre optic installed. :doh:

As I am a property agent. I also bought an unit here. Normally after the last 5%. It will took 3-4 months before they can get TOP cert from BCA.

Like Windy Height, all outsiders can enter to visit the shops! There is a salon inside Windy Height, and I went there before without any difficulties (I'm not the residence there).

my agent once said it's at the clubhouse block. not sure if correct.
on the plot plan, the guard house is beside the main entrance. but now we see a small house labelled as "Guard House" beside block 38 at the entrance to basement car park. :tsk-tsk:

I went to the site today and the guard house was no longer at the car park entrance. It had moved to the actual location.

This would be inconvenient for residents alighting from the condo shuttle, school bus or the public bus outside the condo in the event of rain. Cab drivers would also need to alight commuters in the basement car park?

Emailed the developer about it was their response was:

They can not do any amendment to plan. If not TOP will be delays. After TOP, I will also not recommend any extra to be done as we, owners, got to pay for it. Shuttle bus after 1 years will also stop. If continue, I think our fees have to go up.

That's true, at least shelter must be provided, otherwise while waiting for school bus or cars to pick up or alight the passengers during raining day will have to take umbrella:(

That's the shelter I'm referring to. I don't recall seeing it in the design layout. If it's indeed omitted from the design, they are not obligated to construct it. Of coz the other option is to do it after TOP but that cost will be passed down to us.

I guess TOP should be for all towers. It's unlikely the inside tower is TOP while the one near entrance is still under construction. :scared-5:

from what i heard, usually the 5% road/carpark completion is paid very near to the TOP (around 2~4 wks)
after which another wait for the key collection.

but is kinda strange that they announce so early(2 months) to the TOP..
maybe they got some verbal approval already?

yes you are right that it comes fully furnished.
as the place that i got is small, thinking to hack away the wall between the living room and the kitchen to create the open feel.

problem is on one of the photo of the show room that posted some time back, that wall there seems to have an aircon mounted.

not sure if hacking of the wall is possible as this may cause some problem to the piping, as it should be conceal.

I will not recommend it. If you do it, developer got a clause as you modified your unit. Warranty will not cover that area.

I myself used to be from developer and now a property agent. I know how they worked. My unit is blk 40.

I will recommend you to do it after CSC. If not you have to bear all responsible for that area that you hack.

Its the letter informing us TOP is expected to be Dec 2013 and keys likely to be available for collection in Jan 2014. My unit is at Blk 36. Maybe your letter is in the mail.

Yes, you're right. Developer's lawyer sent the letter on 22th Oct to our lawyers. My lawyer got it on 24th Oct and sent out on 25th Oct to me. So I got it on 25th Oct.

With the recent report mention that singapore will have wetter climate, hopefully the developer already done something to prevent flooding or ponding of the underground carpark.:o

This block is set in slightly so hopefully the distance between the opposite block maybe a few metres more... The only thing I need to get used to VE is the colour... wish it has been white/grey... oh well...

I don't think its feasible. the government will nvr allow a footpath beside a main expressway firstly due to safety concerns and ssecondly there isn't sufficient setback for e footpath.

wall seems very thin, cement structure also thin, brick road...
safety wise, I reckon CCTV must be installed as a minimum. If not, :hell-hath-no-fury:

I came across a facebook page for VE - Vacanza at East Home Owners. Not much activity there but the latest post appears to try gather a group of interested homeowners to request developer to organise a tour to the site before TOP. This is just FYI.

There is nothing you or me can do about it. Developer built based on the specification on S & P as long it is build base on this guideline. They can't be faulted.

yes, you are right, if you look at other forum, it is always the same.. before collecting keys, complaint on the gates, design...etc.. like what we do.

after keys collection, none look at that anymore.. everything is on the housing defect and etc..:)

The problem is the developer never showed the buyer anything about the public area design & material used, etc. So everything is up to them.:mad:

The Citylight at Lavender also use the same fencing. but it's full of creeper, so it looks not too bad. I will upload a photo of this on other day.

Today I had chanced upon a 7-11 in a new condo in the telok kurau area. I was surprised and hope that we get a reputable convenience store too. 24 hours sounds good.

"Dear Jeremy, Our site boundary is BRC fencing which is commonly use for any site boundary."

So Hoi Hup is just another common developer using cheap solutions.

For those with concrete fence,the maintenance is the repainting....or water blast clean regularly, the green algea growth make the development look run down....

Personally I preferred the concrete fence. It look more class and aesthetically pleasing, and there no excuse not the wash down regularly...

Wire fence,compliment with some already poor design , may be mistaken as a hostel at a glance...

I already got it early last month. My lawyer already write in for early handover for initial batch. I know is dirty but is ok. As we make payment for 6 months maintenance fee and all sort of fee they requested.

dont think anyone can advise you on this.
as this depend on what you need or want to do with the renovation and if you need to engage ID to design the place for you...

easiest way is to bring the layout in the brochure and start to do preliminary plan on what you need... then do a sensible estimate from there...
or get those rough quote e.g. painting 5rm = $1700 and use is as you budgeting.:2cents:

btw, notice the entrance to the underground car park sign shows parking for resident only...
does that mean the visitor park multi car park?:beats-me-man:

Went down to take a few more pics of main gate side gate back gate. The guard is pretty friendly, he mention the underground carpark is big, like got 2 levels and turn turn. Dun know he meant can turn to lower basement or just mean got big space for turning. The condo name is up at the carpark entrance, I do find the circle in front is abit small for vehicles to do a turnaround for dropoffs. gym looks equipped

Went down to take a few more pics of main gate side gate back gate. The guard is pretty friendly, he mention the underground carpark is big, like got 2 levels and turn turn. Dun know he meant can turn to lower basement or just mean got big space for turning. The condo name is up at the carpark entrance, I do find the circle in front is abit small for vehicles to do a turnaround for dropoffs. gym looks equipped

If you bought from BCA the master copy, why is there a need to get a copy from developer? Shouldn't the BCA master copy most accurate? Just asking.

I was at the site too, the security guard allowed me to roam near the entrance. The living room and bedrooms looked much smaller than the show flat.:banghead:

They just gave me a PDF copy of the floor plan that looked like it was lifted from the brochure and told me its scaled 1:100. :beats-me-man:

the guard has to be awake 24x7!

I wonder if they will put up a banner: Open to public anytime the guards are asleep or at the loo taking a leak!

I wrote to the developer previously on having a shelter at the pick up/drop off point and their reply was it wasnt provided for in their initial design stage so they are unable to add in any new elements as the construction of the development has to be in accordance to the approved building plans...:banghead:

So wont be surprised this will be their standard reply on the gantry issue :(

Isn't that provided only if the bathrooms do not have openings to the outside? I'd prefer the bathrooms have openings for ventilation rather than rely on mechnaical ventilation - one fewer possible headache ....

I have a feeling while they were doing construction, they miscalculated the space needed at the guard house. now not enough space for barrier so it gets "pushed" elsewhere. :banghead:

Just swing by to take a look. Uncle security guard said TOP next Monday, 2 weeks later keys collection. Not sure real or not as there seems a lot of finishing touches to be done. Guard house not ready yet, not wired up.... will be ready later after TOP!?! Disclaimer... info from security guard...

Based on what I was told, the convenience store will be right inside, somewhere near the clubhouse and next to it will be the Management Committee office that will be there for a year

i thought the main gate is only for entrance while the exit is at Jalan Senang, looks like in and out is from the main gate. given the small narrow road, expect jam jam jam during peak hours...

yes, it is a silly design, but security shouldn't be compromise.. how can the guard be so watchful and make sure no burglar come in (24hrs) from the front fate when there is no gate or barrier at all.. And what is the point to put a side gate to it... :simmering: afterall, it is a freehold private property..

I dropped by last night. I don't see any barrier for e base carpark.

Unfortunately, she didn't mention the other blocks. But I would think those blocks that were completed earlier should likely be under batch 1. Anyway, batch 1 or batch 2, renovations will likely happen when contractors come back from the Chinese Year break. I am now fretting that I maybe outstationed during that time to collect keys....argh... :doh:

Only when you receive letter from lawyer to pay money then you can make appointment to collect keys upon developer received your money. Cashier order will be good. As it is the fastest way to collect keys.

The store is decided by the owner that bought it. He can do whatever he want as long is within the rules of MCST in Singapore. And any by law being taken

Not all work can be completed within time. As long major things is completed. Developer got the right to ask for TOP. QS will ask for a random units to check as long most of the units passed. They will prepare the TOP cert to let developer drawn another 25% from buyer.

Went down today and finally understood the concern on the entrance ... Too wide to be only guarded by security. From what I know, we can make a mass complain to the developer to ask for the barrier/ gate before CSC is issued.. Probably, we can gather our strength now ..
According to guard again, TOP was obtained ytd ? ? ( not sure if correct )

i find the developer reply abit....:doh: Imagine yours is the unit right beside the drop off point, can just easily jump into the unit without need for access cards. at night when u sleep or look out the window is facing a 'public' road
