hahahaha the guard also probably don't know whether it's full or not but high chance they will park at the residents'. Later the residents of the landed property will complain! Some condos do not allow visitors to park overnight in the premises.

Have no idea and am curious to know too. My guess is a centralised one, perhaps next to the lift. Where's the main rubbish collection point for the whole estate?

that's my question too.

main rubbish collection point is located beside (or on the ground floor of) car park, as told by my agent.

The entire project should TOP together. I started paying for mine (blk 36) in this month. 10% for the completion work on foundation

I have been informed today by lawyer that the developer has requested 10% for the 'Foundation Work' completion of Blk 38 on 8 August 2012 which is due on 22 August 2012. :eek:

I had bought a unit there too. Mine is Blk 40. The balcony looks real small, I think the showflat and the plan are all misleading. Can I also check how much is the maintenance fee per mth.

It's probably not drawn to scale. Showflat was a 3 & 4 BR right? No news on the maintenance fee yet but was quoted approx $280 for a 2BR.

I doubt car park lots are allocated. It's usually first come first serve basis. Vacanza has both basement and multi story car parks and most blocks has lifts within the block that serves from basement to the higher levels.

Yup and i dont think the basement carpark has enough slots to even cater to the front blocks. Based on the pic provided by our dear bro vamtoppy, i can see that distance from PIE is quite accurate based on the area plan. hopefully they plant enough trees to cover up the area to minimize dust from expressway.

Try going to a hdb block void deck eg blk 603 nearby to gauge the noise for yourself. Make sure it's roughly same distance between block and PIE.

Hi I would like to share this. Recently, I went to a friend's house. He is staying at UBI area on 10th floor. His block is next to PIE and his living room is facing PIE directly (corner unit). It is really very noisy when I stand at the void deck. But when I enter his house(the windows at the living room are closed), the noise dropped very significantly (acceptable level). It is very hard to measure noise. What might be acceptable to me may not be acceptable to some. But this is just for sharing. I am also concern about the noise cos I brought a 2+1:doh: .

You can shut down the noise to a certain degree by closing the window and door,, if you can bear with poor ventilation as a result. Still you can feel the muted thundering right outside.

Hi Meow Lan, your concern is also my concern. Living next to PIE is noisy and that is why we paid a lower price for our unit. I dun know about your psf but my psf was less than 1000. As for the noise, I plan to insulate the noise with plants and greenery to create a 'green' wall. Of course the noise still is loud and that's why you got to work with your ID to create credible insulations near your windows. In this way, when you have friends over, they will focus on your nice ID with muted PIE noise. For example, if I host an event on my balcony, I would blast music and surround the guest with melodies, serenade them with drinks and BBQ and watch the sunset over the twilight sky together. Then I shall say to them "do you still hear the PIE noise?". :cheers5:

If you expect a high selling price like 1300psf upon TOP, you can forget it as the main upside killer is not the PIE noise but there are limited amenities around Vacanza. When faced with a typical buyer, I would focus on the positive points like freehold (big plus point), quiet neighbourhood and hopefully nice ID.

When you try to sell next time, you will feel the pain. Buyers are so picky these days!

This is my assumption:

Step 1 : Get deposit of 1% from subsale buyer.

Step 2: Inform your lawyer that you found a buyer and let them advise you further. Buyer signs on sales agreement. Lawyer to inform ASSD to pay, inform govt. bodies URA. Roughly three weeks.

Step 3: Acknowledge letter from govt. bodies after deduction of monies.

Step 4: Check your bank account that full settlement came in.

Please correct me if I mix up the steps. I have not sold property before.

I think for some blocks at Vacanza, it's nearer to PIE compare to the HDB blocks accross the road cos' there is a jogging path in between the HDB and PIE. I think a better gauge would be using the condos like Starville which is next to Vacanza to gauge. If you are driving, slow down when exiting Ubi/Eunos, will get a better idea. :)

The BBQ pit only get to be used may be once or twice a week (or lesser?), usually for a few hours only. Unlike traffic noise which is 24/7.

Went to the showflat 3x and wanted to buy 3 bedrooms last Dec. Changed my mind and switch to 2 bedrooms. Then changed my mind again not to buy although I like this project. My spouse and I went there day and night to listen to the highway traffic. I am ok but my spouse cannot tolerate.

From the picture, I think this is around 50M max. Like Seafront @ Meyer, I estimated is about 30m to the ECP.

It is not only the noisy kills, but also the dust. Even u close the door and windows everyday, somehow, it is still very dusty.

What close? It is basically next to PIE. It is a few more metre inwards as compare to the rest of the project on the same stretch... dont think it made a great difference though

Just popped by last saturday and saw some boxes in some units already. Looks like furnitures are starting to go in! Walls are mostly painted too.
Does anyone remember the bedroom walls to be pink in colour? Or perhaps that's just the base paint.

I think developers paint buyers flats in white only. Hard to predict end buyer taste. Bedroom walls are brown or biege colors. A brother in this forum has created a photo archive. Please search the threads.

Maybe they are converting single unsold unit into a show flat??

Does anyone remember the bedroom walls to be pink in colour? Or perhaps that's just the base paint.

I think developers paint buyers flats in white only. Hard to predict end buyer taste. Bedroom walls are brown or biege colors. A brother in this forum has created a photo archive. Please search the threads.

Maybe they are converting single unsold unit into a show flat??

For this project, the better choice units are the 1s facing inwards towards the landed properties which is away from the PIE noise....

Just for info, all the projects along the ECP are all commanding premium prices. Eg: silversea, seafront, cote d azur......

I just feel that there's nothing wrong with that. I've seen pie facing projects, like what fiat mentioned, going for higher psf, but yes, other factors will also play a part in the valuation too. Some people like pool facing units, they pay a higher price for a better view, while some would feel that it's too noisy for them and don't see the logic to pay more for more noise. Same logic applies, it's a personal preference. Who knows, maybe by TOP the units next to pie can command a higher profit margin coz they invested lesser at launch date! For the record, I didn't purchase a unit that faces the pie =).

Properties right next to the MRT track also started selling at very low psf but somehow the prices managed to leap almost 50% before TOP. It's crazy and totally unpredictable. Anyway, this is a forum and we are all free to post our own comments so no worries! :)

Beside the cheap price, the surrounding is also one of my consideration. Love the landed area, seems to me that air is fresher than those surrounded by high rise buildings (hdbs, condo etc). I feel really good everytime i go to check on the development.

I notice they were putting up the tennis court fence yesterday and could see block 46 aircon units already installed inside the units. The light wires were also already hanging, from what I can see in the lower floors anyway. blk 46 and the tennis court/carpark is practically side by side

It could be declare selling price lower and so next buyer pays less ABSD. Then under table top up the difference. Ingenious idea which may be recommended by housing agents.

May be the case first buyer need to cash out and sells hastily.

Rental for two bedder should get 4000 for a condo near to MRT. For VE, slight discount for being 1km away for MRT. say 3,500. THis is my humble opinion only. please dun fire me. thanks you.

The developer made all the units in such a way that your bedroom and living rooms all either face the pool, the pie or the landed property. stack 29, 30, 39 & 40 all have pool view.

Perhaps they termed it "#B1" coz that side of the land is on lower ground - doesn't mean that it's literally underground - that's my guess. I recall that the area is on a slope-like piece of land.

Hi Jellybean, my advice is just focus on the good qualities of Vacanza rather than what you have stated below. after all, every location got good and bad. in the end, vacanza is our home and let us make it best place for our family.

This week, i was overseas and when i drove past vacanza today, not much development to my block 48. Where is my living room balacony door? need to cover up so that rain wont splash into my living room! :doh:

I have seen DBS at Simei side built by sim Lian. VE is way way better designed than DBSS. Yesterday wifey and I window shopped for balcony swing, suntan :smiling-jap: :smiling-jap: deck and a small dining table. Woo hoo looking forward to new for at VE. :D


I disagree. It looked more atas than DBSS. This kind of design is modern and timeless and functional. It does has the condo look. There are some new condo that do not have the condo look.

Should be very soon coz me same blk, but paid up to 50% as at 19 March 2013.

1) Booking fee + Signing Purchase Agreement Completion: 20%
2) Completion of foundation work: 10% on 21 August 2012
3) Completion of reinforced concrete framework: 10% on 18 October 2012
4) Completion of partition walls & ceiling: 10% on 19 March 2013
5) Completion of door/window frames, electrical wiring, internal plastering and plumbing: 5% Not yet
6) Completion of car park, roads and drains: 5% Not yet

Blk 38 is the nearest to the entrance, so it should be the last one to complete, especially the lower floors.
According to progress, Blk 42 &46 are fastest, next are 48 &50 -> 40 -> 36 ->38.
construction should be from inner blks to outer blks.

Then coordinate with developer and go see the PAP MP during MPS, you know GE2016 coming tsk tsk... If you take the park connector the walk to future MRT is around 720m from side gate, if you bash through HDB flats maybe 655m. Not bad at all!

I agree with the overhead bridge as a better option which I recommended in my initial post.
However, we need to a stronger authority support.
This option is also viable. If you look at the stretch between bedok north and bedok town park along pie, there are 4 overhead bridges while our side has only 2bridges.
The distance of the 2 stretches are about the same.
