errr.....i actually got a fren tat does tat....he bot a smallest unit in the Minton for wkends only so as to enjoy the facilities....tats wat he told me...i was like....hmmm

he said....'tan tio'....pay the least quantum and maintenance fee but goto enjoy all the same facilities....lol

Wah! Luckily I always avoid those condos that even have some MM units (anything <700 sqft) (even though the condo estate have some are big units)!


One of the most ridiculous reason i heard from a guy whose gf is living in seletar landed area is that... the father wants to buy a small mickey mouse unit so they can use the facilities inside. Machiam buying a country club membership.

Property_owner even more shiok .. it will probably take him near 1 year to finish jogging/swimming in each of his condo even if he does it every week.

From BT article on Jalan Eunos site today, "Analysts also highlighted that Far East's recent success at The Greenwich condo in the Seletar Hills area could also have spurred it to place a more optimistic bid (for Jalan Eunos site) yesterday. Since Aug 2, it has sold 216 units (one, two and three bedders) at an average selling price of $1,065 psf."

As long as the government sets a population target of 6.5 million to provide a pool of tenants, there will still be demand for mass market 2-bed condo (< $1 mil). Reason is as follows:

Average household income (2 working adults in their 40s and 1 child): $7400
Less (1 child): -$1000
Less (food): -$1000
Less (parents): -$800
Less (bills & insurance): -$600
Less (transport): -$500
Less (misc): -$500
Savings: $3000

So if this family is still able to buy a condo, while renting out the existing 4-room HDB for $2500 p.m. (assuming already stayed for more than 5 years). I still see demand at current price for new 2 bed mass market condo due to ability to rent out the HDB or existing condo. They will probably view it as an investment for their child.

MCST rules generally do not allow Landlords to use facilities of a condo if their unit is leased out. Must hope the MCST is lax if want to buy a condo for this purpose or leave the unit vacant. Otherwise taking a chance.

1) 83 units x 1200 sqft (3BR)
2) 250 units x 400 sqft (MM)

2) MM -> 1000 people may use the facilities! :doh:
So, there will be terrible over-crowding for condo estate with MM units!

1) 83 units x 1200 sqft (3BR)

It is indeed comforting to know Greenwich selling at $13xx psf. I had initially regretted buying my 2-bedder at cube 8 at $1300 psf. But the high price tag and take-up for new launches (despite the Aug 30 measures) just reassured me that I am not the biggest sucker of this real estate bubble:D

Telecom bldg not in use anymore but occasionally can see telecoms loti van park there. Can go checkout what their trick this time, if not go for free :hungry: since FE is soooo generous.

I wonder if people know really what they are getting into. The Seletar Aerospace Park may be up and coming, but the jobs created there are and should be mainly be for locals. The majority will not be expatriates, if not, why bother having the foreign investment in Singapore at all, when the companies are trying to minimise operational costs? Most of the expatriates should be quite senior level, ie GM, Operational Manager, not the junior ones who will stay in MM in a suburb area. Also, these jobs created are not mainly for the highly paid licensed aircraft maintenence engineers!

Far East seems to be making their mark in their pricing. This is good news to investor who are looking at new projects but for long term, it is the average price that counts for condos selling in the same vicinity.

With the new ruling next year, can FE still hold on to those unsold units and dont sell them? Will the rulings have any impact on fuure pricing? Garment seems to know that they are the main curprit for keeping the perceive price high.

A project must have upside potential then it is safer to invest.

I was also thinking about the 'must sell' ruling when looking at FEO... will there be some fire sales of FEO projects coming up? Like Tanglin View etc which they have held for over 10 years some industrial tech park in Eunos etc.

Actually FEO can hold their pricing. They will never lelong their units and they tend to price their projects PRIME and HIGH from the get go. Just look at The Sound at Telok Kurau area. In the past there is no limitation how long you can hold those units unsold - they actually just rent out as serviced apartments or what - but now they cannot.

I don't think they can hold their atas pricing with the new ruling - unless some sucker fanatic go and bite their overpriced nehneh cherry....

That means Far East started their atas pricing since 10 years ago. In those days, FEO not so famous of their atas pricing but their workmanship.

That is why was asking whats wrong with this Tanglin project.

My young means young in property investment. Anyway Im still young.

So beware of buying into FEO high price now...may not hold. But maybe FEO will transfer those balance unsold units to their sister company dealing with rental & investment & rent out. Not against the law right?

Agreed. Even the new landed project like Luxus Hill (i believed it's 999LH) is going for under <$1100psf(if i'm not wrong.. i can't remember the numbers.. )

Studios are going from $850k, but FEO really throw in quite a bit of furnishing, kitchen appliances, bedding in home shelter, build up for the SOHOs. But with 70% 1 - 2 bedder, i think the 3 bedders (regular and compact) would be good value for money and possibly face less comprtition for resale in future.

The real trump card would be the plot of land behind this, unless FEO gets it again :doh:

Dun think the residential units going to top anytime soon. I previously heard from agent that commercial side will top b4 this year but dink quite believe it then.

Furthermore, NUTC may not want to set up their store in this area because evidently, there is a lack in volume of potential patrons. Number of residents in this estate probably is less than that in the whole of Fervale and NTUC only had a very small outlet in Fervale. Buangkok's branch is only slightly bigger and its serving a larger community there. The rest is ... :D

If they believe in the crowd, they will operate 2 outlets really closely. Like within AMK central itself, there are now 2 NTUC. One is a 24hr outlet. 7eleven is pretty dead.

Noticed that there are actually different type of cold storage... the one in Pomo v different from the one in Compass Pt... Hmmm... example the bananas there in Pomo is so nice and yellow without blemish but those I find in CP is of much lower quality :tsk-tsk: but both also Cold Storage wat.. :confused:

Just like NTUC got Finest, Extra and Fair Price... :o

Give me sheng shiong anytime! Checking out is four times as fast as at cold storage and things are cheaper than at ntuc. One good thing about holand v cold storage is it runs 24 hours - but queue can be rather long at midnight too.

sheng siong's quality is suspect and they subject the live animals to plenty of abuse...I will never go for them. cheap is not everything

Good news for all staying in the vicinity. Greenwich V is just one too many eatery. A mall probably provides more variety of shops! :cheers6:
