i wonder how much kheng leong earns from this project. they en bloc in early 2007 (if i remember correctly) when the enbloc fever have not started. then there were some delays due to some owners refusing to sell and etc.. and all these delays turn out a better opportunities for the developer.
so imagine if they enbloc 400 psf, how much would their profit be?

not much .. holding cost is very high but hoh ... people are ignorant enough to sell them at 200psf
The $209 million that Kheng Leong has agreed to pay is the reserve price. NRA Real Estate brokered the sale. The unit land price works out to about $236 psf of potential gross floor area, inclusive of an estimated $84 million development charge and a $19.5 million sum (estimated last year but not confirmed by the authorities) for upgrading the site's lease from a then remaining term of 79 years to a fresh 99-year term.

Seasoned developer no need to do that. Only the newbies or small ones do that. I remembered lippo ever put a big banner "thanks be to god" or something like that... Irked some people...

Anyway I was disappointed with Kheng Leong. My written appeal for the gas hobs to be retained in the studio (as per original representation by developer) was rejected. Sigh. They are proceeding with the change to electric hobs. My folks were used to gas hobs all their lives. So change at their age is not an easy process. :(

may be good news for you since gas price has increase especially for the tank type. not sure if the PUB gas type has increased.

Since the developer has sold of everything, the subsale market is now deciding the prices of the units.
Electric hob has pros & cons:

how far is it to walk to MRT and would it be covered walkway? thanksSerangoon MRT will be nearer and its about 600m. If you cut through the landed estate, it should take you about 6 to 8 mins. Otherwise if you take the huge round by the road pavement, it may take about 8 to 10 mins. Estimate only. Diff people has diff speed. You should go and try it out at your own speed. :cheers1:

Thanks all for your comments regarding the advantages of an electric hob vs a gas fired hob. Agree that electric is definitely safer for old folks, though my mom will have to stop using the earthen clay pots which she loves as well as the corelle/vision pots, and no longer can have a feisty wok-hei in her stir fry stuffs. But it is not an insurmountable issue.
For Planter decking and bay window top, there are adverts in Straits Times classifieds from time to time. Also any contractor will be able to furnish a quote. How exp or how cheap will also depend on the type of wood used. Planter decking would be good to get those that are weather resistant.

the carpark has 2 levels ?
and for the pic no 6 and no 11, are there metal grills permanently placed at aircon areas ?
I think there are 2 levels of carpark under the main pool and badminton dome and 1 level of carpark under the lily ponds as it is sunken.
The vertical grills will appear at all outside facing a/c ledges as seen in the building model of the showflat. This is to make the building appear nicer without the compressors being seen.

There is some kind of power socket at the balcony, not too sure about water point.

Enclose the whole area with smartwindows and can have an outdoor dining area. Haha.... If the kitchen top includes a sink would be better.... For this to happen, will need a water point and a water outlet. Hmm...

Where the inspiration all began... things often pop up when one is not even searching for them. :) Glad all of you found this concept useful. Actually I intend to replicate this concept (albeit on a smaller scale) on the Minton balcony. Haven't discussed this with my mom though. Hope she will like it.
I am interested to get a 2BR unit only at this project, needs advice from the forum which stacks of the 2BR are recommended, if they are difference i.e facing.

I'm seriously thinking about removing the bomb shelter door, convert it into a built in wardrobe for my parents, and creating a ramp at the entrance. Otherwise the steps at the bomb shelter and the heavy door is absolutely NOT elderly friendly. Sigh. Plus the door swings outwards, still need clearance for the door to swing out.
Layout is absolutely critical. I've seen 600sqft floorplans supporting 2 bedrooms and 2 bathrooms, plus a balcony. But for Minton's case, the 700sqft studio is really good for 1 bedroom and not more. :(
My ID's advice is to remove bomb shelter door, convert the living room into the 2nd bedroom, and combine the living room with the dining room by building a row of cushioned seating lengthwise against the bomb shelter wall. I am still mulling over that piece of design advice.

Just convert both living and bed room to double storey with platform.

My ID quite jittery abt removing the door too. Asking me to sign indemnity. I'm still thinking abt it. Otherwise, the HS is a true storeroom. Gotta find somewhere else to build wardrobes for my mom and dad.

As Minton is approaching TOP, I become more aware of the junk (or treasures depending on point of view) which my parents have accumulated over the past 40 years in their current 1400sqft flat, and how to compress it into half for them. Sigh. On top of that still got to start them on change mgmt, how to use dryer instead of bamboo sticks, how to use an induction hob and switch to metal pots, and no more airing of pillow cases and comforters.
Convert the planter into extra storage space for all the junks. :D

a dome without any pillar to support in the middle is an architectural feat for a condominium. need more time to get the architect to calculate the horizontal beam supports maybe.

That explains it. I didn't know Kheng Leong is into ECs. Their strategy mostly through enbloc sales and building PCs. But, with enbloc dead, guess must change tact liao...

Based on post #2842 on this thread, I think there is a water tap, but so far hadn't seen any electrical outlet.
Water is more problematic. Electrical can tap from the balcony light source.

That's what I heard from my ID. But my lawyer is super bo-chap type. Draw down by developer never even inform. Every time I only got to know through the bank. Sigh.

the spacing was quite visible the a year plus ago when the structures up to the first few floors was up. and surprisingly, the take up then was still pretty slow.

For such wooden plank, how are you going to handle the hole below? Will water go through the plank ? I'm worry about dirty and dust collect below and will be a huge headache to clean it

1,238 sqft is a 2 BR ground floor unit with PES. It could have been bought during launch and caveat only lodged now. Three bedders are going at subsale for around 1,000 psf or higher already.
You are not going to find many subsale units for Minton in the next one year before TOP. Minton was launched around June 2010. The 3-year SSD was implemented from 30 Aug 2010 and the 4-year SSD from 13 Jan 2011.
Kovan regency's $1,200-$1,300 psf gave them a lift.

Generally low floors more prone to litter from upper floors.. Maybe owner bought with intention to sub sale later. PSF seems lower for ground floors due to PES. Low floors also noisier esp those near e pools but are more popular with expats w young kids..

PES units needs to be raised slightly to increase the privacy for the dwellers inside.
Saw my friend's ground floor pes unit in katong. Its nice and spacious. There are no bay windows in the rooms, is it the same in minton?

Thanks for sharing man. That's quite a handful of developments out there.....this does make ground floor units very attractive now. But if they have shelter, then the rubbish like diapers will end up there...so 2nd level units will have extra view on top of pool view.

Oh you are right, I just noticed that too..oh no I'm staying at 10c and I thought that I can at least see the side view from the balcony since the front view already obscured by the super near opposite blk.. Very sian. And to think we paid so much for this new stack.

There's a ground floor patio unit for sale and my cousin thinking of getting it. He has followed the pictures that were put up here (esp those by Azeoprop) and he likes the big patios. It does seem the ground floor unit has got higher ceiling that the rest too?
There seems to be a brick wall separating the ground floor unit from the public walkway. Never really studied until i relooked at the pictures. Probably helps with the privacy.

Oh my god azeo, its either ur phototaking skills have upped a few notches or ur lens are great or both :-) as the picts r so darn well taken! Thank u soooo much for ur kind updates, n also zooming into the patio units as my cousin is seriously negotiating with a seller, hope the seller doesnt withdraw after seeing up close how spacious the ground floor units are!
What camera are you using? It's so sharp even at long range.

The south facing units above the 8th floor will. Those are mostly 1 and 2 beds if i remember correctly.
The main pool structure is done. Soon the bridge and clubhouse will be formed.

oh, The view is quite nice and mostly for 1 and 2 bedder is surprising.

It is one of the last few projects that you are going to see big size units, if you exclude those prime projects that charge an arm and a leg.

Lucky you, nowadays projects are downsizing while prices increasing, now it's the norm.
Overcrowding always have competition when selling/rent but the size is very lucrative!

Those units will have the more busy lor ah soo road in front of it.
Stack 56 might have some parts of the same view, but away from Lor Ah Soo. These are the 2+S, 1,109 sqft units.
Anyway, Lor Ah Soo is not as busy as Upp Paya Lebar or Upp Serangoon Roads. It is a Cat 3 road, I think...

ya, i am a ground floor buyer but I never touch ground floor unit in a high rise.

Saw it in the property guru....2 rm for sale...go there sales staff says is return unit.....so I take back my cheque for 8 courtyard...and buy tis one
