Geyland new era at 1000psf. Major banks wont lend for this address.
why on earth would i want to buy a unit for my family to live in geylang??? unless i want a piece of action and sleaze anytime i feel like it.
i believe this is gonna be a failure. even the name sounds cheesy....
buyers would probably look to rent out to FTs, pseudo-students-cum-streetwalkers, etc and these guys would probably turn a nice unit into a slimepit before i can finish say 'C-A-S-A A-E-R-A-T-A"
Actually the layout for the 1 bedders are quite good with maximum usable space, no stupid planters. :)

Assuming no problem with bank loan, is it worth to buy? For SGD1,000 per sq ft, I probably won't. If less than SGD800 per sq ft, I might consider. Rental at the area is quite easy I was told.

Low absolute amount is the selling point - I think certain areas have now specialised in such shoebox units to sell to those with a low budget but want to stay or invest in private property. $300+k to $400+k can only find in Geylang and Telok Kurau. I believe other places might follow suit in the future.

i guess having lived in the states for so long, you probably have a very different outlook of geylang. however the fact of the matter is most local buyers and banks frown upon the place and buyers will have difficulty taking a loan if purchasing from direct owner apart from developer. I would say lor 40 is a safer lorong compared to lor 26, which is right smack in the heart of decades of filthy trade.

if u bot those apts without facilities at 5xx-6xxpsf...almost zero downside risk but also almost zero upside potential. prices have been stagnant for many yrs.
however, Waterina is the best performer located at geylang lor 40

I bought my apartment there for 374.4 psf back in 2007 and it is now going for just under 600 psf ~ 60% capital appreciation... Not bad for a 'prostitute infested area'.
Not to mention the fact that i have a rental yield of 7% and no end of professionals / families wanting to rent.
The reality of the matter is, for people who have a family, living in 1000 sq ft in town at 4 - 5 K is just not an option.
Lets also remember that Geylang really isn't that far from town taking Guilimard road - Nichol highway.
Im trying to buy more in the area but the prices are just unreachable now :mad:

Everybody views Geylang as a "no no" for property investment for a long time. So essentially, this has already been factored in the prices for that area.
Inflation is rising and Singapore is changing. If "proud owner" invest in that area, he may emerge as a big winner one day. Never say never because you never know. The only question is when will that one day come. If he have the patience and the muscles, I can confidently say he will be a big winner in terms of ROI.
Just remember this:
- Those who mocked at The-Sail heros 6 years ago are banging their heads now.
- Those who laughed at City-Square-Residences believers 4 years ago are crying now.
- Those who doubted Double-Bay-Residences buyers 1 year ago have been silenced.

Actually it has facilities small but nice and modern.
Yes i agree some people will go for the HDB option but some prefer the condo option, i guess its also due to the fact that the condo is next to the mrt.

I thought we are talking about Geylang the location - not specific developments in Geylang? If we talk about specific development, then we need to bring in a lot of factors for consideration.
If she buy a Geylang apartment hoping for instant reward, I think she may have made the wrong move. My advice to her: Wait for the "change" with patience and muscles.

Paisei! I'm not too familiar with specific development. I was talking about Geylang location - the bigger picture. I will go check out the development and others.
personally, geylang forever red light....especially with 2 IRs....we nid a red light district...if not free lancers will sprout out everywhr...and to move this red light district away is not easy...shift to whr u tell me? shift to anywhr...the residents there will complain like no tmr. RIOTS may even happen. since the sleeze is oredi there...just contained it and make sure it dun spread further to kallang, paya lebar or dakota and tat wat the govt is trying to do. U see Joo chiat...reduced to 50m...but aso duno when den can completely get rid of it.

2) Joo Chiat
3) Duxton
4) Orchard
5) China Town
6) Baelistier (sp?)
7) I hear Kovan is up and coming...
And i know for a fact there are a lot more places.... Anyway, pros will be here regardless of legal or illegal places, whats important is Geylangs inherent value as a land parcel in the central region... Will the government really just let that valuable area rot while the mass market stabilizes at 1000psdf?

ppl have been arguing abt this for donkey yrs...since u bot ur alcove below 400psf..u got nothing to worry. u only goto worry abt ur tenants profile only...jus take note some tenants will use ur premises for illegal activites.
best is to only take in family with kids as ur tenant

Keen in Geylang? Look at Evergreen View @ Lor 36 in a quiet cul-de-sac by the canal (long kang) and park... above Lor 30 some banks lend.

Low absolute amount is the selling point - I think certain areas have now specialised in such shoebox units to sell to those with a low budget but want to stay or invest in private property. $300+k to $400+k can only find in Geylang and Telok Kurau. I believe other places might follow suit in the future.
That's a cheap shot Wild Falcon. You can easily find a $400K one bedder any where and not just limited to Geylang and TK. If you could recall, the mickey house units were flying off the shleves in many areas last year.

Of course there are other areas with MMs <$500k other than Geylang and TK, e.g. Balestier, Siglap, Changi etc. It's not a cheap shot but just sharing where the lowest absolute priced apartments are - the fact is you can find MM at $400k+ in Geylang and TK. I recall, before I made that statement, I went propertyguru and filter "properties less than $500k" and I remember the first 20 on the list is "The Cotz" and "Casa Aerata" - I am NOT saying this without basis. No need to call names lah.
