Weird name for a condo, anybody knows how much will the average launch price be?

er..not that I like the sound but it means something like a fjord, you know like Milford Sound if you been to New Zealand.

It's time to sell your properties .... This is the sign. Property developers have run out of names. How many Singaporeans have heard of the word "fjord", let alone the word "sound" can mean "fjord"!
I think for this project, FEO is selling its finishing....heard that it's top-class finishing, comparable to CYAN. What I don't like about it, other than the pricing, is that it's a multi-storey car park and not underground.
think it's steep even if the finishings are of top quality. on a side note, i often hear rumors that FEO's finishing is of mediocre quality. is there any truth to it?

The Sound will be launching from 1350 psf to about 1400+psf for non-poolview units according to Far East agent. The car park is on first floor, not underground, which means units start from 2nd storey for most blocks. The other car park lots will be all around the estate. They are not even launching the pool-view units. Agent said FEO keeping them for 2nd launch, with the expected pricing of $1600psf. Does this mean FEO is expecting market to rise further? :scared-5:
No wonder they named it "The Sound", to make us think this is a "sound" investment at $1400psf?

A lot of projects under construction in D15 are not sold out. Many are not even 50% sold and shd TOP in a year or two. just wondering when the circus will end. And still got 2 more launches coming up soon - "The Sound" and "Jewel of the East"? and both going to be 1400psf? All getting inspiration from Siglap V mickey mouse units pricing :) So much supply coming onstream in an already very dense and crowded environment. :doh:

agree...FEO continue to set benchmarked price and a lot of projects are still not fully sold in D15...if this circus goes on...someone will be left to pick up the pieces when the bubble burst...:scared-2:
Sad to say, I doubt the bubble will burst yet.....there's just too much liquidity around. Perhaps the rate of increase in prices will slow down but a bubble burst and as a result, a crash, is highly unlikely.
Highly unlikely for the short term, if i may qualify.

There is no need for comparison with other D15 locations, If you want to compare. Tierra Vue at St.patrick's road @ $1000psf will be considered to be better priced.

581 sq ft is too big for Telok Kurau. No wonder cannot sell. Far East should follow the footsteps of Fragrance and build 300-400sq ft units and keep quantum low - there is a reason why most new launches at Telok Kurau has gone down the doghouse MM route. Once an area has gone down the MM route with low quantum units, it would be very challenging to bring up the size of the units to standard size units. The specuvestors can find cheaper alternatives easily - and many of the low-quantum MM nearby are not even fully sold.

Last i passed by that area, don't seem to have any fjord leh. :doh:

The Sound still sounds the worst amongst all those you had listed leh.
Btw, Summit goes all the way to the top, should be higher than most on lucky heights.

No vested interest but It is expensive pricing. It not about affordability, it just that area is not at that kind of price and FEO just upped it...with THE SOUND.
I believe most forumer wont said it a reasonable or attractive pricing...:(

Yeah I agree with you that Grand Duchess is better than Tierra Vue. It's the best development along St Patrick's Road. Sizes in GD range from 13xx to 19xx sqft I think. So yeah, I think the current asking price is about $1400psf on average? Which comes up to be about $1.9m to $2.0m for the smallest unit in GD. What do you think- Affordable? The ERL is going to be opposite the road at the Hawker Centre/ Police Post, so they say. I think it's a good investment, if I had the money haha.

You can't compare GD with the Cape. It's in a different area (though it's the same district). However, the Sound... hmm, all stories I've heard about it haven't been positive. How much is the Sound selling at anyway?
