haha. I likes the greenery it provided. The price was attractive when it was launched in 2010. But i gave it a miss that time as one of my criteria is at least walk-able to MRT. :2cents:

Of course, out of the 3 projects, the other 2 looked nicer. But there is a price to pay for.

I beg to differ, I drove past it the other day, and the main block with the green patch over the block looked wonderful. Very nice from afar.

they're in no hurry because of "hungry ghost" month? that will be truly bad news. :( not everyone buys into the "hungry ghost" month. we can use this "inauspicious" month to renovate our new homes before moving in.

if it were to delay till sept, by the time ready for the big move would be oct! :mad: tsk...tsk...

...actually TOP inspection is tomorrow, but anything can happen, if got issues, you may be right, otherwise, possible by end of the month.

going by hundred trees, bca on may-20, TOP obtained jun-18 though keys not released till july (no idea exact date), so am expecting TH to be ready by aug.

understand from another developer that if TOP obtained but payment/keys are delayed, this is usually due to the developer's lawyers; they are short handed. imagine having to notify hundreds of buyers.

i would expect cdl would want to collect payment earlier rather than later. no?:confused:

I am new to this forum as i recently bought the TH only.
Currently i am on a rental contract and i hope to move in asap as well - same situation as many of you guys.

Anyway, does anybody has some insider info on the TOP ? I called CDL a few times, they just don't want to commit anything.

Nice photos. CDL uses a lot of trees. Maintenance fee hopefully is reasonable.

Hard to access now, back entrance is now locked and there are 3 guards on duty in front, CCTV cameras have been activated, so have to wait for TOP, which hopefully would be soon, (but definitely much earlier than the end 2014....:doh: as speculated by a grounded ship)....from what I heard site inspection by BCA has been confirmed for the coming week.

Foresque - when completed together with Eco Sanctuary will make the whole stretch nice and green as all three have great landscaping incorporated in their development plan.

The landscaping feature self-watering sprinklers tapping on recycled water (0ne of the green features that contributed to the BCA Green Mark Platinum award....so maintenance is cheaper than CDL's other recently TOP development - Hundred Trees.

Usually start next week, some owners will get letter from lawyer. Standard process may take abt 2weeks before u get ur keys. All owners should get keys within 3 months after TOP approved.

Actually this is not the only way for early chances. There are other ways for early chances i.e. if you have connections. Anyway, I think for other general buyers, it is positioned as a only way so as to enable agents to get their cheques.

The process is still quite safe provided that the agent can be trusted. Obviously they would attest to you that they will not submit the cheque without your approval but who really knows. Mistakes happen, for example miscommunication and what not.

Lastly, as human beings, it may be difficult to reject or refuse a quoted price when you have received some service for the ever helpful agents. Moral obligations will be used to entice/pressure you to commit.

Was told of the same indicative pricing. But the actual preview pricing is the one that matters. How would you reject a price that is signicantly lower than was communicated to you earlier? Say $600 psf and above. With this kind of pricing, you cannot reject the offer politely without appearing to be cheapo or a time waster. That's the tactic used. Don't be too friendly to the agents when some of them are out to cheat. Have to say some as there are indeed some bad agents lurking around. Be careful.

Hi guys, I hv been following these threads for many months. It's been 2 weeks since TOP yet I hv not heard from my lawyer about making payment n key collection. So I wrote an email to the Estate Manager for Tree House Ms Susan Lee at [email protected] on Friday. Hope to receive her reply soon. If you write to her, please quote your unit number. All the best to Treehouse owners!

Definitely much better than Hundred Trees....except for ongoing construction currently......which Hundred trees would be facing soon when New West starts construction... seriously you would need to raise your volume to speak at the Hundred Tree poolside...

Observation based on a visit to a friend's unit, the forested area at Zhenghua park did a good job cutting down the noise, unlike the HDB block 211 where I rented a while back, which get full blast due to thinned out greens because of the road intersection...the pool area is nice and markedly quitter than Hundred Tree, also by the same developer.

Haha, 3k is for 2bedder, my friend rented out after 1st viewing within days of advertising.

Even then investors paid only about 800 per sq ft......EC price.....already gain minimally 25% even if sold at 1k psf ......MTB red eye is it?

Regardless of what is being said about the rental, original owners should be happy even if rental is only 3k plus for 3 bedder, as they have already enjoyed capital gain, very few would look at today's market for investment regardless of location in Sg currently anyway. So not to worry too much for us AMK.

Very nice looking condo when I drive past, esp at night.

On rental, unlike places near MRT station, I think this place will not fetch very high rentals. Only tenants who drive will consider and people who appreciate the surrounding nature, which means you have a limited pool. But like someone earlier has mentioned, the capital cost is also much lower than those condos near MRT stations, so from a yield perspective, it is not too bad. Not forgetting owners would have made capital gains by now - so investors are doing ok too.

Interior would depends on owners's budget for ID, basically Foresque Raw interior is not going to be much different in terms of look, but I doubt owners would openly post their interior for privacy reason, unless in closed groups...one way is to make appt with agent to get a real look if you can afford time to kaypoh a bit and post here.

sounds like the traffic noise is more than noticeable... hopefully less so for the units facing away from the BKE

as my unit is looking into Tree House's pool, likely i wont have any issues with the future condo's construction to the south of Foresque...can;t say the same for those in Blk 101 103 n 105...

My master bedroom facing the express way..dun know can sleep a not with my windows open as I prefer natural wind than air conditioner ...watching tv dun know have to switch the volume up to max...bro dan thanks for all the beautiful photo u had taken and posted here..

At TH the glass panels on the windows and sliding doors are thick and bock off the sound very effectively, I would expect FR to have similar or even better glass. Noise tapers down at night, so still possible to sleep with windows open I guess, just that it starts again early in the morning....but the wind here is cool and can gets very breezy, perhaps its this part of the year, so far with windows open, hardly need aircon and even fan especially at night....also as mentioned...mosquitoes population seemed under control....so when FR is completed, if both development has coordiantion on fogging, there will be even better effective control.

I seriously doubt you would want to open the bedroom windows to sleep as BKE can be fairly noisy especially those annoying motorbikes with noisy exhaust. But if you're on the higher floors, it's still ok to close window and on the ceiling fans as it can be fairly cooling at night. Perhaps you can install roller blinds instead of curtains as they may be more effective in blocking the noises. Just a suggestion. ;)

Hi Esso99, 3 bedder's maintenance is around $380 inclusive of GST. 4 bedder is around $500 all in. But this does not include sinking funds that would be set up usually after the management committee is formed. Cheers.

......as far as I know, when I meet up with my buddy there for a drink at the pool, there are lights in most units, think the figure for units available are inflated due to multiple listing.....transport is not an issue as TH has shuttle service to CCK Mrt....and are served by service 966 and 700 which take you to Toa Payoh and Orchard respectively within 30 mins unless during peak hours....peak hour traffic affect practically every corner of Spore not just in this area....when DTL is ready possibly the Shuttle will ply there which will increase the frequency and there should be new public bus services to serve residence here to connect to the new MRT station.....it not a matter of resident not raising an issue...everything boils down to economy of scale...when teh area developed it will be more viable for more bus services to ply the route.

Additionally Bt Panjang Plaza is undergoing extension and the new integrated development will add on to the shopping options when completed within close proximity of a couple of bus stop.

Singapore is just a small country, no matter where you are it won'y take you more than an hour to get to most places....which explain why psf has gone up faster outside the central region.

is this a joke? have you seen the $psf for condo unit at town area like tiong bahru, alexandra road, river valley, etc?



Singapore is just a small country, no matter where you are it won'y take you more than an hour to get to most places....which explain why psf has gone up faster outside the central region.

......as far as I know, when I meet up with my buddy there for a drink at the pool, there are lights in most units, think the figure for units available are inflated due to multiple listing.....transport is not an issue as TH has shuttle service to CCK Mrt....and are served by service 966 and 700 which take you to Toa Payoh and Orchard respectively within 30 mins unless during peak hours....peak hour traffic affect practically every corner of Spore not just in this area....when DTL is ready possibly the Shuttle will ply there which will increase the frequency and there should be new public bus services to serve residence here to connect to the new MRT station.....it not a matter of resident not raising an issue...everything boils down to economy of scale...when teh area developed it will be more viable for more bus services to ply the route.

Additionally Bt Panjang Plaza is undergoing extension and the new integrated development will add on to the shopping options when completed within close proximity of a couple of bus stop.

Price had already dropped, is dropping as we speak and will continue dropping. In fact, there are many owners/investors willing to just sell their units desperately before their losses get even worse.

Property investment is a long term one, i think, and to dispose of our property just cos of the recent cooling measures and worrying about not being able to sell in the next few years, will be completely regrettable. In an island that has limited land space, and land sale prices are definitely getting higher each year with a higher population, properties launched by developers will likely to become pricer.

I assume "long term" in your response refers to within our lifetime. If so, there's only one direction the prices are going - down south. Prices are getting lower, not higher and let's not forget developer is adding all kinds of special "goodies" to entice people to buy.

And there is no new foreseeable engine of growth. Electronics going away. Biotechnology is a failure. Pretty epic one too with "free" education down the drain - apparently PhD prefer to walk naked on the streets. The casinos ain't bringing in enough dough.

Alright, enough said. Let us not kid ourselves with castles in the air.

.....Property prices goes through cycles.... the way you descrbe it, the downward trend is gonna be worse than the last one with all the economic catastrophes.....are more such dooms comingagain in waves? Less FTs? Less Does not mean negative? Population shrinking?Hmmm I thought we are projecting 6M population......Young ones migrating? Looks like the dust is finally settled here in Tree House Condo. No more unnecessarily fiery exchanges so thank God!

I just want to share that as an owner who has moved in here since December, 2013, my family is enjoying the peace and serenity in here. Neighbours are generally friendly or at least not intrusive. Although the construction noises from opposite Eco Sanctuary can be somewhat annoying on weekdays, but on weekends and public holidays it is a real bliss. Let's look forward to their TOP in 2016!
