FYI lvl 09,08 is more exp than lvl 13. If you know how Allgreen tactic works, that is quite self explanatory.. as for stamp duty absorption, the ura caveat price should be before the price stamp duty discount

Sorry 515k is already sold out and the next higher floor might not be this unit and the last time I check for my friend who wanted to buy left lowest floor is at level 22 therefore price is a bit higher

As confirm I had written to the developer that as long they kept below the noise level for the whole day set by NEA and BCA is considered passed.

Of course, for any new construction project they need to ensure approval granted by the authority before they are allow to build, that is why one of the key factors that they proposed this project as a green mark building during the early proposed submittion to design & build new project.

Hmmmm are U interested to buy an unit here? From what I know from level 17-21 is the unrelease units hold by the developer and only interested buyer with cheque could try and submit therefore that is why some get through while some never get through, the agent are holding the buyer's cheque till the developer agree to sell. :violins: Unless you keen in 3 bedder there are still a number of units for these level. look like nowadays trend is smaller unit for easy maintain and investment. :expert:

You may like to read some of the past comments that member used to posted back in 2008 and earlier, where i can see ppls saying property price beyond $1k/psf D14 and etc is not possible and worst there are members back then saying how will there possible be an MRT line along the coast unless the train float through and etc, but true enough Eastern Region Line were eventually announced. :blueball:If you had friend working in the URA Land planning team, they might had shared with you something.

There are many options for R38, no car then bike, no bike than bicycle, no bicycle then hitch, no hitch then walk, or open your own 7-11 or cafe ... sure very good biz in St Michael area

Yeah, St Michael is a very quiet and peaceful environment (unless facing the expressway). I personally love it a lot whenever i visit a nearby spiritual worshipping ground, and could sit there for the entire afternoon till eve.
In view of the low quantum, really good for own stay if driving, otherwise the walk to nearest amenities and transport could be quite a chore.
The distance to the bus stop outside St Michael's Place is 500m. A slow walk would be 7 to 8 minutes.
Distance to Potong Pasir MRT station walking along the Kallang River and through Moonstone area is 900m. A slow walk would be 12 to 13 minutes.
Some people don't mind or even enjoy walking. Some people don't. So, just present the figures and let people decide for themselves.
For people who take public transportation, the shuttle bus service to Boon Keng station upon T.O.P. should be helpful.
If we drive, then, no issues.
For a city fringe location with 800+ years of remaining lease, price of $1.1k to $1.3k psf is a pretty good deal (especially if we realise that projects like Airstream, Vetro, City Regency etc are asking for higher prices; projects across the CTE in Balestier, not anywhere nearer to a MRT station than St. Michael's, have breached $1.8k psf).
I feel that when Riviera 38 is completed together with its sister project RiverBay, owners of neighbouring smaller projects would have a hard time re-selling their units.
Finally, something that I think about is wealth preservation. When I pass on from this world, I would leave assets for my next generation and 999 years lease or FH real estate are preferred over those with 99 years leases.

All said, I believe that with the current state of the market, Riviera 38 is not a bad proposition at all. If what we can afford is $800k to $900k for a 2 bedder (750 to 900 sq ft) and we are looking for FH and close to the city, this is as good as it gets. 2 bedder (742 sq ft), level 24, $861k is still available.
If we can afford $1.5m to $2m for something similar, we won't be looking at Riviera 38... :cool:

Yeah, St Michael is a very quiet and peaceful environment (unless facing the expressway). I personally love it a lot whenever i visit a nearby spiritual worshipping ground, and could sit there for the entire afternoon till eve.
In view of the low quantum, really good for own stay if driving, otherwise the walk to nearest amenities and transport could be quite a chore.

The distance to the bus stop outside St Michael's Place is 500m. A slow walk would be 7 to 8 minutes.
Distance to Potong Pasir MRT station walking along the Kallang River and through Moonstone area is 900m. A slow walk would be 12 to 13 minutes.
Some people don't mind or even enjoy walking. Some people don't. So, just present the figures and let people decide for themselves.
For people who take public transportation, the shuttle bus service to Boon Keng station upon T.O.P. should be helpful.
If we drive, then, no issues.

For a city fringe location with 800+ years of remaining lease, price of $1.1k to $1.3k psf is a pretty good deal (especially if we realise that projects like Airstream, Vetro, City Regency etc are asking for higher prices; projects across the CTE in Balestier, not anywhere nearer to a MRT station than St. Michael's, have breached $1.8k psf).
I feel that when Riviera 38 is completed together with its sister project RiverBay, owners of neighbouring smaller projects would have a hard time re-selling their units.
Finally, something that I think about is wealth preservation. When I pass on from this world, I would leave assets for my next generation and 999 years lease or FH real estate are preferred over those with 99 years leases.

realistically speaking, why would anyone want to buy properties that is so close to the expressway.. the pollution and noise is overbearing. My gf place is near to a busy busstop and the noise is overwhelming...can even hear the noise with windows closed.
To me, even R38 is too near to the expressway but luckily the 3 bedders are not so close to the expressway. can imagine the honking during morning peak hours.

HDB estates with so many blocks are usually also serviced by just a 1 lane 2-way road. I guess the st micheal condo estate car population is still less dense compared to HDB, so should probably be fine :cool:. Esp. considering the ratio of non-driving expats staying there.

no sure yet the showroom is ready . just havent launch . 147 unit project . i think the price will be slightly lower then 8 riversuite because the piece of land they bought very cheap . :scared-1:
