for own stay, the best development in that area is botannia due to its land size, beautiful landscaping and away from highway. plus still within 1km from nan hua.

Once 100 Trees landscape is in, psf should increase further. A 786 sqft unit is is close to $1300 psf now.

US economy seems to be in recovering mode. EU seems to be in $ printing mode. 2H 2012 should be good for properties although in terms of sales units it may not be outstanding compare to 1H 2012.

Recall my thread on JB property, more units are sold to Singaporeans over the past 2 weeks and the developer upped the price by another $20k RM. Now project is almost sold out.

Wish all property owners here huat for 2012, and beyond.

I hope not. The basement, common facilities and interior are not done yet. After the inspections etc should drag until around Jan/Feb 2013 TOP (in my view). CDL has better take its time to finish up and deliver a quality project. My weekend home anyway, no hurry.

property owner can only gain if they sell or be landlord. the tailend buyer will be the one who are going to pay for it. So, buy now before its too late..:D

You are right. With the SSD, ABSD, stamp duty, agent commission... it is very hard to cash out. All these profit are on paper only.

Contactors are installing concrete+wire fence plus some landscaping already. Guard house and club house are also under construction. Looks like it will be ready by end of this year and TOP in Q1 2013. Ground floor units seems to have slightly higher ceiling of approx 20cm compared to units above.

By right should be around this time if it is a normal enbloc. I still see business as usual for some of the shops there as of last week. Probably the shops are given more time to look for alternative premises as a condition for the enbloc. I suppose it is reasonable to estimate end of this year, which is good as it is bonus time. At just over $800+ psf of acquisition cost and with higher construction costs, the launch price will not be cheap, perhaps around $1400 psf for MM 2 bedders.

Think the Nan Hua effect is losing it's touch (similarly for other devt near popular schools)... Even under p2B and within 1km, chances of getting in are really really low.

Caveat has indicated $1300+ psf for 2+1 bedder already. There is still some room to increase early next year when it TOPs.

Oxley is smart to hold back launch of new condo at the site of Hong Leong garden shopping mall. Pent-up demand for condos in the area and just announced near cut-off supply of future MMs are very good news for Oxley. Below is a glimpse of the nice old development before it is gone for good:

Is Oxley not affected by the government's latest announcement on MMs since they are famous for building MMs? It seems quite unlikely that they will launch the site before Nov 2011 which is less than 2 months away.

It would also be interesting to see how much further the psf in this area can be pushed to...

I would expect many developer rushing to submit their plans for approval before the deadline. I'm not sure if bigger units can really sell well given the higher quantum. Developers will definitely have to cut costs somewhere.

there is nothing really spectacular about the mempat tree. There are many of these trees along AYE near HT. it only look nice when its blooming, if not, the tree is actually quite empty.

The trees add to the greenery. Many condos and apartment lack greenery nowadays. I saw some mempat trees 5-6 storey tall and the crown can be quite big. I'm not sure if it is a good idea to have 100 of them in such a small space. 10 years later when they mature we will see.

Not much supplies there, particularly FH/999LH, not much choices left. Better get used to the road noise in Singapore because vehicle population is increasing and road network is expanding/roads are widening. Need to bear with constructions next door for two years+ though.

I think Botannia will be a good one offered by Ringo33; I have visited and surveyed the place recently. It is not really in-accessible, as it has already exchanged for the tranquility and peace compared to the neighbour Infiniti. I am just wondering what kind of development would the land beside the canal be in few years time.

A glimpse in the URA plan shows it is for residential development though.

Trilinq nearby is launching soon. It should boost west coast property prices. It will be hottest condo launch in the west before the Jurong East MRT condo. Prob I need to revise HT price upwards by another $50-100 psf in the next few months, on top of the additional $100 psf from current psf for the HT when it TOPs.

I am expecting that site to hit around 1500-1600psf due to its proximity to JLD, Nan Hua, hawker center, market, as well as its commercial element. HT being next to it will get the full on impact, but it will still only appeal to people who doesnt mind the traffic noise from AYE.

The TOP progress update on CDL website shows the completion at only 77%. Seems that it is unlikely TOP will be Q12013? :beats-me-man:

The MRT map shows a split along the vertical line below Toh Tuck Ave and Boon Lay Way T-junction, which means just before this split it must be the West Coast interchange station. Extrapolating horizontally from this vertical locus to the Clementi MRT is about 1 km, which is a good distance between stations. This West Coast station could be underneath the AYE expressway with exits to Faber Drive and West Coast Way.

So the entire stretch of housing there are very likely to huat.

the west coast station could actually be located next to Monterrey Park condo next to JAS Ayer Rajah Sport complex. I dont think it is viable for have mrt station along expressway. too inconvenient for pick up and drop off.

I tried to align from Clementi MRT. Tt is my conclusion. Saw from skyscrapercity tt it might b further south near to e canal. The ideal location is e Ayer Rajah food centre grass patch.

Distant from ayer rajar food center to Clementi is only around 800m so most unlikely for them to have another station just 800m away. looking at the alignment, the clementi station should be located at the old clementi temporary bus interchange, and the tunnel should run under the school and through those landed properties. I would presume that will be the easiest route to avoid foundation pillars

I think so too. it will serve people working at pandan loop, residents at pandan garden, as well as resident living around the west coast private estates.

It is not necessary. there is plenty of land there. there is also an industrial zone at the other side of west coast high way. that zone can be re-zoned.

I am pretty sure that there is going to be a station within 500 m of HT.

The MRT map shows a split along the vertical line below Toh Tuck Ave and Boon Lay Way T-junction, which means just before this split it must be the West Coast interchange station. Extrapolating horizontally from this vertical locus to the Clementi MRT is about 1 km, which is a good distance between stations. This West Coast station could be underneath the AYE expressway with exits to Faber Drive and West Coast Way.

So the entire stretch of housing there are very likely to huat.

I think its looking most unlikely now. People living at HT will better off walking to Clementi as it will be nearer.

dont need soil testing lah. Both West Coast Way and the section of the West Coast Road are single lane minor road where there are no bus services going in and out the place.

So it will be pointless to have a MRT station located in a place that is not accessible by bus and have no place for pick up and drop off.

Yes. Because of the three launches: Trilinq (current), Newest (in 1-2 months), and Jurong East MRT condo (within next few months). And a good schools, shops and market and very future CIL/JRL MRT between 2025-2030. Just 5 min drive is the expanding Jurong Lake District (current), and going further down you have Tuas which will experience boom due to relocation of factories and marine industry to this area (2020-2030). This area is the neck between west and CBD, and will be an important area.

Check my earlier projections, mostly correct except for the interest rate going up in 2012 follow by market correction - but that one was off due to crazy QEs by so many central banks.

More recently I recommended Iskandar middle of last year (and kenna whacked by forumers here) but I was right (check out http://www.businesstimes.com.sg/specials/bt-supplements/riding-wave-growth-20130321). And about inflation shooting up early this year (http://www.todayonline.com/singapore/spores-inflation-feb-2013-49-year) too when the government was assuring inflation would come down around end of last year (check my earlier thoughts on inflation after CNY).

I'm not an agent by the way, just that I have two properties in the west and sharing info.

Quite tedious actually because I was tied down by works in Singapore.

For location at Nusajaya:

Renovation cost is about half the price in Singapore but due to the size of the landed house they will still come up to about 1/4 of the price of the house e.g. a $800k RM house will need $200k RM to reach showroom standard.

Beware of handing the entire house to unknown contractors as they might hack some areas and run off with your deposit (this is very common!), so I'm handing myself. Furniture-wise you can get from many shops at Bukit Indah, Nusa Bestari and Perling.

Nusajaya is experiencing such a boom that the good contractors are hard to find, which is also due to shortage of skilled labour. Those previously good ones may change their attitude and carrot you (I can sense that now), so it is good to shop around. It would be better if you see your neighbours renovate and get their contacts if you are happy with their workmanship. But if you need them I can advise you e.g. grill, curtain, lights, fans, air-cons, electrical etc later.

Don't go too far north to shop even though they are cheaper as it gets more dangerous.

U are right. Recently the lease of both my Pasir panjang and south buona vista condos came up for renewal. The number of active viewings doubled (even on weekdays) as compared to the last round, and there were a few cheques submitted for my consideration. Rental is on the uptrend in this area. Tonnes of interest from the international banks ard mapletree business city, science park, NUH/duke and even fusionopolis and biopolis area. One was even a gallery owner from the gilman barracks, and one working for lucasfilm studio at rochestor. The level of business activity in that area is certainly coming up, and there is a lack of good sized condos that cater to the expatriate community.

That area is full of potential. :) it's good to hold for the long term.

S$150k is $375k RM. It will be top of the line renovation with consumer items added for 3,500 sqft. I will collect more renovation cards and ideas along the way, then pass to you the better ones around this May. Cheers.

CDL webpage only update once per quarter. However, my guess is also a follow up inspection.

Drove past HT this evening. Not many workers working there already. A few units lights were on with workers doing some finishing touch-ups.

I'm going to do a bit of reno (lights and curtains) then move in by end of this month. Others like grills and exotic reno next time. Reason is I have rented out the HDB so I need house fast :p

I use a main con, no direct contact with lighting con. But he's quite good, even bring me to JB checking out the teak furniture there.

Hi...let me break to the following:

1. Goto local bank.
2. Ask for transfer your name or wife name (either of you) to hold 100% of HDB flat. MOP has to be fulfilled.
3. local bank will advise you to sign S&P drafted by lawyer
4. Then within 2 weeks, you need transfer 20% but most importantly the first 5% to trigger the deal.
5. Next, either you or your wife will assume 50% outstanding loan and tak over the remaining loan amount.
6. Being said that, that amount is actually pocketed by either of you who is the seller.

HDB require ownership by family- husband+wife, or parent + child...
Don't think it's possible.

HDB cant have single Owner if in the 1st place it was already registered as ownership under Husband & Wife.

The only way to transfer a name out is if the Couple divorce each other and the party taking over the house MUST fulfil the requirements to Own the HDB flat.

Common facilities v nice & lush greenery though trees not fully grown yet. I was busy checking defects with the contractor, did not take photo. Sad to say a lot of defects. :(

Major one for me: flooring not even in the living; walls are using dry wall, I.e partition that sounds hollow when you knock & noticeable cracks at joints; crack on the bathtub. Anyway, blue tape everywhere. Contractor reassured me this is not too bad comparing to other projects. ?

Some defects that should be done rectified in a day once the materials are in (I think they will stand-by some materials).

(1) Cracks at the partition walls and false ceilings (quite "major")
(2) Scratches/chips on a few tiles and laminates
(3) Grout between tiles not smoothly applied or discolored
(4) A few tiles in bathroom different shades of cream

Likely those who receive their keys in mid-Aug will have a long wait for defects to be recitified since materials will have to be re-ordered and earlier batches are undergoing rectifications.

My major disappointments are the use of partition wall to cut cost and expensive maintenance. Other than these, I'm satisfied with the quality and landscaping. There are some pleasant surprises e.g. very nice tiles that almost match the compressed marble quality, the study room that is actually large enough to just accommodate a single bed and high ceiling (3.3m?) for my patio unit.

for lighting you might want to consider using those ultra thin LED down light, that way you can reduce the thickness of the false ceiling and make the place look more spacious

Yes, all internal partitions. Noise level is mostly cut out with windows n doors closed.

I remember pmet.. bought a corner end patio unit during launch but sold it only after few months..

False ceiling at entrance of house, kitchen, toilets, corridor to rooms, entrance of master room. Living room and bedrooms are true ceiling.

But the master and living/dining are dimmable switches. The rest are normal switches. So it is rather complicated for lighting.

I'm not too sure. Based on my intensive research on LEDs, it is better not to have dimmable electronics. My JB house is on full LEDs by the way, but I hesitate to install if the HT switches are designed to be dimmable, because I think LEDs technology still has quite a long way to go. The driver usually dies after 2 years and it is not easy to pull the recessed LEDs out of false ceiling. Maintenance wise CFL is the way to go.

I have one dimmable from philips which has been running for 3 years now. So far no issue at all.

but like I said, you could either change to the dimmable switch or use a dimmable LED lights.

you should consider LED for downlight as cost range $50-60 per piece.
Less energy consumption less heat.

I cleared my payment on 18th. Then earliest available slot was in the afternoon of 22nd. Took leave for the day. There are available slot after 22nd.

Each time slot is 1:15hr & only from Mon to Fri office hour.

its usually located together with the circuit breaker together, starhub etc. It should also come with LAN router box.
