The reason is because Optima have an underground carpark, thus more effort need to be done in terms of excavating, digging the basement level and the base piling.
For DBR, as it is chiefly Multi-storey carpark, thus less effort needed in terms of piling. Basically just stacking up, one floor on top pf the other.

They have been talking about a shopping centre since long long time ago. Maybe now with NTUC developer, there is higher chance. But don't bet on it.

But don't bet on it.Yes,the middle plot is earmarked to be retail cum residential as confirmed by URA.My take is it may be awhile for the retail mall to be build(2 years at least).Likely they will wait for condos to be build on the vacant plot in fro nt of East Meadow fst and also with Optima in progress.With more human traffic in that area brought abt by the surrounding condos,then it is feasible to sustain the retail shop business.

for the back units (ie those not facing Tanah Merah MRT) they are already buiding level 7th floor already. For those facing the TM MRT, estimated around 3rd floor already.:spliff2:

Optima construction is gathering speed. so let's see...

Optima already touching close to 1300psf.... neighbouring condos like Casa merah will rise to >1000psf likewise.With the new reserve plot of land in front of East Meadows in Tanah Merah Kechil yet to be launched, it will eventually push the surrounding projects prices up even further :spliff2:

Given the small plot area, reckon at least 2 level of basement to cater for approx 300 parking lots.
Having said that, it looks like there could possibly some open car park area under those blocks (block 3, 4, 7 ,8, 11 and 12) nears the MRT track. There is a surface-road running under these blocks.

Pace of construction is amazing. The block facing CM, 1 floor every 2 to 3 weeks depending on weather, while the other block facing MRT is 1 floor every 3 to 4 weeks.

Actually for the block facing CM it is 1 floor done every 3-5 days. I am talking about just the structure, not the inside of course....

I see your point, I couldn't peer inside so can't observe the progress. Block facing CM should be done up by end of 2011. The other mid 2012. Great excitment the condo is taking shape now. :)
TOP by Q2/2012 seems very likely now..... Initial months were the drag to build the basement carpark, seeing the progress, Q2/2012 is 90% likely. Will be a busy year for 2012, looking for contractor, furniture and electrical appliances.

Neighbouring East Meadows 2 bedders are transacted at 900 psf. U can try there if u like that area.
With your budget, i think your chances of landing a 2 bedder choice unit at Optima is very low based on current market.

I decided to heed 'ambutan" advise to hold back purchases ,for 1st time buyer like me hope he won't let us down again:D

More like due to optima is really close to a mrt station. Plus I think that tanah merah mrt. And I think tanah merah mrt is rather valuable as it is an interchange station. Can go to right to pasir ris and also changing airport.

other possible factors
1. more development coming up soon next to Optima (I know commercial site has been mentioned n years liao)
2. nearby Casa Merah has been doing really well. So there is even more catch up once Optima nearing TOP.

Anyone looking forward to completion of Optima ? I went to bedok point last sun and was amazed by 4 floors of eateries and there will be a new mall "changi mall" opp expo. Optimaians have no problem of makan or shopping :)

Wow.. why are you so sure you know what my mode of transport is? ? I have not even mentioned the MRT once on this thread.
My issue is not with the MRT. My issue is with the rodents and parasites that feed on the kindness and generousity of the Singapore system but bites back with unreasonable criticisms of its people. So are Singaporeans more stinky than the country you come from?

I find the MRT convenient, quick and fairly comfortable at most times.

At 1.4k psf, isn't it better to get mymanhattan at 1.1-1.2k psf (i think prices dropped to this level), both next to MRT, mymanhattan with Eastpoint next to it as well? Location is also equally close to CBP and 4th uni etc.
If only the Tanah Merah condos are all on the other side of the road instead. Much more convenient after you exit ECP to get home.

June'12 TOP is highly possible, depending on the situation over the next 7 months or so, those early buyer (without SSD I think) will be doing the sell off - of course using the BR@Central price level as the new benchmark...

It will be good news eventually, that's for sure.
I just got reply from the developer that it is unlikely that Optima will TOP in March. They will collect the next payment for the carpark in March and take another 2-3 months for inspection. Earliest TOP should be in June.
so disappointed !! the architecture look so normal and plain , should paint more dark grey ...white and light blue no contrast at all, anyway guess will be top b4 ghost month ard july or august..

Complete by March 2012, not TOP. TOP will be around June 2012 likely as mentioned by another forerunner. After completion, they need to hand over for inspection which would typically take 2-3 mths and all the legal stuff etc.

You are right BTOs would be a waste for such a prime land, ECs still possible. But somehow I doubt they need to touch the area for at least a while more.
Also don't forget that the area is quite hilly. I think it would be better if they develop it into some recreational park and leave it as a bit of a green lung in the area.

That's what I think too... in fact that plot of land would be ideal for cluster housing. I don't think it will be suitable for a high rise condo becoz the land is undulating and hilly.
That's what I think too... in fact that plot of land would be ideal for cluster housing. I don't think it will be suitable for a high rise condo becoz the land is undulating and hilly.

Innovative, Creative.
I guess anything can be done given today's engineering capabilities. Just thought that a high-rise condo may be incongruent with the surrounding. Sort of spoils the look of the area, all low-rise landed and then suddenly pops out a high-rise condo on a hill.
But then that's exactly what happened in Parbury and Summit..... makes more economic sense I guess.

Such a nice and serene tranquil environment as it is now will be affected by new developments in the area , the landed property owner on the hill slope sure curse and swear..
Looking at the two sides of the road, when fully developed in the next few years, the side with road heading towards Bedok side have more upside, i think. Another thing is with lesser and lesser land in SGP, those landed house (mostly FH or LH999) after the slope will hold on tight tight if they can afford it, but the first roll will have to bear with constructions juz like upper east coast and simei area.

Bedok South is actually south west of Optima,,, to the south is actually Tanah Merah Hill. But to the south east is Bedok Ria and Expo which is low lying land. I think seaview is possible from this angle though it is quite a distance away.

I think the Train Sound would be deafening. Very much like straford court. The Casa Merah at the back will have benefited from this project pushing up price and blocking more of the noise.

If I remembered correctly during showflat launch time, the cabinets and shower system is branded stuff. Yet to see in the finished product.

Bedok resi has more WOW factor than this one I guess but then again the price is different.
This project during the launch was sold out in a few days. Many Q overnight for choice unit. All early buyers should have made good profit.
Very near to MRT track so noise may be an issue for those with that facing. But location wise I would say it's pretty ideal.

Agree with u... pity those ground floor unit owner ,they really hv no privacy , as this project landscape uses a lot of small plants and they don't even have big plants to cover the fence to make it more privacy for ground floor units... I think casa merah landscape is really nicer and more privacy than optima..?

Which project you staying in ==> CM?
Optima seriously look like like a DBSS but just with swimming pool and tennis court thats all. I think a lot of owners are regretting seeing the end product...:doh:

Oh yah i know that light, to me its better cos i prefer brightness. Its good they brighten the place. Previously Savannah its nice but too dark, however, really like a safari.

I spoke to the construction foreman, they need to hand over the project to developer by this week. There is still some minor touch up on the facet and the entrance area.
The actual inspection by developer will be 1- 2 months.

I just went over to Optima. The condo name is already up. There's a water feature and illuminated staircase at the grand entrance. Noticed there's surveillance cameras around the project for extra sercurity.
Pretty good extra facilities for a project with only less than 300 units on such a good location.

Sounds great, It will be cool to have a japanese name for a condo. 1st condo ever in SG to have a japanese name!! "Holy" ..hmm maybe deemed too religious, like the word .."trinity"?
