Launch on average 850 to 900psf.

So that 771psf is launch price (late caveat) or distressed subsale?

Does it mean 1 unit sell @ loss the rest of the properties selling have to follow too?

Dear Joe,

Please could you confirm the 2-bedder which was sold at 771psf was indeed at a loss position??

Thanks.

Tierra Vue #03-0X

SOLD at 947sqft___$771psf___$730,000____11Dec2008
BOUGHT at _______$916psf___$867,040____05Mar2007

This is very real. In Feb2009, another caveat will be lodged to show the same unit at $916psf, for the original purchase. Usually in a subsale, 3 caveats will appear if check under the unit #.

Yup. As what REP mentioned. The 2 bedder was sold @ loss. Reasons could be many.

I won't say that the remaining cases will be the same.... same thing, I believe u also won't dare to say that such sale won't not happen again. But at least we are seeing softening in current purchase mood, else there won't be such so-called distress sale. Therefore, for buyers who are not in hurry, maybe can wait for another few quarters to monitor the buying mood :D

is the 916psf bought at launch or from subsale? seems to me that it's a speculator getting burned. i expect to see of more such cases.

Agree. Doesn't mean on one else will sell @ loss. Who knows?:)

so what is the likelihood of getting 700plus psf now at tierra vue? since there's already 1 subsale done at the low psf. is this really true that someone is willing to sell at such a loss?? the location is good though.

Joe, are your owners open to look at much lower psf or what is the baseline so that we can take this further. i may want to arrange for viewing if possible.

tks. btw, REP what do u mean by 3 caveats lodged for 1 subsale? just curious to learn more...tks!

if the seller cannot hold on to the property, then, he will have to let go at a cheap cost. current market rate at 800+psf has very little transaction. serious buyer usually will quote a ridiculously low price if he is interested, if serller cannot/do not want to hold that property, he will let go.

I usually do that, but only some agents dare to try for me. With more money put into stocks, more units getting TOP, less upgraders available (most have upgraded), and more DPS buyers getting into trouble, I hope property prices will continue to go down in the next few quarters.

yeah, i've been hoping this to happen :ashamed1: but looking at the way prices are escalating in the last couple of weeks... i'm beginning to think there ARE a lot of cash-rich locals around :spliff:

This recent rise in asking price is only a knee jerk effect from the stock market. if you are not in the hurry, price should stabilize back to normal in few months time. (normal ... means price and few weeks ago). just my opinion..
