Was near this site earlier and the noise from the mrt train is really noisy. Wonder why it can still fetch so high. The higher floor will get the loudest. :(

From my noise measurement and understanding:
-mrt track noise is normally about 55-65 db if condo about 30 m away from track
-Lorry zooming pass ,noise about 75-85db if condo beside main road
-Bus starting off from bus stop , noise level can be about 80-90db if condo beside bus-stop
-Passing motocycle, noise level about 85-95db if condo beside main road.

So, many condo will have higher noise level than track noice (as many beside bus-stop, beside highway, beside main road).

So, I guess to each his own. Good news is human is adaptable and will 'ignore' background noise 'automatically' after sometime.

Some friend of mine even need to on radio to sleep as he could not sleep when it is too quiet. I guess it is habit.

Still , as per WSH(Noise) Regualtions, for health and safety , noise level should not be:
above 85db over 8 hrs.
88db over 4 hrs
91db over 2 hrs
94 bd over 1 hrs
97db over 30 min
100db over 15 min

I checked out the noise some months back when I went up to a high floor beside Centro. The mrt noise is definitely loud because the AMK station is situated around a bend. All trains approaching the station will need to hit the brakes and the screeching noise is something one needs to get used to :doh:

traffic noise is definitely worse than mrt. I stay high floor above 20 beside a four lane street and every darn noise even if passerby drunk and shouting or what also can hear clearly as it is totally unblocked.

but I so used to it.... not like I have a recording studio at home need absolute silence or what..

after 11pm things will naturally quieten down. but not suitable for people who work night shifts as the day time will be too noisy for sleep

The logic, to me, is simple.
At such a low psf currently for One Canberra(EC) (at Canberra Drive/Yishun Avenue 7), to generate more profit (for both(One Canberra & Centro) e.g those bought at 1.6 million)in 8 years' time(where One Canberra can be sold) is much easier than at Centro(PC with high psf) at AMK.

Tampines do not have low EC psf at the moment when compared with Yishun.

In summary, my bet is with the same amount, lower psf aka larger unit for same quantum, has higher profitability even though the unit may be further from town.

Times have changed. OCR condos/ec are more 'hot' all over Singapore now due to various satelite towns (Yishun/Pasir Ris/ Woodlands/Sembawang/ Punggol etc.) which are self sufficient with jobs(B1/B2 business & Industrial Park)/leisure(mall/parks). :2cents:

True but still have lots of potential.
Plenty of land and professional working opportunities positions available.
When Yishun is ready then we will see the jump in prices , isn't that a great eye for investment rather than buying one small unit at super sky high prices at a matured place , where is the potential then?
I feel that the ideology of Risking big in order to win big rather then following the big and wanting to strike bigger has more potential.

Buyers are said to be paying prices starting from $1,150 per sq ft (psf) for the upcoming 329-unit Centro Residences by Far East Organization.

This means two-bedroom units cost more than $800,000, while three-bedroom apartments will cost $1.1 million and above.

One reason for the relatively high price of Centro is the cost of the land. Far East bought the state-owned site in September 2007 for $601 psf of potential gross floor area, a record price for suburban condo land.

Yup super awesome! Just that many of the buyers staying in this condo cannot park their car there as there is not enough parking lots.

I dun think there will be short. Because, residence can buy "season" parking for their car(s).

Hi mate, this is not true. 260 parking lots only but 329 units. Short by 69 lots or 20%. This is how bad it is. Plus if family and friends come for events or gathering....it is going to create parking tension and potential dispute for residents. In addition, it looks bad on you when you have to tell your invited guests to park at public carpark and then walk in.

If one can afford a unit in Centro, then why did Far East assume these folks cannot afford to own a car? I have seen many condos near MRT which provided for at least 1 to 1 parking lots.

Many people do not realize the importance of parking space until they moved in. When people buy condos, they often neglect to take this into consideration.

For the price tag, I would expect the developer to be more thoughtful and generous.

Have a relative who is living at the hdb flat next to ang mo kio has to be relocated as his flat is to make way for the North-South expressway. What a pity! Centro is just next to it. :scared-5:

Leave Jackson alone and spend millions around the area and let the owner do nothing just collect rental.

Centro has 'no' parking lots. If u want to park, you pay more. But u are right there is less lots than units.

In my opinion, Centro beautifies the otherwise old hdb building all around. Was nearby there few days ago. I find that it has a grand look and do not be surprise if a visitor mistook it as a five star hotel or grand rental apartment (Ascott type).

These few years their projects have improve a lot, but still many dislike their projects. Being to few of recent TOP projects and their façade has a touch of resort feel and that's the price buyer r paying for.

Dear home owners of Centro Residences, over the past few months I have consolidated a number of Interior Designers and Home Improvement businesses to provide better deals for us home owners. It is also possible to organize a group buy with them to strike a even better deal for the participants.

I have been trying to reach Condo Singapore for sticky threads so everyone can benefit from the site. However I have yet to get a respond so meanwhile I can only post in individual threads.

It would be great if you guys can input what other products/services you are keen so I can look for the relevant businesses and see what they can offer.

Passed by AMK ave 6, isn't blk 700x pretty new HDB flats. Not those old point block HDB
