Actually the north facing units have the best view. If u are taking mrt from amk to bishan, u can see the top few floors of blossoms and pac mondrian near the horizon. :)

LOL, The Parc claims that its the only FH within walking distance to clementi mrt (now hundred trees also wanna claim the same). My parents still stay in the HDB block beside The Parc, excellent design of master bedroom facing next blocks master bedroom for some units...stretch hand out can shake hands. :doh: but i still see some transactions at 9xx to 1xxxpsf...very strange...i wonder who are those buyers?

Drove past CTE and saw quite a bit of construction and clearing of the forested area on the opposite site of the woodleigh park/ waterworks. Wonder what is happening over there, a through road maybe to woodleigh park??

The woodleigh waterworks seems to be there forever, hidden and forgotten.
the upp serangoon road/ Pheng Geck Ave IMO is probably going to be another one st michael (small piece of land and 150+ units), but looking at today's prices and prices 6-18 months down the road it is going to be out of reach. Not forgetting that it is super near the MRT station.
It is quite interesting to see how the empty land ard woodleigh turnout as it will affect the prices of the condos there.

Come to think of it, our Main Entrance is along Woodleigh Close, so technically the water flows into the property and not out to the road. :D

Thanks but easier to just use the Panoramic mode on the E72. Just need to rest the elbow on something solid while panning the phonecam. :D

try vertical you will know... the panoramic mode is actually useless... :D allow more overlapping area between photos... use stitching software. auto stitch. wide angle option.

At the end of the day, leverage remains as a double-edged sword. But as long as one is not over-leveraged and has sufficient cash buffer to service any 10-20% top up, then should be quite alright I guess.
The high end segment is more vulnerable. If one buys MBR at $3300psf, the risk exposure is far larger than someone else who buys mass market condos at $600-$850psf. For the banks to perform cash top-ups (esp for individuals who have been prompt in servicing their loans) on mass market properties may lead to mass hysteria and pandemonium. The likelihood of this happening should be pretty low.

becoz streetsine dates back 15 months but URA only for 12 months so since these 3 transactions are now more than 12 months, they were dropped from URA.

the URA updates the caveats every Friday and Tuesday afternoon, i am not sure what time during lunch time but usually i check after 1pm. For today's latest update, only one Jun 09 transaction is left and that's for the 29th Jun transaction, exactly 1 year ago. I guess it will be dropped by the Friday update, together with that 1 Jul caveat. Watch for it! :)

8@W progress is gaining pace but seems slower compared to other projects like Clover at Bishan that completed their twin towers...
Was it becos of the NEL below that calls for more elaborate constr methods?
Clover was launched end-June 2008, about 1 year before 8@W, and still have about another 9 - 12 months to TOP. Although its double the nos of units, it comprises of 2 blocks, with almost typical floors throughout. :rolleyes:
Once 8@W starts on its typical floors, then the progress will indeed pick-up. So if by this year next time, 8@W doesn't topped-out, then its really slow. :D
