Hi,

Just realised that the windows are all tinted. What are the pros and cons compared to clear windows? :scared-5:

Double glazed windows is better but it does not make sense to spend a bomb to replace our brand new windows. Solar films would be the next better option if you want better heat rejection than the standard glazed window. I have read that you can purchase solar films from the local DIY store and do it yourself to save money other than getting the professionals to do it.

Thanks. Did not notice that this (the glaze window) was mentioned in the brochure. Will test out how the heat condition in the house after I have shifted in before deciding whether to install the solar film.

With the place almost done up, I was wondering whether it will TOP this month!!! ;) I am stuck in a temporary place at the moment and can't wait to move in. :D

Came home today and found a letter from my lawyer....thinking that its the developer informing the TOP date but was not!!

It was just the 5% payment advise for the completion of the carpark and drain cover. :(

When will the TOP letter come......

Versilia @ Haig is a landmark development on Haig Rd, I'm sure you'll enjoy staying there as well. Close to nice food and lots of amenities and FH somemore right?

TOP should be May/June latest. But from experience, good things are always worth the wait. :)

Yeap, hope it doesn't drag to June. Factor in the staggerred collection of keys, developer to rectify defects, followed by renovation, which may take up to approximately two months, hoping to move in before Aug (ghost month). Otherwise we'll be stuck until Sep.....

Hi mezo and all,

Instead of worrying and guessing when the TOP is, I contacted BCA and they referred me to the engineers involved on the project.

Spoke to the engineer and they have submitted all the necessary document to BCA for their approval. He did not see further issue and should expect to receive the TOP anytime soon.:)

Crossing my fingers and hope we can see something concrete over the next couple of weeks.

You may want to take a drive to Versilia at night. You will be able to see the lift lobby in the carpark. Quite small but I guess it will serve its intended purpose.;)

Does anyone notice that the facade around the carpark somehow looks incomplete? Looks different from the brochure's pics. The front's and back's are different, front has stripes of glass panels, but not the back?! Wonder if this is a result of any cost cutting measures?!

Our neighbour down the street have sold at a high of $1,419 psf!!! :eek:

Will Versilia be able to command that price too?? See in property guru website that some owners are putting up for sale their unit at about $1,300 psf which I think is already very attractive (for seller)!!

Anyway, its good news to unit owners in the area, eg. Ritz Regency etc.

2) Request owner to make 3 payments (6 month maintenance fee, survey fee, stamp & registration fees) before 1 June before we can make arrangement to collect keys. Mine cost slightly above $2K for all 3 payment.

Note sure about this. Think it depends on the size of yr unit. Letter indicated 3 payment amount for different size. And yes, one of them is ~$250 per month (lowest).

Main bulk of the maintanance fee goes to the outsource contractors, namely cleaners, security, MA. The rest are minimal. First 2 years under developers SP have no say, just pay. What SP can do is quickly form the council and manage you own funds. Typically, MA under developer will squander away lota of monies (cos it's not their and no need cross approve by council). Most effective way to reduce estate maintanance is to reduce manpower for cleaners and security then the council can hold AGM to propose reduce monthly maintainance fee. But do take note compromise work both ways

But guards said keys have not been issued yet. Maybe next week, my lawyer's letter said once the checks have
been cleared, we should be able to arrange for appmt to collect.

Talking abt the decorative green glass plates on the metal grilles btw the walls of second n third storey of the carpark,
they are still missing in the portion behind blk 31.

Most of us are fortunate enough owning/living in a private property and should be thankful.

There is no need to compare whether one project is better or worse than another. As the saying goes, one man's meat is another's poison.

The price of the project will be determine by market forces and also how bad the buyer wants the unit.

In short, stay happy and cheerful. Life is tough enough!!! :D

Same here will be collecting keys tomorrow at 3.30 pm. Infact was at Versilia this evening (6.15 pm) to k-po around. The site manager (Wong) took me and my wife around the project and even better, we went up to my unit which coincidentally was open as the cleaners were cleaning the place to prepare for handover tomorrow. Must say that the Hoi up's workmanship is good. Could not find any defects except for a loose rubber lining in one of the room windows. Toilet tiles and fixtures are decent. kitchen cabinets nice! marble flooring in the hall and dining area - looked good - no complaints. Most of all, the site manager is a nice chap. will bring him a bottle of wine tomorrow when i collect my keys coz he went the extra mile today :)

PS : swimming pool area was nice and cosy. landscape was great and well thought through. guess i'm going to enjoy my stay here:)

I called HoiHup to arrange the key collection. HoiHup will check that all payment has been received before arranging the key collection onsite. Mr Wong is the MA onsite at Versilia. U can call him (66341901) but he will still need to check with HoiHup.

One of my primary consideration was to have a windy place (the accompanying view was a bonus). Hence I bought this particular stack with through flow design, due to the unblocked line of sight. My mum's place nearby was windy throughout the year. I was hoping that my unit will be the same. Nothing beats natural aircon....

I have young children in my house and will need to install window grills.

The response from the developer as follows :

"There is no designated contractor for the installation of the window grilles at your unit. However, you are required to adhere to the typical aluminum window grille design as shown in Versilia’s handbook. The colour code of the grille will be powder coat PR12/877/CS4 or equivalent to the existing window frame."

OpenNet is coming and Starhub & Singtel will use this new network in the future. From OpenNet:
- "you are also encouraged to deploy home networking using Cat 5e/6 structured cabling within your home as part of your renovation"
- "Ensure Accessories At The Designated Location Is Catered For
(a) Install twin 13A power point/socket at the designated location (e.g. within the closet), so as to provide power to any equipment.
(b) Install RJ45 patch panel. Number of ports should be greater than the number of rooms of units premise. "



Fortunately, our unit comes with Cat5e cables prelaid in all rooms/study room and the datapoint is at the DB box (located next to main door).

- Is Cat 5e sufficient as OpenNet is advising homeowners to install Cat 6 cables.
- Do we have a RJ45 patch panel at DB (I cant recognise the stuff there as I am not a network engineer)
- If yes, does it mean that we can lay the OpenNet fibre termination box at the DB?

I made quite a few phone calls to arrange all these so that i can be the first few to get the key.

Hi,

Collected my keys today and the rain didn't dampen my spirit!!! ;)

Drove into the carpark for the first time and was welcomed by Mr. Wong (Managing Agent) and Nicolle (Hoi Hup).

Saw what I had expected as my unit is a similar layout as the showflat, less the ID. Did not have much time to check the defects and will return tomorrow to do so!!!

Some things to note :

1. There will be no carpark lots for visitors. They will be asked to park at the HDB next to Versilia.

2. Taxi are allowed to come in to alight or pickup passengers.

Mr Wong highlighted that they will be very strict with the House Rules for the first year until the new MC is formed.

My condo next door has never restricted visitors, even though we only have 1-to-1 ratio for car park lots. Even during weekends, when people are organising BBQ and functions, we never run out.

During my key collection - I just knew that a relative of mine is the sub contractor and am relieved to hear that the materials used in all units are of good standard and range....

Docking/"marbles" at swimming pool is considered as good material range though I agree that the function room is too small to be fully uliltised.

Usual practice is for 2nd car to park outside the condo. However, the mgt may allow 2nd car to park in the condo till they activate the 1 car lot per unit rule.

The developers also categorize the residents like "These bunch of fellows don't need cars for 1 reason or another, so 128 lots for 128 units enough lah!".
Reasons may be:
- if they want to live near MRT, they probably don't drive. :doh:
- These buggers not enough money want to buy private properties, so no money left for buying & maintaining cars, no point having more car park lots. :p
- This area's condos mostly for rental to expats who don't drive, so can built less car park lots. :scared-2:
- The govt regulation says they only need to build min 75(?)% car park lots for condo within xxx m (can't remember how far) to MRT, so they can just build the min lah! (save them money!) :banghead:

Well, that is an issue with landed properties and hence used to be an advantage of condos over landed.
If condos have no additional advantage over landed, might as well buy landed?

On a serious note, i do have a friend who's condo simply do not cater to visitors (think there're 2 visitor lots for 100+ units apartment).
It's kinda rediculous and everyone just avoid going over, even for special occassion cos we just duno where to park our cars. At least vesilia have a HDB carpark opposite tho it's kinda troublesome

Yes, it will definitely caused inconvenience to your guests during any visits.

However, the Managing Agent wants to ensure that all unit owner has at least one carpark lot available anytime. In my opinion, this is top priority.

When all the owners have moved in, I believed we can discussed the issue again with them.:D

Travelling to other poor countries and you will "tonnes" of people staying under "unbearable" conditions.

Dear Owners,

I guess most of you are busy with the collection of keys, renovation etc.

Me too.....just did the joint inspection on the defects today and I must say, it was a breeze. As some of you mentioned, the workmanship is good....with no significant defects. The scratches on the door should form most of them!!! ha ha ;)

I can start my reno liao and definitely can move in before the 7th lunar month!!!:D

Hi BIC, key collection was smooth and prompt. Was late cos of the heavy rain this morning. Did you notice that heavy rain like today could lead to water "flooding" the sliding window? Not sure if this is considered defects? Care to share what I should look out for in terms of defects? Hope to get the defects rectified asap so I can start the Reno and move in before the seventh month. Will be there tomorrow morning to check for defects. Did not get to do so today as we need to rush to work.

Great!!! Generally the flooring is well done which I believed is the most important and will take longer if there is defect. All the doors sholuld have some scratches which they could easily touch up. No worries. :D

Prime district condo mostly have excess parking space, being located at prime area, these estates are usually heavily tenanted to expats who dont drive. Some as high as 80-90% tenants occupied

- anti slam feature for 1 cupboard and kitchen drawer not working
- sink leaking water

I may be wrong- i recalled that u may have the intention to install window grill eventually- As told by my ID, probably it will be a better idea to install the solar film before installing the grill( esp the grill with fix/unmovable track in view of reducing thickness) else can be quite challenging. You may want to verify with your ID on this.

Yes u have to install the solar film first before putting up the grill. Otherwise, the solar film guys will need to dismantle the grill before they can put up the film.

I am now torn between two grades of film : Silver 50 (55% IR rejection) and Javaco 90 (>90% IR rejection). One is $3psf and the other is $7.90psf. At 250sf of windows, its $750 vs $2000.....

For stack 03, do not think the west sun is serious. Maybe Silver 50 is sufficient. Huge price difference.

03 stack is also affected by the west sun, hence i will get the solar film.

My contractor is giving me the hollow aluminium tube. Anyway, I do not intend to cover up the bottom glass panel, only making for the sliding window portion.

Grill cost is by psf. It depends on how much area it is going to cover. But $2700 seems very expensive for just 3 bedroom. U sticking with your earlier reno quote of >$30K?

Guys, do note that those ID always take a big chopper when they know you stay in a condo. Always look around and compare prices.

I am being quoted $1800 for 2 bedroom- opt out for the other room cos it comes with sliding door torwards the balcony/planters. That is so call the "hollow Aluminum material" Complimentary "frosted lamination" for both the toliets when i asked for better pricing.

However, the contractor called back yesterday and claimed that the above material (ie hollow aluminum) may not able to use for the design required by developer and this really puzzled me. I am contacting other contractors next week to verify, or just ask my ID to recommend ( which the cost can be a unknown too)

Initially I was like you, thinking that have to wait for all defects to be rectified first before reno. Not the case. Once they have conducted a joint-inspection with you to confirm the defect list, you can start reno.

They will recetify the defect in parallel, depending on the defects. These guys (Straits Construction) are very friendly and reasonable.

Yes, I have decked-up my balcony with chengnai wood. My ID quoted me one price for my whole reno. No breakdown of the costs.:D

Was at my unit earlier. Should be doing the solar film for my MBR ($1130) and Children's room ($450) only as have partial west sun.

As for the chengnai decking, I will be removing it after installation...sigh!! Found that its too high and make standing at the balcony feel dangerous. Worried for my kids.:doh:

Yup, Saw the unit in Blk 33, Level 15. In fact, my neighbour also shifting in today full force.

I am still 5 weeks away from shifting in.:scared-5:

For the window grill, my ID is arranging and hence do not know the contractor.:doh:

However, there is this contractor that has done for my neighbour and for a few households in Versilia. You may want to contact him for a quote.

As for the solar film, I will be using from Perfect Window Films. Their 85% IR rejection is at $3.50psf. Quite reasonable i think. ;)

I am using Wrought Alumumin for the grills after few rounds of reviewing- they are using Alloy , thus pricing can be slightly higher , They also "claimed" that the standard " double U " hollow type cannot be used ( or rather hard to manufacture) based on our "unique design requirement. I signed up with them after viewing other units installation ( 14-01 owner is very kind to let me view his unti installation after Wong's recommedation)- very well craftmanship indeed .Alternatively, u can consider using Iron type, much cheaper that Alloy but probably heavier and prone to "corrision" over years.

Hi skyevia,

Will just be having solar films for my MBR (excluding toilet) and Kids room. Total about $690. With the 3rd bedroom, I guess it will just be slightly above $900. Why not give Perfect film a call and asked them to take the windows measurement.

It is guaranteed 15 yrs.

Centrico, Composite Wood is beautifu too - It looks very "natural" and should be pretty durable, though I am not sure the psf .

My solar film cost $3 psf for a total of $732 for MBR and 2 bedroom (244sf). Its Javaco (from Japan) and 10 years warranty, though the heat rejection is only at 55%.

Surprised to hear that our grill is difficult to manufacture, my contractor didnt say anything.

Its really personal for house preference. A good point to one may turn out to be totally no-no to another.

Anyway, for me personally, it was being windy as the main consideration that I chose 03 stack. Other people may totally dislike it being windy and hence will never it.

Saw a caucasion in the carpark and guess he must be a sub-tenant in Versilia. Wondering what would be the make-up of the occupants when fully occupied. Still not many units being occupied at the moment though. :scared-5:

Looks like this problem is here to stay and will only get worse.:(

Thank goodness Versilia had multi-storey carpark and even the ground floor carpark is slightly elevated. Who knows one day, such floods will hit our area too (touch wood). But we can still sleep in peace.:sleep:

Looks like we can charge a premium for our property for having multi-storey carpark. Had preferred to stay in a property with basement carpark initially, but looking at the situation, it could be a blessing.

The water seems to move elsewhere nearby...Joo Chiat and Telok Kuaru reported incidents yesterday morning.

Sometimes too much water ($$) is no good too!! ha ha :D

No matter how, construction work will introduce stuff (such as sand, metal, etc) into the drains and choke it. At most of the flooded areas, there are new and there are either new developments (less than 1 year TOP) or construction in progress very nearby.

Knowing our garment, if trace and conclude "abc" is responsible for the choking of drain resulting in these floods, then this company can prepare to file for chapter 11 cos they would be bill the full cost of the damage both intrinsic / extrinsic . But, if the responsible company is a .gov then ........ you know.... really.... this's a unfortunate case of natural disaster, aka "act of god":scared-5:
