oi dun insult people's condo ok. it may not be the St Regis, but they also use money to buy ok. furthermore Jurong is designated by government to be a regional centre for business and industry, so it is very likely that you will get both local and expat CEOs, managers and businessmen living there to be close to their office/factory.

I think it is ok. Visited the show flat and found it quite comfortable actually. Of course I am not expecting luxury Parkview Eclat standard but for this price, it is ok. Good and affordable place to stay long term. Location is not bad, not excellent, but bearable. I don't aspire to live in super prime Orchard area so this could be my long term home and i will be quite happy with it.

If you really want value for money for freehold you should look at Upper Bukit Timah, Upper Thomson, Joo Chiat, and Geylang (Gullimard area).

In my view, Centrio is in quite good location, and you must think the privilege of "LOCATION" whenever you buy condo for invest!!

Normally big condo with lots of unit has big size swimming pool.

The land size is very closely related with the number of units, and of course, if the land size is big, then condo is big and many units,,then swimming pool also big.

However,,nowadays developer doesn`t really build big condo with many units in town area, because land price is so high. Developer buy the land with some loan, and if they take much longer time to sell all of units,,and there are some left-over becuase of many units,,then they have to bear the the pressure of interest for loan.:scared-1:

That is why developer prefer to build boutique condo in central town area, because it is much better to complete with sold-out, then they build another one.

If you have enough money, then you can go for condo in River Vally or Sentosa, because you can still find the big pool and that area is one of best for invest.
I don`t recommand you to buy condo in Boon lay, just becasue of pool size. :tsk-tsk: it is no good place to invest unless you want to stay there yourself. :o
Actually I am foreigner to invest for this condo, and I found that this area is much better than Monte blue or Ansley area for thinking of location benefit.

Park Infinia at Newton. But be prepared to pay above $1300 psf. Alternatively, you can wait for the new big condo that CDL will be building in the Thomson Rd/Balestier area. CDL have recently en bloc several condos there and they may be planning to join all the plots together for a big one. Maybe they will launch at $1000 psf but seeing how prices are going up day by day, it is unlikely. But i am still hopeful. If I am not wrong, the Anchorage and Tanglin View in Alexandra have big swimming pool and they are still affordable.

IT TOOK 18 months but the owners of 15 terrace houses in Balestier have pulled off a sweet deal to match some of the collective sales that have been making headlines all year.

They have banded together to sell their properties for $61 million, giving each a payout of about $4 million.

This is two to three times what they would have made for their homes individually and a huge gain for those who bought several years ago.




It is quite a coup given that the deal was trickier than the usual collective sale and the fact that the once-roaring en bloc market has cooled considerably since tougher rules were put in place last month.

The quieter market made the sale of the 15 terraces in Jalan Bunga Raya quite an achievement, said Mr Shaun Poh, senior director for investment advisory services and auctions at DTZ Debenham Tie Leung, which marketed the houses.

The mostly two-storey homes are not strata-titled as in a typical condo. This meant every owner had to agree to sell, unlike in a strata development where only 80 per cent of owners have to agree.

While similar deals have been sealed before, getting 15 out of 15 owners to sign the deal 'was a challenge', Mr Poh said. 'If anyone doesn't sign, that's it. No deal.'

DTZ worked for about 18 months to collect all the signatures, he said.

The offer proved too sweet to resist for owners such as housewife Virgie Orlino, 47, who was initially reluctant to sell her house, which has been home for about 14 years.

'We didn't want to sell, but the rest wanted to sell, so we decided to cooperate,' she told The Straits Times, adding that the price was 'not bad'.

For some owners, who bought their homes more than 10 years ago, the payout represents a real windfall.

Retiree Ho Chaw Fu, 70, is 'very happy with the price'. No wonder: Mr Ho bought his house for $300,000 about 30 years ago.

He may not be alone. Although one or two of the homes - lined up in two rows along a cul-de-sac - appear recently renovated, others look decades-old.

Despite acrimony being the word of the day for many other collective sales, the Balestier terraces deal went quite smoothly, owners said.

One owner, who did not want to be named, said people in the street 'get along very well' and were 'very cooperative' about the sale. He added that a few were planning to relocate together to another area so they could still be neighbours.

A reason for all this harmony could be the good price the sellers fetched. It works out to $739 per sq ft (psf) of potential gross floor area - a record level for Balestier, said Mr Poh.

The Balestier area has seen keen interest from developers such as City Developments and Soilbuild, which have both picked up projects in the vicinity recently.

The buyers of the terraces are understood to be a Chinese property developer and its Singaporean partner.

They were awarded the properties on the very day the tender closed, which means their bid was fairly strong.

They can build up to 36 storeys on the site, which has a plot ratio of 2.8.

About 56 apartments can be built with an average size of 1,500 sq ft each and may eventually be sold at $1,400 to $1,500 psf.

The developers also get the road itself, which they can keep or use as development land.

A similar deal was sealed last year when owners of some bungalows in Bukit Timah teamed up to sell their properties and developer Simon Cheong bought a group of 16 terrace houses in Cairnhill last year.

I had brought 2 unit 614 studios and had since sold 1 unit . If u're interested pls drop me a pm . They are currently laying the tiles in the lower floors living room . Top by them is 2010 but expected end of this year . Under progressive payment . But i dun think u like the unit number . Launch price is ard $1000 psf and another project launching soon by solid build is also $1000 psf .

I bought 980sqf 2+studyroom unit in launching time. Mine is in high floor.;)

Soilbuild has been building quite number of projects within prime districts, like One tree hill in Grancge rd. and Leonie Parc View in Leonie Hill rd,
and known as its unique and modern design of appearance of condo.

Recently, I got stroll down to Balestier road, and quite surprised that all the old, shabby shophouses were renovated or on renovation.
It looks quite new and fresh and feel quite different from before.
I also noticed many KTV seems to be moved out and very seldom can see them.
One more thing to notice is there is new 24 hours food court for travellers and residences!!
I heard Two big sized hotels will be there soon as well.

Since government has shown their wills to develop Balestier becoming new attractions for local cuisine and sightseeing in previous Masterplan, it looks it has been gone through right procedure.

The centrio will enjoy both Novena & Balestier developments and the owners will be benefited much in a few years.

Soilbuild is famous for thir unique design! If you look at Centrio, all 4 different sides got different look!

For price, I bought during launching time in 2007, and now asking price is about 1100psf.

Still worried if suddenly in 2months time bank valuation changes significantly. Also, a question to TRUMP7 - may i know at what psf price did you get it at launch time? Now balestier area is getting brighter and can see more western foreign travellers strolling around.

That is the main purpose which government has been putting efforts to rejuvenate old balestier to newer face.


For Novena, I think I don`t need to mention how it has been recognized and developed and also plan to be further with many on-going projects.


The Centrio is just between Novena(Centrio is located in 5 mins pleasant walking distance from Novena MRT and even no need to cross any road) and balestier area, so can enjoy benefits from both sides for their development plans.


I am vey sure that Irrawaddy road will become very brisk, busy and active, once Parkway health finish their construction of new hospital center in Irrawaddy road which is now under construction. Now, It is quite easy to imagine that people will be off from Novena mrt and then walking straight away through Irrawaddy road when they want to go this hotel.

Home buyers hankering after a place in or near the city but daunted by the high prices could be pleasantly surprised by the choices coming up in one area:



Balestier.






The district, once known as a crime-infested area, has been spruced up recently, with private condos sprouting up.




While police raids of its massage parlours still make the news sometimes, the area's old-world charm is undeniable and its proximity to the city centre makes it attractive.




Because of its colourful past, it is often viewed as the poorer cousin of Novena and Newton, whose properties command higher prices though they are just next door.




But



Balestier is now up-and-coming, with the Urban Redevelopment Authority (URA) marking it as one of Singapore's important 'identity nodes' and implementing plans for its rejuvenation.






URA recently awarded the last piece of state land in



Balestier to a Hiap Hoe joint venture for hotel and commercial development. The developer also has to build and manage a public space called Zhongshan Park, meant to boost the profile of the Sun Yat Sen Nanyang Memorial Hall in Ah Hood Road, off Balestier.






Analysts say the development will add to the vibrancy of the area, already famed for eateries specialising in local fare such as duck rice.



Balestier is also home to numerous budget hotels such as the Fragrance and Hotel 81 chains, popular with tourists and student travellers.






As at the end of last year, there were about 600



hotel rooms in Balestier. Another 50 rooms are due for completion this year, not including the new hotel site, said URA.






In addition,



Balestier is dotted with old walk-up flats around Jalan Datoh and Jalan Rama Rama that attract clients such as foreign workers and students because of the cheap rents, say analysts. Rents are around $2,000 a month - cheap for a near-city location, says Savills director Ku Swee Yong.






He added that some of these flats can be bought for around $800 per sq ft (psf) or less. However, many are making way for new freehold condos, especially following a spate of en bloc deals last year.




Property developer City Developments (CDL), for example, snapped up a host of sites such as The Albany, Lock Cho Apartments and Comfort Mansion. Down the road, it also bought Concorde Residences,



Balestier Court and Bright Building.






Mr Ku said prices at CDL's yet-to-be-launched condo, The Arte at Thomson, could even hit $1,400 to $1,500 psf - the top range for the area - if the market is good.




Newer existing condos such as The Marque @ Irrawaddy and The Verve went for around $1,100 to $1,200 psf in the first half. But in recent months, prices at The Verve have slipped just below $1,000 psf.




In contrast, Novena condos such as Lucida and the Soleil @ Sinaran fetch about $1,400 psf.




On the other side of



Balestier, there are newer condos along Martaban Road, such as Ecoville and Medge, going for $883 to $958 psf.






Investors can also consider Balestier's historic shophouses, with as many as 150 gazetted for conservation. Some boast architectural styles that date back to the 1840s.




Property agent Frank Lim is selling a row of five adjoining two-storey shophouses opposite Shaw Plaza for $14 million. In total, they bring in rents of $59,000 a month - which give a yield of around 5 per cent, say property analysts.




This level is reasonably attractive and can be improved if investors choose the right tenant mix, said Knight Frank research and consultancy head Nicholas Mak.




Lighting shops have emerged as a major theme in the area's tenant mix. There are also eateries, karaoke bars, shopping malls and mom-and-pop shops offering goods that run the gamut from vintage sunglasses to coffee beans.




Conservation experts at URA say they have noticed an influx of foreigners renting shophouses and renovating the buildings to live in.




URA is looking into greening the fairly built-up area and exploring ways to make the walking experience along the road 'more conducive', said deputy director of physical planning Tan See Nin.




He noted the number of private homes due for completion by 2011 in



Balestier will reach 860 units.






Balestier is home to the Global Indian International School and Curtin University is opening a new campus there next month. It is targeting 5,000 students, with 1,000 enrolled by year's end.

Hi guys! I just bought a unit in Centrio, 980psf 2+1 (Unit 11-04)! Very very excited! Does anyone here know when exactly its expected to TOP? Still worried if suddenly in 2months time bank valuation changes significantly. Also, a question to TRUMP7 - may i know at what psf price did you get it at launch time? We got our unit at 1096psf, and a little bit worried if we overpaid? Thanks for anyone's help!

I pity owners of Thomson Euro-Asia and Strata... Cube 8 which is >10 mins away by walking to Novena MRT station and right beside PIE can sell at $1300 psf and yet these former 2 condo estates are selling at only $13xx psf for needing to just walk across the road to reach Novena MRT station and also Novena Square and United Square! :beats-me-man:
Even Pavilion 11 can sell at $12xx psf (again, takes >15 mins to walk to Novena MRT station).

There is hotel construction next to "Domus" site, and from what I heard from someone, it should be upcoming "Ibis Hotel Novena".:scared-1:

This hotel is due for completion in 2011.

The Centrio caveat lodged at 1414psf!!:D
It is 2bedroom + study, 980sqft.

My agent told me he just found the tenant for same type at $4600/mth.
It is good news for me since my contract is just about to terminante soon.

I think now rental for the projects in Irrawaddy road side is not bad, even IResidence also could find the tanant at $4800/mth for 2bedroom.(Done by my agent.):2cents:
