I am looking for one there to stay as it is within 1km from St Hildas where my daughter will be studying.

I think only Blk 51 is wthin 1km to St Hildas so you need to confirm with the school on this before you buy.

Here are the pros and cons:

Pros:
- decent land area
- back gate direct to bedok reservoir
- reservoir or greenery view
- alot of unblock view

Cons:
- not near to MRT
- the empty plot of land next to it should be out for tender soon

I've not been inside the unit, hence can't comments on the unit layout.

This should be the better old private condos in Tampines. Try to choose one that is not near the reserve plot of land. You probably will want to avoid the stacks nearer to that reserve plot of land.

For school concerns:

Call the school to determine if it is below 1 km. I believe it should be.

For car owners:

Since it is beside TP, that will be a lot of student traffic in the morning.

In the morning, the queue inside the condo to turn out into the main road can pile up to 6-7 cars. However, once you turn out, you will hit the Kaki Bukit Flyover. They are extending this flyover to Braddell and it should be completed by this year. This means there is potentially no need to use PIE at all!

For non-car owners:

The MRT is quite far and taking a bus to Tampines MRT, Bedok or Eunos MRT is tough as it is crowded in both directions. The best bet is for the Reservoir MRT is comes up in about five years. However, no one really knows where is it.

For amenities, while there are none really near at your doorstep, Tampines Central has tons of stuff (which explains why it is always crowded). Just go to Tampines Mall, Century Square, Tampines 1 on a WEEKDAY, you seldom get a chance to travel one floor using the escalator alone.

This is a nice environment. Windy, green and serene.
Though TOP in 2001, it is well maintained. Know of a number of tenants renting units there end up buying up units there......

$630psf is too high. This is the price before lehman collapse. Now I think it should be $500+psf considering the age and 99yr leasehold. Go checkout recent transaction in ura website. Try to avoid the block facing the Quarry. The traffic noise is unbearable. Furthermore, another condo will pop up in the near future beside Tropica. Expect construction noise & dust. The new United World College under construction (~200 - 300m away) may help to increase the value of this property in future. I must agree that it's well maintained, nice & huge pool and landscaping. But gym is too small.

I think this blk faces the reservoir directly (those 4 rooms type) but the 2 rooms type faces the pool. If this is the blk, you would really enjoy the unblock reservoir view. Most quiet and peaceful though the winds may send your light object flying around in the house.

How accurate is this news? I see most of the line draw is under the Reservoir. That is at the BayWater/Clearwater bank of the Reservoir.

Agreed. blk 61 will suffer from road noise and contruction noise if the next land is sold out (but when?). Blk 57 is the best block in the entire project: direct south facing, no afternoon soon (thus very cool), no road noise, beautiful reservior view, windy and quiet! But only 4 bedder can enjoy the peaceful lake view and they are not cheap. the 3 bedder and 2 bedder only have pool view - and the pool is big and nice!

For car owner, yes you can access to anywhere in Singapore through PIE, or KPE via Kaki Bukit Flyover. For bus user, there is a bus 518 just outside the Tropica, can go newton, orchard and suntect directly through express way.

A lot of bus can go MRT, 8, 15, 23 can go Tampines, 69 go Bedok MRT. Agreed, a lot of students around 9AM. so go to arrange your time to avoid the peak, should be OK.

- If you want to buy something fresh, there is a fresh market in street 81, within walk-in distance,
- If you want to try something cheap and good, a lot of coffee shops are there also.
- If you want to try something good, you can always to Tampines Mall, Tampines 1 and Centuary Squar. one day not enough for shopping there
- If you want to buy something cheap, Giant, IKEA and Court not far away - 5 mins drive (bus I don't know how to go, sorry...)
- If you like outdoor life, bedok reservior is just outside this project. Pasir Ris beach is only few mins drive. One of my friends ever ride bicyle from The Tropica to East Coast Beach, through the green park connection.

If you buy for your own stay, it's really a life style resort style there.
If you want to buy for investment, international school is coming soon, there are a lot of office buildings going to complete in Tampines center, and of course, there are a lot of students in TP also.

And it's really really worthy for money... Even though it's 8 years-old, it's well maintaned. Given <600 psf, much more worthy than those sky high FH project in D15, or 6++psf new projects along the reservior. don't forget the size in the Tropica is the actual living size, no funny layout, no silly baywindow, no huge balcony to burn $$$

The best thing is that this project is fully designed according to Feng Shui which is very very rare in Singapore.

it seems nobody has a very reliable source. there are 2 version of futher MRT maps, one version is stop around AQ, another one is Quarry station which is walking disctance to The Tropica.

As a Tropica lover, of course I will pick up the latter version lah...

My agent friend told me that a lot of Tropica owners are holding up the selling now, as the stock market is raising up, they want to hold till the good selling price. My friend is complainting no house to sell now...

So if your agent has any unit in hand, better go and view first. from the URA website, the average price is around 550psf, it will be easily go up to 600psf. so better do your homework now.

Hi, me too have been eyeing this development for a while. Viewed one unit last year in Blk 51 but the owner was asking for $780K on a 3 bed rm 1248sqft. Claimed to be a choice unit but price was too high.

I have been monitoring the price for the last 6 months but it is still hanging around $600 PSF for 3 bed rm units.

I worried that before, but was total released after reading the following article - in fact, facing reservior /lake is much better than facing sea in term of Fei Shui.

Very familiar around that area. like the life style in Tropic. but owners are asking higher and higher now.... and very few units available....

How is your hunting? any good buy so far?

Well, $780K for a 3 bedders is too high... i heard that from my agent also, not sure its same unit or not, the owenr is demanding so high because the unit has direct pool view and reservior view.... but...... still too high, its almost the 4 bedders price.

Oh Yes, the park connector is very, very fun. We have good family time going on bicycle from Tampines to Rereservoir to East Coast to Changi to Pasir Ris and back to Tampoines. Overall some 40km I think. The part from Bedok Reservior to Changi via East Coast is overall quite cooling.

By the way, heard from agent that the 4 bedder at blk 61 high floor sold at 840K recently, which is 553psf only.

But hor, we went to cycling this weekend in bedok reservior, i noticed that the afternoon sun very very strong. 6:30PM, still have hot afternoon sun hit into almost all the rooms in blk 61. the higher unit, the hotter??

can imagine the direct afternoon sun from 12-7 pm? 6-7 hours hot hot like oven???

Frankly speaking, its a bit ulu in the another side of Bedok Reservior car park which near the Tropica. If the new condo build up next Tropica, it's also a good idea. Can increase 人气 and yet still not so noisy...

and hopefully the new condo can block the horrible afternoon sun for blk 61? :p

It will be much better if there is a bridge outside the Tropica, to allow the residents go to reservior directly... ;)

2. Within blk 51, stack 3 is the best with no afternoon sun at all and a perfect stunning reservoir view.

3. Morning traffic is quite ok, and I have not encoutered 7 cars waiting to exit yet.

4. It is very spacious with large swimming pools. The baby pool is even bigger than some main pools at other condos.

Families may opt for it in lieu of Pinevale which is more cramped when United World College commences next year. So try to get a unit soon if you're byoing.

not sure, but i think should have ba.

if blk 51, only the 3rd bedroom facing caltex will get some road noise, and the noise is still ok. the rest of the rooms are very quiet.

check the caveats, blk 51 commands the highest psf.
#15-03 sold at 700k is best buy of the year.

Can you believe it? now most of the 3 bedders are asking above 750K, and 4 bedder is asking 980K, nearly 1 million! why not just dear dear ask 1 million.

I have friends who is renting a 3Br unit for around $3.3K until 2010. Sounds like it is a good investment. Considering a buy price of $800K, that works out a return of 5%.
Anybody has any rental yield comparison around that area? Baywater, Clearwater, AQ, etc? Thanks

I hardly take public transport, but I don't see any issue for taking SBS bus to go to town. 23 and 851 by express way, can go to bugis and orchard, suntect easily. What else do you complaint?

now the sales around the reservoir are largely generated by upgraders who thought they sold their hdbs at a high, but face competition from many other upgraders in snagging a condo. so they boh pian bid up condo prices for a roof over their heads.

once the condo prices widens the gap too much or hdb valuations drops, demand will dip.

uwc starts partial operations aug next year w full operations another year later? 2 years+ is to long for investors to vest at current prices.

but of course it's good for me if prices cheong all the way. if a 3br is tenanted at 3.3k now, imagine wat it will be when we hit boomtown. :D

  活性炭吸附法

  并不能完全清除甲醛

  固体活性炭具有孔隙多的特点,对甲醛等有害物质具有很强的吸附和分解作用,活性炭的颗粒越小吸附效果越好。

  专家点评:活性炭对甲醛的吸附作用很明显,应根据空间的大小不同,放置活性炭的量也要有所不同。另外,活性炭吸附到一定程度后需要进行更换。活性炭的效果虽然不错,但是和其他方法一样,并不能完全清除空气中的甲醛。

  净化器处理法

  只在封闭空间使用才有效

  目前市场上的空气净化器分为负离子型、臭氧型、过滤吸附型、静电集成型和光触媒型。不同的空气净化器有不同的工作原理,如负离子型就是通过产生负离子,分解空气中的异味和附着的烟尘,从而达到净化室内空气的目的。

  专家点评:空气净化器在吸收甲醛方面有一定功效,但是空气净化器一般只在封闭的空间使用才有效。如果在开窗户的情况下使用空气净化器,不仅没有什么效果而且还浪费电。

  化学制剂净化法

  效率高,但治标不治本

Not surprising. Sometime back (I think last year), I saw Rolls Royce going in during the weekends. I understand that there is a wealthy Indonesian student renting a unit there and studying at TP.

Having said that, I do not think it is the wealth of the people staying there but it is certainly a place to stay healthy.....the building and the surrounding blend well to create the peaceful environment to stay....

And assume a 5% yield, it would cost $960K for a 3 br at The Tropica. By that, the current selling of price of $750K would make it very attractive.

in theory a 5% yield is attractive, since some condos are getting 3-4%.

e.g. blue horizon 2br tenanted to japanese expats at 3.5-3.9k. asking price w tenancy $720k, (3.5kx12)/720k = 5.8%.

using blue horizon as a benchmark, a 5.8% yield will translate to $827k minimum for a 3br for the tropica.

Based on McKinnon's computation, yes, it seems much better if you stay at Tropica for life style, and rent out HDB for $$$ :)

(2.5k rental x12)/450k = 6.67% (higher rental with higher cost)

(2.2k rental x12)/420K = 6.3% (avg rental with avg cost)

I'm using the open market price, what if you are the first hand owner directly bought from HDB? wow! the rental yield will be over 10%!!

(2.2k rental x12)/200K = 13.2% (avg rental for first hand owner)

so it may be better to rent ur hdb and stay in a condo w low opportunity cost.

If you guys like peace and quiet so much, how come nobody mentions about Tanah Merah Crest? I used to live there and my stack was South East facing, very cool and breezy with no afternoon sun, view facing low rise FH landed and unlike many new developments, you buy today, next day a neighbouring tower will block you, TMC good stack will never be built up or blocked and also near TM MRT, Expo, 4th University, Bedok HDB facilities, at your door step is blk 85 market and hawker's centre, near Tampines, and Simei. The condo is also nice sized at 288 units with full facilities, really a private and tranquil sanctuary if you ask me.

Price reasonable. he produced one set of detailed report after gathered all the required info such as Ba Zhi, floor plan etc.

With the Feng Shui advice, I can proceed to my renovation plan. Certain things such as bed direction, cook area need to pay attention.

I have to say that the Tropica interior is pretty old, don't like it at all, so I intend to change everything. But comparing with the sky high price for new project, and so little actual living space after you deduct the giant baywindow + huge balcony, I feel the Tropica is realy worthy for $$$.

I want to redo everything except the marble floor, so that everything can be customize to my requirement, and I can control the quality and taste. Guess what? my total cost (full house reno + purchase price + whatever fee), is still far away from 1 million

Nowaday can you buy a 1500+ sqft 4 bedder within 1 million??? :)

Agreed. After 5 years, those sky high "new" project will be as same as these "old" projects.

My unit also South East facing, super cool and breezy, no afternoon sun at all, and it's facing Bedok Reservior directly :) I'm driving, hardly take MRT, and Singapore so small!

So I called one contractor for quotation of removing furniture, and he told me that he can do all the reno jobs I requested, because eventually those ID will outsouce such job to them. They are the actual persons to do the actual work, and the direct price is only HALF!

That means if my reno budget is 100K, now I can cut down to $50K ;) Very very 动心 now!

from my limited experience, a good ID is worth his weight in gold.

contractors will just copy what you point out you like, but you need a person of excellent taste to gel everything together in 3D, and coordinate the soft furnishings like curtains, rugs, sofas, paintings, ornaments, wallpaper, etc for a totally integrated look.

in addition, they need to consider space planning, furniture placement, fengshui constraints, etc, so i will never stinge too much on a good ID.

One tip on costing and hacking, ask yourself, how long it takes to hack a wall? (few hours at most, with large sledge hammer) estimate as one day, next ask yourself how many workers needed? most likely one Bangladeshi @ $5 an hour, so 8 hours x $5 = $40 add haulage and disposal, is about another $50 so total to hack one wall is about $100, ask your contractor how much it will cost you, then you will know if you are being knocked. All other things like capentry etc, break down to unit rates, ie. per foot run etc.

- dress really poorly, talk like ahbeng
- go to one of the best IDs reputed for quality
- bring floorplan and exact dimensions, but dun tell him where you stay. if he ask, say you are poor, quote first, then let him know where later coz paiseh to say
- drill down commitments to exact brand, type, partnumber of the tile/veneer/blinds/materials used.
- Once quote is out, put in a clause to not exceed final charges by more than 20%

I still prefer using an ID coz anything goes wrong, just one single person and one company to whack

How about I pay ID for design and 3D drawing, and ask contractor to implement it? Is it too much?:(

That Contractor did offer kind of PM also, but I guess I need to work very closely with them.

So far the resale unit all above valuation as banks are still very reseved...

For young couple, got time to wait, can go for new project, use the 2-3 years to save up. Renovation also very mininum.

Me don't want wait to 2012,13, and I never like baywindow, so I go for resale unit. But need extra a lot of cash - for $$ above valuation, for immediate downpayment, and a lot for renovation...

alamak i'm not expert lah. just common sense - most of these IDs do flats, condos and landed. Same service, most of the time same materials supplier, but vastly different prices. i stumbled across this trick really. my first quote was some cockanaden in balestier - quoted me 6800 for a particular brand of tempered glass sliding door - told him the condo name. Then i went to serangoon, forgot to bring my floorplan etc, so thought fock it, tell him i stay in some old walkup apt. He quoted $3.5k for the exact same brand, thickness and mounting tracks. Then i thought - dey, hear my place sure tio kar. then on, i told everyone i stay in some super old walkup, too paisay to say where. The only loophole is when its time to do the toilets as that one needs site inspection. was brought to some shady place in joo chiat to choose. i wanted hansgrohe, girl quoted $2k for a shower system. i took out my phone, on the spot conference call in hansgrohe showroom at mohd sultan for their promo price. showroom quoted $980, girl had no choice but to match. but i did relent and bought some 'italian' steel fittings which i regret to today. focked up quality. luckily few hundred nia.

He looks very experience, and seems have a lot of creative ideas... however, the response a bit slow, he took 2 weeks to give me quotation, and that price was not competitive at all.... maybe i mentioned Tropica, mentioned your name, so according to gfoo's theory, that's expected result :beats-me-man:

Already got one contractor quoted me verbally that he can do it within 50K, everything includsive... but i really have NO confidence for him after think through overnight.

I guess I would rather pay more for those expericed and hard-workting ID to this job. So bad, already told them Tropica and show them the 1500+ sqft floorplan.

After learnt so many tips from your guys, i will try my luck to negotiate the price again:ashamed1:

probably you're doing alot of carpentry. try to minimise on carpentry if you can help it coz it's the major $$$ sucker. and it's not value for money unless you sleep on the solid kitchen counter top. haha. :D

Was very tempted to bid as well due to low price but noticed morning sun directly hit the living room, plus the unit directly facing children's playground, a bit noisy. For me, noise is a no no. Plus, two bedder is too small for my family....

I didn't engage the contractor in the end though he gave me some free advice..... lots of reasons... take forever for him to get back to me on simple enquiries is one, price quoted is about 50% higher than competitors price...blah blah blah... So my search has not ended.

price definetly real lah, you can check URA website :p

Blk 51 has both pool view and reservior view. yes, got a bit road noise. there are total of 3 block joined as blk 51 and all are 3 bedders, so easy to sell i guess.;)

The primary block 57 and 61 only 4 bedder have unblock reservior view, and it's either very very few people selling or asking sky high price now - 960K to 980K depending on layout. The 2 bedder got pool view and north facing. also very few supplies.

hope that explains why block 51 so popular

good point! just called mgt office, Singtel is contacting them to do some upgrading underground, should be transparent to us ba.

Even mgt office has no idea when will the actual upgrading be done, so we have to use the existing cable points. Noticed HDB blocks are doing upgrading now. i guess should be same cable point, right?

To what I know, the technology is different. The current broadband is limit to a certain Mhz but with the new one, it starts with Ghz, physically, I think, they are using fibre optics. So I think there would be wiring done in the house.

ha ha! me opps. we started house viewing from town, east coast and tanjong rhu, none of them fulfill our requirement until we saw Tropica!

But I have moved on to D9 now which is nearer to my work place and my children's school.
In addition to the bridge at the back gate, ask the MC to redo the main entrance to enhance it's image and make it more grand.

If MRT is so important why not buy a place with MRT? Why hope and hope? The way I see it, the area near Tropica is the fringe of Tampines and is very far flung and low density, also there is Tana Merah MRT and Tampines MRT already operating nearby, it would take lots and lots of hope for MRT station to be ever built there.

no much good news leh... i talked to a few residents before AGM, and was told that the bridge has been brought for discussion since day one, and they even approach Georgy Yeo for that. but government not able to justify the fund as there is no HDB resident at all near our Tropica, and we can't use our own fund to do anything outside the estate... so can't cheer for anything yet, maybe Merry X'mas? :p

We already tried the cycling last weekend, along the path newly done by PUB for neWater pipe, quick smooth leh, and very windy. and we tried the swiming pool, it's so big, so spacious! if you visited some now condo, you will know what i mean. :)
