One good thing I like about WV is the shuttle bus to MRT.


Any other Tropica owner bought Waterview in addition to sister EastLover?

I know of a few, but don't think they come to this forum.

Yes. There is no shuttle bus to MRT for Tropica which may be important for people who dont drive.

Anyways, even after viewing Waterview, my heart still goes for Tropica. Some of the key aspects like quality of finishings and flooring, huge rooms and no space wastage remains unmatched. :)

My sentiments remain that Tropica is truly value for money.

Thanks! I love both Tropica and Waterview. Tropica is big, Waterview has balcony - we have too many plants, WV 4 bedder is just nice for small family like us - 2 + 1 boy, 1 maid and 1 dog :)

I understand from an WV agent that the yard balcony will have a 1 metre high gate in the doorway leading to the kitchen...just nice for your dog :)

the quarry is filled with water mah....but i noticed big pile of sand beyond it...the agt says NEwater construction:beats-me-man:

zero speck of sand from sand quarry lah, it's so far away.

reservoir facing units usually do not get highway noise except for blk 61. but now blk 61 will be buffered from the highway by waterview.

6 bids for Tampines EC site



A HOUSING Board site for executive condominium housing on Tampines Avenue 8 attracted six bids when the tender exercise closed on Tuesday.
Hoi Hup Realty, Sunway Developments and SC Wong Holdings jointly submitted the top bid of $187.6 million for the 20,600 sq m site, with a maximum gross floor area of 57,680 sqm.
This works out to $3,252 psm/GFA.
The 99-year leasehold land parcel can yield about 525 EC flats.
The next highest bid of $172.8 million came from Opal Star Pte Ltd and Lum Chang Building Contractors, followed by the $161.5 million bid from Grand Isle Holdings.
The HDB will announce the final tender award in the next two weeks.

SINGAPORE : The Housing & Development Board (HDB) has awarded the tender for the land parcel at Tampines Avenue 8 to joint bidders Hoi Hup Realty, Sunway Developments and SC Wong Holdings.

They submitted the highest tender for the site at S$187.6 million out of a total of 6 bids received.

That translates to about S$302 per square foot per plot ratio.

The land parcel has a site area of more than 20,000 square metres and a maximum gross floor area of over 57,000 square metres.

It has been earmarked for executive condominium housing.

The site was launched for public tender on October 6 and has a lease period of 99 years.

$95.90/mth is very expensive, in my view. The Retail Service Provider (RSP) ie the company that sells the services to the consumers pays only $21 to the Operating Company (Opco) ie the company that provides the electronics to run the services.

The entire fibre infrastructure will be completed by 2012. By the time, there will be enough consumers and RSPs to provide more services and healthy competition to drive prices down. I would wait and see how things turn out before committing.

Up to him to price. Up to buyer to accept.

SSD actually raises the exit price by at least 16%, so viewing it from the reverse angle, it raises the current price by at least 16% as the COMPETITIVE EDGE over 14 Jan 2011 buyers.

They could negotiate between 0% to 16%+1% (agent Com) + 3% (Stamp), total about 20%. To close the deal and a fair one should be a 10% price increase if owners has holding power.

Speculators and flippers dying to get out, negotiate to buy at -20% to 0% and a fair one would be -10%.

because only 4 bedders in 61 or 57 has unblock view but very very few owners are selling... you can see most of the transactions from these 2 blocks are 2 bedders. so 有价无市. in fact i have spent alsmost 2 years to find out a 4 bed-room unt in Tropica.:) that's why agent use 1.2mil to attract owner :cool:

another hand, typical 3 bedder in Tropica is around 1200 sqft, 4 bedder is around 1500, that results the absolute quantum of 4 bedder much bigger. as bro McKinnon said, 1mil is a treashold to HDB upgrader - but i guess it's not anymore :D

Majority of the buyers are Indian, heard >70% of UWC students are from rich Indian family, and Indian like big big units. :)

The 01-03 unit has been in market for 3 years, but very hard to sale due to big size, odd layout and next to tenis court, but finally it's sold out, and sold to Indian. I guess that's the biggest unit avaiable in Tropica now.

Maybe some people can still afford a relaxing lifestyle after paying so much for the condo with a view.

Not moving there yet. Where I am staying now is near to my kids' childcare arrangement. Unless rental market is slow when tenancy expires, then I may consider moving in. Otherwise, i am comfortable where I am now - too much hassle to move (pack and unpack) headache :doh: .

usually they just thought Tropica is an ordinary Condo from outside, especially the urgly entry, but when they go inside, they were usually surprised by the resort style, and its 大气:)

Yeah the looks is very deceiving from the outside, esp is the back of each block (the less glam side) is facing outwards for all directions.

The amount of efforts to maintain the greenery must be alot to keep it at such a consistent good condition.

It's the travelling distance lah, just like heritage view and dover parkview.
You don't seem familiar w the attributes, pinevale still feels hdb w lower ceilings, units facing each other are very near. tropica's pool is bigger and next to reservoir for exercise.

I viewed many pinevale units but didn't buy any, juz sharing my assessment.

Frankly speaking. Tropica is a gem. Layout of units are very good. No wastage of space. It has very nice landscaping. Nice pools, a lot of greens and very windy too. The shop sell very nice curry chicken too. Fall in love with one of the unit there.

problem with this area is the number of concurrent development going on at the moment... adjacent and opposite having construction sites, never ending noise... currently having bad traffic, lorries driving past everyday, having only one main road connecting to expressway, drones of students at bus-stop going to various schools near it's vicinity...

i have encountered this sometimes when sending my kid to school there...
hmmm... total chaos in the morning...

I personally thought that tamp central EC's location is really quite good lah.. A bit wasted to be an EC.. If PC, definitely at least 1.2-1.4k psf..

Clearwater is a good choice..much bigger units compared to other condos on that side of reservoir. Also got future MRT, makan and iecon minimart.:cool:

Bro, no MRT near EC. Personally 8 years is too far for me. Expat buyers can only buy after 13 years. More new condos may come up beside the EC. Things may change by that time.
And you never know WP will get a MRT due to all the new condos near this side of reservoir and Tropica may go enbloc by then (big dreams...just kidding...:D ).

ECs need not wait for 10 year privatisation one, they seem to have more than adequate resale demand than PCs.. I read one article last month that published figures showed EC resale volume (as a % of their total number) is higher than private condos.. Tamp central area has no more residential sites liao, unless they do SERS and screw some HDB owners there hahaha!

Anyway, my cousin in law bought a place in tropica last year too.. went to her house many times already cos my spouse is very close to her.. even though it is already 11 years old, the environment and upkeeping is indeed quite good..

property for own stay are emotional buys thats why i can only buy when i see and my emotions kick in :D

Agree! For self stay, most impt thing is the buyer must like.. Investment value is secondary..

I think no change.. I meant singaporeans+PRs market big and adequate enough for EC resale volume already..

Anyway i have nothing against tropica lah, if not i would have advised my cousin in law not to buy it last year.. I'm just estimating what the situation might be like in future..
