I personally like some of FEO's project (beoing Floridian), but I think I also will be giving up on FEO soon. :beats-me-man:

If it is better than The Arte, then wont be surprised about the high take-up rate. The Arte was launched when sentiment is much worse.

3) thousands of units were sold in the past few months and Singaporeans bought most of them...

Are we really short of housing or are we expecting tonnes of expat to come in the next few years ? :confused: (considering there are also tonnes of units going to TOP or just TOP from the crazy sales few years ago)

Just went to see the show flat.

Personal view.

Layout better than Arte

But finishes Arte better

Price wise is definatelly more ex than Arte.

3 bedroom = 950-1050 psf

2 bedroom is about 1000 psf

The project is 36 story high.

They have only launch the units till the 8 floor. ( Think the 9-11 also for sale ) - Thus the agents are claiming that 2 bedrooms are selling fast. ;)


Per level up is about 10 dollars psf.

My 2 cents worth.

Far East Organization sold 74 apartments in its 280-unit Vista Residences at a private preview last weekend, the developer said yesterday.

And Frasers Centrepoint said that it has fully sold two of its projects - the 330-unit 8@Woodleigh and the 110-unit Woodsville 28. Homes at 8@Woodleigh went for an average of $790 per sq ft (psf), while units at Woodsville 28 sold for an average price of $775 psf.

8@Woodleigh was launched just two weeks ago. Woodsville 28 was launched in July 2008 but most units languished until the buying momentum returned to the market this year.

Over at the freehold Vista Residences - on Jalan Dusun and Jalan Datoh at the corner of Thomson Road - prices start at $960 psf. The project will be officially launched tomorrow, but Far East released 88 units at a weekend preview, and 85 per cent of them were snapped up.

'Buyers are mainly Singaporeans and there is particularly strong interest from young professional managers, teachers and civil servants who are buying to occupy,' said Chia Boon Kuah, chief operating officer of Far East Organization's property arm.

While units at Vista Residences have sold for more than homes in the nearby The Arte - a City Developments project where units were launched at an average price of $880 psf in March - the difference in pricing is due to the difference in unit sizes and floor plans, analysts say.

'Vista Residences offer smaller size units that command higher psf pricing and also smaller balcony space than The Arte,' OCBC Investment Research analyst Foo Sze Ming said in a note yesterday. 'As such, we caution that the strong buying momentum at higher psf pricing for the new launch should not be viewed as a new uptrend for property prices.'

Mr Foo said that it is too early to call a recovery in the property market. 'We remain unconvinced by the recent 'recovery' in the physical property market,' he said.

'We believe buying strength over the recent weeks could have been driven by the spillover effect from earlier pent-up demand that drew cash rich local investors back into the market. In our view, potential catalysts for price increase will have to come from an inflow of foreign funds into the property market, as well as a pick up in employment opportunities.'

Foreign funds were the driving force of the property boom in 2007, but have not come back to the market in a big way.

Looking ahead, more mass-market and mid-market launches are expected in the coming weeks, including Oasis@Elias, a 388-unit, 99-year leasehold project at Elias Road by Chip Eng Seng, and The Gale, a 329-unit, freehold project at Flora Road by Tripartite Developers.

I finally went to see Vista Residences on Sunday. Some observations:

1. Pricing: 10-15% higher than Arte. Even the 14th flr 3+1 1288 sqf was going at above 1100+. What a change in just a couple of months/weeks! The CDL folks must be wishing they had priced their units higher
2. Finishing: the finishing is definitely a poor cousin compared to the Arte. The marble in the living are were in cheaper small slabs size. The toilets were also a let down compared to the Arte
3. Layout: the living & dining area were tiny and the balcony is huge. The dry kitchen really eats into the living area space.
4. Facilities: I like the villas with private dip pool (which you can book) and there is much more swimming areas than any other devpt in the area. It feels more like a old style full-condo

The interesting thing is that they are NOT selling the 1400+ units (which I am keen on) till closer to TOP. Wor, they much be thinking that they can make a killing when the economy recovers. Are we going to see Novena prices in Balestier?

I think FEO by raising the psf , they might be pricing a lot of buyers out - I think even for people buying city fringe there's a quantum threshold of about 1.2 to 1.3 mil .... But then again, there are a lot of cash rich people out there thinking that they missed the bottom

More than 70 per cent of the 182 apartments released for sale at Vista Residences have been sold within a week of its launch.

The 280-unit development in Balestier offers one-bedroom units and penthouses ranging from 617 square feet to 2,575 square feet.

Prices started at S$960 per square foot and the average selling price was S$1,070 per square foot.

The 130 apartments taken up were mostly bought by Singaporeans, with three in four buyers locals.

Developer Far East Organization said about half of the buyers are HDB upgraders.

Despite the encouraging sales, Far East said there are no immediate plans to release the remaining apartments on the 24th to 36th floors

However, it will launch another property, Silversea, this weekend.

Silversea is located at Amber Road, one of the last available plots in East Coast.

It is a few minutes' drive from New Downtown at Marina Bay and Changi Airport.

The 21-storey high development promises a good view of the central business district and the South China Sea.

The 383-unit development will offer two-bedroom units and four-bedroom penthouse units ranging from 968 square feet to 4962 square feet, with prices starting from S$1,300 per square foot.

I have just attended a Vista Residences Party last Friday. Currently, only the units below the 23rd floor are released for sale. FEO are keeping those units above the sky terrace for release at a later date. At this point in time, all the 2 bedders are sold. For the one bedder, only two units (19th and 22nd) are unsold.

Foreign property investors are venturing out of traditional prime areas to snap up homes in other parts of the island.

A new study has found overseas buyers have become keen on district 12, which includes the Balestier area and which is associated with karaoke bars and lighting shops.

A Savills Singapore study found that districts 9, 10 and 15 have remained the top spots for foreign buyers over the past three years.

District 9 includes the Orchard and River Valley areas; 15 covers Katong, Joo Chiat and Amber Road, and 10 includes the posh Ardmore area, and the Bukit Timah, Holland Road and Tanglin neighbourhoods.

Districts 11 and 22 have become more popular thanks to the higher number of launches there, Savills said.

In the past three years, there have been at least 30 major launches in district 11 – Novena and Thomson – alone, including Viva, Park Infinia at Wee Nam, and Miro at Lincoln Road.

District 22 – it is centred on Jurong – has hosted launches of The Centris, The Caspian and The Lakeshore.

Savills said district 12, which includes the Balestier, Serangoon and Toa Payoh areas, has emerged as one of the top new choices among foreigners this year.

Its new projects include The Arte, Trevista, Vista Residences, Nova 48, Nova 88 and Domus.

‘These city-fringe projects are near to the city and yet relatively more affordable compared to core central projects,’ said Savills’ senior manager of research and consultancy, Ms Christine Sun.

Consultants say that in district 12, average prices have been lower, at about $900 psf compared with the over $1,000 psf that Novena, only a few hundred metres away, can fetch. However, the gap is closing, partly due to district 12’s increased popularity as well as the small units offered which have a higher per unit asking price.

A closer look at the sales data from the three most popular districts of 9, 15 and 10 shows that most of the foreign buyers came from Malaysia, Indonesia, mainland China and India.

In fact, they accounted for 73.9% of total foreign private property purchases in the first nine months, compared with 59.1% for the whole of 2007 when the market was booming.

A lot of foreigners came to Singapore to buy back then.

Many of the high net-worth buyers from Europe, Russia and elsewhere have not quite returned, property experts said.

But Malaysian buyer numbers have risen by 10% this year compared with 2007, although Indonesian investor numbers have fallen by 4%.

Mainland Chinese buyers are also up 7.4%, while Indian buyers rose 1.1%.

A recent Savills study showed that foreigners, especially those from China, were returning to the market.

Foreigners formed about 22.7% of private home sales in the third quarter – above the 19.7% average since the start of 2000.

‘Malaysians and Indonesians prefer prime districts 9 and 10, which tend to be higher-priced projects,’ said Ms Sun.

She added that mainland Chinese and Indian buyers bought more homes in the city fringe and outside of central regions, such as districts 15, 16, 18 and 22.

The properties in these regions tend to be relatively less pricey and more mass market.

Western buyers, including those from Australia, Britain and the United States, tend to congregate in certain districts, such as districts 9, 10 and 15.

The Japanese prefer district 9, while the Koreans are keen on districts 9 and 10, as well as 16, which includes Bedok and Upper East Coast.
District 9 has the highest concentration of foreign buyers, at 31%.

The other top districts popular with foreigners had a proportion of between 19 and 25%.

Sorry, I am not interested in location such as where Vista Residences is located. Too far from amenities and right beside the PIE, too inconvenient to me.

Errr... I thought Vista is one which is near amenties for a FH. Plenty of eateries and around 12 mins of leisure walk to TPY MRT, ..Hee, I am an owner and I tried walking b4 :) and the distance is quite acceptable to me..
But I do agreed I am surprised by the high PSF :p , but if the price goes up by the floors, it seems pretty reasonable if it is transacted at the high floor considering that even the suburbia area is going at crazy prices!!.

As for its close proximity to PIE, it is actually separated by a canal around 50 meters apart from the fence. Thought it is pretty convenient and not too noisy.. the only con is the bad traffic along balestier road during peak hrs..hopefully LTA/URA can do something about it if they are going to develop it accordingly to their so called URA Master Plan..

Anyway, one man's meat is another man's poison... All the best to those who have bought a property...

There are certainly quite a few condos that are nearer to MRT and much cheaper for you..like what you mentioned Centro/Meadow...but there are also plenty of reasons for people who are still willing to pay much higher $ for places like River Valley which are neither near MRT nor amenities.,and whoever that have bought Vista.. its just a pity that you are not my potential buyer if I ever decided to sell :)

Also, I guess you have ruled out quite a no. of condos like 100 trees, Carabelle which are along the AYE ....and many other FHs which are definitely not within 12 mins of leisure walk from MRT (FEO actually advertised 7 min walk, I have shorter legs :ashamed1: ).. PEACE!

I believe that the $1455psf unit is only 646sqft (MM) on the 26th floor. All other units are around $1200psf. I went to showroom. Layout is pretty good, no big balconies and aircon ledges or planters.

With the # of units at Arte and VR and only 1 way out of Balestier Rd by making a U-turn, I rule out this location.

BTW, how do you walk to TPY MRT from VR?

In D9-D11, if want near MRT stations, go look at those condos around Orchard, Somerset, Novena and Newton MRT stations.

Y sell now... property price is still going up... U should check out recently launched cube 8... people many many.. and selling fast... CDL still got concorde for development... prices will definitely be higher than cube 8...

I went to the show room for Vista residences over the weekend and saw quiute a bit of activities going on. There are a couple of 1 bed rooms and many 4 bedrooms.
Anyone has any comments on the potential of this project? Is it worthwhile to invest? There seems to be a lot of hype about the location given it is near to CDL many new launches.

I notice there is this 8 raja new apartment by Popular Land just in the vicinity. Any one had a look at this?

I just saw this on the ura caveats. Goodness Vista at a high of 1607 psf? Unbelievable for D12 location even though with the hype about near to orchard, novena etc.
Those people who bought last year during launch must be laughing their way to the bank.
I wonder .... usually FEO will launch low floor units first at a discount and take their time to sell the remaining units which are higher at reduced discounts. Will this bring up the value of the lower floor units which earlier purchasers have bought?

The developer basically held back the 4-bedders at the initial launch, I asked and they said they weren't for sale. Now they are re-launching it as 'Sky' Residences

While I think the area offers great potential, the prices they are asking for 1.6Kpsf is a bit crazy. I did not think the finishing was fantastic compared to the CDL developments as well

It will be interesting to see how they price 8 Rajah

I saw from the newspapers 8 raja is from 1350 psf and all the units are very big size like more than 1500 sqft even for a 2 bedder. Who would want to buy these?
I look around that area and the only old block left is Global Ville just beside 8 raja. Possibly a potential for enbloc but the building may already have maxed out the plot ratio judging by its height? But I do not see any units for sale. Maybe good to grab a unit and wait for enbloc?

Vista Residences seem to have appreciated in price but quite a lot psf wise. There seems to be a lot of hype of it being close to Novena which is good with all the new Novena medical cluster building up.

Passed by the showroom for Vista residences and found out that there are still many 4 bedrooms unsold. The project priced too high? FEO never give any discounts to spur the sales?

went to showroom today to look at the model, as might buy a 1 bedder subsale.....

seems only PH and very few 4 bedders upper floor left, didnt check pricing, but 33 F was offered with 2 % extra discount

There are only 6 units of 4 bedrooms left and 8 penthouses I think. The showroom will be torn down by end of the month. I guess Far East has maximised the usage of the showroom.
What's the price of the 4 bedrooms? psf?

Hi, any advise which is a better buy - Vista Residences vs Trevista? Vista is freehold vs Trevista leasehold. But Trevista seems to be better served with 2 MRTs in vicinity, surrounded by more ammenties and appears more value for money?

Agreed Trevista is better too. Visited both showrooms and found the quality and layout better. Also more livable than Vista which is hard to access.

trevista got many subsale shows this location is better....toa payoh is quite a happening place on the weekend.

pasar malam quite often n line dancing by lao aunty,,,uncle like to watch at sideline..

many food variety, i kinda of like it,,,,

Vista not too far from Toapayoh.. 12-15mins leisure walk, but could be too much for some people I guess... but then again, now condo which are near to MRT are mostly leasehold.. :)

For this amount, would prefer to buy development near to mrt stn as this development is neither here nor there. Traffic volume and noise issues can be really problem to secure tenants.

FEO will set the benchmark for that area (ard Jln Datoh).. and in fact Vista Res is Dist. 12 (not even 11)..
Wat I don't like is that.. is only one-way out going by Jln Datoh.. the road will be jam like hell when the project is completed.

considering its cursed, you wonder why its owners didn't choose to cash out when CDL came along to enbloc...
If CDL managed to enbloc TTM, i think their intention would have been to amalgamate the sites of Arte, Cube, TTM and 368 to possibly develop a mega resi development
