The one showed at showflat is the gas type. Not sure SB will later change their mind. Definitely will save some space without the gas cylinder.

Still waiting for the next 10%... no letter yet.

The progress so far is ok... 10 days per floor. 19th floor should complete by end Apr.

If you check out property guru, you can find mezzo office is for sale. The TOP date stated is between end 2011 and 1Q2012. The agent probably got the info from SB:)

There is also a floor plan showing which office units have been sold.

I climbed the metal stairs of RB all the way up to the locked door at the pool level to take those shots.

I am mostly recovered liaoz, just a bit of wrist sprain and shoulder pain to deal with, salonpas will do the trick. :)

Last time almost bought the top PH 1625sf unit.. because the actually build-in (useable area) is only half the size of the whole flr area.. quite small inside.. so change my mind.

It is called the bifold door. The agent mentioned to me as well, and he even showed me different pattern of bifold that can be installed. Think only 3-4 types are available.

If you can remember, it was displayed in the showflat (I have the pic but don't know how to post it). The agent even asked me whether want to pay $5k upfront for the bifold, or can install after TOP.

The bifold can enclose the balcony area (but not planter), which will make the living room larger.

However, there are some other problems as well. The bifold cannot be locked. It will also make the living room darker as it is quite thick and will block the sunlight. It will take up some space when it is not in use.

I prefer to just install a timber deck on the planter. If some residents install the bifold and others don't, the building may look funny from outside. It may be funnier if all have different taste of pattern.

I doubt so too. It will make the entire facade totally out, ugly and non uniform. I dun trust agent because they always like to act like the developer and selling nonsense ideas to consumers. However I believe once top, you could actually replace and convert at your own cost and risk. In the first year when CSC not issued you can't do any modification.

Think $150-$200. It will only be determined by the management later if not wrong.

Not sure when sinking fund will kick in, which should be on top of maintenance fee.

I think if ur unit is above 18th floor should be able to clear balestier tower. But its ok even if it is blocked, balestier tower is very thin, so u can look left and right of it, will not be totally blocked. ;)

Yah, I also don't remember can choose anything. Its what you see what u get except those "for display only" items and the ID.
At least that time the mezzo showflat was almost like the real thing, no knocking down of walls or anything. They just use full wall mirrors to brighten up the showflat. The photos from the brochure were those taken from the showflat.

Nikon compacts are of average quality. They are much better with their dslr cameras. I used to have a nikon p5100 compact, made in indonesia one. :tsk-tsk:

For the balcony and bws, I suppose this development has quite a lot of it even to the 2 bedders and phs. the worst are planters.

I hav one qn, I heard the developer offered a guaranteed 6% yield during its launch. do u guys know the details? and wad happens if I own stay and do not take up their offer? I would lose the 6% yield?

i didn't hear about the 6% when i was there. At launch price 6% possible

2bed about 700k~ @6% is 3.5k~
1bed about 500k~ @6% is 2.5k~

A month ago just to happen to know and spoke to a friend of mine who is an agent actively involved in marketing this project. Her advise to me is not to sell at a price of 1,100 - 1200 due to the follwoing reasons:

1) Location. Close to the city.
2) Surrounding newly launch project. Much higher than 1200...
3) Developer - Quality not bad.

She advice to hold till at least T.O.P then can see a more handsome profit.
Persoanlly, i think we are looking at the downside (if any) of 5% - 15% of property price. So i feel that as long as u have the holding power and like the project (not just Mezzo and can be other project), shouldnt be a big risk to take up. ...

Today pass by the construction site. I think still got chance to TOP by end of this year. From the developer point of view, any written comment might cause a commitment so will give some room for delay for any commitment. At least we wont expect more than 1Q of 2012.

Anyway, enjoy the waiting mood la. Once TOP then the excitement will slowly disappear lol.:) waiting mean life got target ma.

have you asked for your unit floor plan with measurement from SB?

if you have it, bring it to the ID and roughly tell them the theme that you like. They will then suggest something (you can finetune the design along the way), and then quote you a price.

Once you visit a few IDs, you will slowly know what you want. Bear in mind you need to pay 10% deposit before they draw you the 3D plan, so need time to source for the ideal ID. Should start early so no need to rush last min.

Dont really see these options much more attractive compare to our current 1 as the spread is still high...dont save much interest from whichever option they offer.

Do they still allow you to place deposit (up to 75%) to enjoy the same rate they charge you for the loan? By loooking at the current market, I might consider to use this way to reduce the interest exp. Once the market more stable after 1 or 2 yrs, then change bank or renegotiate with the bank again...

A better judge for the rental is to use the psf.... it is a better reflection of the market.

For example, the Tier is asking for 3.3k.... But the psf is $6 and floor area is 549ft ~ 3.3k.

In my opinion, a better benchmark would be the Montebleu, which have the same developer, same floor area, but it is classify as District 11 (thus higher price).

$5 psf seem like a reasonable price as Montebleu is asking around $5.33.

However, it would still depends on the market conditions and the furnishing of the unit when it TOP.:ashamed1:

I guess so, there are not much office units anyway and not all are sold as of now.

Actually that was what I understand when I bought the unit....:banghead:

Nevermind, then residents can use their office space as well, go to their toilet wash clothes and do business, and use their wifi. :p

hahaha..nice one! I guess the developer is trying to attract more office tenants by allowing them to use the facilities...but i believe the residents may have a bigger say in time to come....:cheers6:

Haha..I think the best hedge if i own a residential unit now is to buy 1 of the commercial units now and rent it out calling it 'rental with free gym membership + meeting space facilities'..

not too sure, drove past and actually saw the ground doors open...but not sure if the guards will allow any 'visitor'....:p
