As DBR is TOP-ing in 3rd Quarter of the year, many of us may have started looking for IDs and scout for furniture already. Earlier on, we have posted about doing bulk buying e.g. electrical appliances, planter/balcony/bay windows decking… but who has actually gone around and have ask for bulk discount? Many of us put down names, but no one follow up as no one knows whether those who posted their names are serious about bulk buying.

I am not a resident of Double Bay but it is heartening to know that there are many of you guys contributing here.

The evorich website has a picture of wood decking on a balcony. Can anyone share the purpose of having a wood decking?

My personal thoughts are that a wood decking on a balcony would be more susceptible to weather (sun and rain), collects dust more easily and harder to clean as compared to normal tile flooring where you can just easily mop. Looks nice though.

Btw, any idea where these agents get our addresses from? They have been bugging me with letters every other day.

I'm quite sure they have not gotten the address from my caveat because my caveat does not list my residential address.

I have a very good mind to report these guys to the CEA.

i remember someone mentioned it will be TOP on July 12 in previous pages, as indicated in their annual report... :doh:

but now already august, still 杳无音信!I will go US for holiday after PSLE....don't tell me TOP at OCT, then I can only response when I come back on Nov :scared-4:

WFK/Optima more ready also not yet TOP. DBR with so many units and facilities where get TOP so fast?

Most likely December or Q1 2013 ... dun worry market will chiong soon, enjoy your holiday and remember to bring iPad to TCSS in forum :p

what i can only say is that can't relay on the TOP date agent quoted. luckily i didn't choose to move to this project for own stay...

Think no chance. From outside, still have quite a bit to clear and touch up. dont worry, its worth the wait. its one of the hottest big project thats so near MRT.

Haa. not as beautiful as Reflection of course, but beautiful compared to modena, simei green, my manhatten. just jogged past the site - quite nice la, big blocks and glassy look. Saw the curvy round thing that was shown on the pic a few posts back.

Rental... My Manhattan will eventually fetch higher. Quite like those 2+S(and study quite big) 936sqft unit at My Manhattan, balcony not too big, good space, can rent out as compact-3rooms.

DBR is not far from mall/MRT too if go from backdoor. I prefer DBR due to nice landscape (nice waterfall) and tucked in a quieter corner away from the crowd yet near to MRT. MM is located too near to the mrt track - noisy!

Yes. It normally goes higher because people can now see the surrounding and that commands a premium.

i agree with pengful. prices tend to increase close to (or at the time of TOP). this is provided the development doesn't TOP in a down market.

I received letter from lawyer also, for the payment of Carparks, Roads and Drains serving the project, the next payment will be "Temporary Occupation Permit" :cheers5:

Hope we can collect keys soon?

BCA inspection is currently underway. If passed, probably collect keys within 30 days.

agents already have their database of who stays where in a development loh. caspian and waterfront wave fb also require unit number to join.

I bought from resale as well, and didn't know that the buyer can choose from 2 colour schemes! Hopefully the original buyer chose the lighter colour for me as well. Haha.

Wow! Within 2 weeks is PSLE. After that I go US for almost a mth... Will I loogy for defect reporting? How long must report all the defects? Within a mth after key collection? Can I ask my lawyer to defer to end oct?? Or possible to settle everything before holiday??

Today I paid a visit to DBR. Wow, it looks much beautiful than I expected. I like the commercial shops as well. The security guard super super strict, no chance to go inside at all. Have to be patient to wait for the key, then can 光明正大go inside liao :D

bro, i dear not to scane the previous pages, heart too pain (as i bought end of last year only :()

During launch, my agent friend called me to view, and i said, hah, so expensive!? :scared-4: no basement car park? planter so long? baywindow everywhere? why they put big big 2 baywindow in bathroom? such a silly project, dont buy!!

3 years later, i gonna pay almost 1/3 more of the original selling price, and still so happy :doh:

the lesson learnt: never mix with investment and own-stay!

I was too 'young' during DBR launch, couldn't appreciate the value of DBR at that time. after i met this forum, learnt a lot, 'grow' a lot, so decided to buy before it's too late, although it was not cheap anymore :o still, it raised near 200K on paper :D the first hand owner must laught day and night ah :cheers1:

bro, i dear not to scane the previous pages, heart too pain (as i bought end of last year only :()

During launch, my agent friend called me to view, and i said, hah, so expensive!? :scared-4: no basement car park? planter so long? baywindow everywhere? why they put big big 2 baywindow in bathroom? such a silly project, dont buy!!

3 years later, i gonna pay almost 1/3 more of the original selling price, and still so happy :doh:

the lesson learnt: never mix with investment and own-stay!

Sis, at 1/3 more, you still make money.... So no prob.

What is important is make money and cash flow.

We did defect investigation on this Friday. Surprisingly, the china contractors are very friendly and approachable. Big thing small thing, all no problem.

Today I stalled lighting, they already started my defect fixing. Very fast! I like :p frankly speaking, no serious or obvious defect at all.:cheers5:

U know what to do with flooring and parquet? Take a long umbrella, know on the floor. If got hollow, put masking tape. Then, take photo, so u know where. After they rectify. U use umbrella and knock on the same spot to see if hollow. This is important. If not over time, the tiles and marble can pop ok....

But at time, if it is minor, it is better not to replace, firstly, cannot find back the same colour of marble and parquet, and at time, the patching work is even worst, not evenly done up

My agent did first round, then we double check, he helped me to report and arrange inspection with developer. Me volunteer myself to be there :D :D :D

U need to bend down... So tiring.... Can use coin, etc... I state umbrella because can walk and knock... Won't be strenuous on your back leh....can use wooden walking stick also....

I damn niao, I make sure they change... Not happy, change again.... Must know your rights, leh.... If they don't fulfill to satisfaction, I will use my lawyer write to them and give them ultimatum. U know, there is a deadline one leh... If they don't fulfill, u can engage external contractor and bill them leh.... I kana all kind of things in property purchase... Hahahaha

I like the way they install. Since URA dont allow the install decking on planter, it's very important to go portable..
