I agree..shd be around 2-2.5k for 2bedder tropical springs. However the new plot of land shd be launching close to 1kpsf...sounds high...well, waterfront gold maybe trying to break the 1kpsf soon...we shall see.

Condo near to simei mrt only fetch 2.5-2.8k presently for 2bedders.

Propertyguru is not reliable and the price is no way to be a reference... there are too much dummy advs and repost from the same repeated sellers...

I doubt it fetches 1K pfs now... nearby old condo is only $750... giving another $150 on top would be the max to go... and not to forget the price during launch is bout $700+ pfs...

He is toking about studio units asking prices. studio units was launched at 8XXpsf...1kpsf is the price to go.

I look at how much prices for rent & sale for my condo vs what transactions and rental actually are. Big discrepancy.

Studio is new to Simei/Tanah Merah so not sure how much can fetch. Rental for 2br @ Tropical Spring next door completed in 2002 should be about 2.8k per month.

My take is around 1.5-1.8k for a studio(its not a proper 1bedder)

If ur budget allows, personally feels tat u may wan to consider 2/3bedder afterall it is a mass market condo and it is easier to sell to homebuyers when it TOP if u nid to.

Actual rental price is below asking by a margin and beginning to fall, not rise.
Asking price for purchase is of course above latest transactions, but transactions are thin. Seems more sellers than buyers in secondary market.

Looking at the map - this is the farthest away from city center anyone can be already and 99LH and still will sell at 1000psf on a smallish plot :) If you're holding on to freehold development near future MRT, I think "huat" already.

construction cost varies quite significantly, depending on who's the maincon, the the timing (raw materials cost).
CES himself is a contractor/builder, so it will build it himself I think. cost should be low. <$250 I think.

ppty experts quoted breakeven price of 840-900psf...mabe bcoz no baywindows/planter box to play with...only 10% free balconies GFA and PES, Roof terrace FOC

latest waterbank construction cost awarded at 220psf...but seems goto add another 100psf or so to other costs as well..

Managed to finish reading the 52 pages. Many thanks to all who have contributed to the thread with their insights. I am intending to get one unit for stay (couple) and have shortlisted Dbr or tropical spring.

I shortlisted DBR and ts because of its distance to MRT and amenities around.
However because i havent been to the showroom, i am not able to find out how the interior looks like. Would appreciate if someone can direct me to anywhere with photos taken at the showroom.

Is there also any agent or specialist to recommend for dbr or ts?

i dun think i will sell even if it's 1000psf. you cant get a cheaper place that faces the pool and next to mrt.

In all the discussion about the potential of DB Residences, I would think another area worth looking at is Kembangan area. There are a few developments very near the MRT and freehold. The area is also a quiet area though there are a couple of mosques around. Most properties there are freehold.
Anyone has any views on the Kembangan area?

Kembangan one stop away from Bedok. And with the land beside Bedok interchange earmarked for a condominium development, perhaps this place may see some life and interest. Perhaps some with enbloc potential as well. Usually developers like FH and near MRT and old buildings:)

In terms of rental yield, Geylang area much better. Of course choose those higher number Lorongs like 26 and above to avoid the messy area and those parts closer to the Guillemard end.

But Kembangan is a more classy area I guess compared to Geylang

There is a big project of 473 units at Kembangan area. Keep a lookout for that. I have a feeling that will be a boost to the prices in the area. Heard it is from a reputable developer.

Yes this is the one. I am quite keen to explore further to get a unit but something that bugs me is that it is not exactly that near to the MRT. How long would one need to walk to the MRT station?

Personally I like Kembangan area as it is a relatively quiet place with most properties there being freehold.

i was once so naive and got cheated into buying a ppty tat supposedly walkable to novena MRT...physical distance on the map around 800m...took me around 15mins and very very sweaty.

if i am not wrong, hoi hup is the developer...drove along PIE can see their banner.

Well, the 4th University is built at the same place. The partener is changed from Austrilia to America. So for property investment, it doesn't matter. Singapore goverment will just get some other University to fill that place.

Well, everyone thinks if you are near University, u can rent to either students or lecturers. But funny enough a lot of Professionals want to stay near Universities. Maybe they miss the good days in campus. There are bank operations in EXPO area, and a lot of international logistic companies there. Mid managers need to rent, so renting is not a problem in that area.

Not sure about the layout of DBR with respect to MRT line, tall buildings can also help to bounce the noise around other than absorbing them. Good luck guys and pray for the best. I can't help but fully agreed with the comments above. Visited a relative this CNY at Simei Green and whisk past DBR. OMG I don't want to stay there for fear of enclosed in.. really . sorry I don't own a unit there and I certainly think Simei Green is a much better living environment ...

When i was looking at dbr previously, there are several sizes for their 3 bdrms..1259, 1270, 1313 and etc...
Depend on stack and facing. But think unlikely at 1mil for a 3 bdrm...1.1mil i think you got good chance. :)

My in-laws place is near to MRT too, and guess we're already inmuned to the noise from the trains..in fact, most of the time i didn't hear it...
If the resident from nearby condos can bear with it for that long, i think i should be able handle it.....let's hope so...:) :) :) :)

don worry. i lived near mRT station before. the noise is not affecting at all. jus cannt understand some forumer keep saying is horrible. wonder whether have they experience themselve or jus hearsay??

but i lived facing mrt/mrt station leh. unless different station generate different level of noise? mrt already in operation since 1988, which is more than 20 yrs. if is really tat bad why only now then ppl complain?

Got many condos to buy wat....so y torture urself n get a unit tat facing mrt track? U can tolerate but ur wife, ur baby, ur kid etc how?

I even complain disco is super noisy:p

If buying for adults then fine..but If buying to stay with family think of the babies too...
For adults is ok.. but you want your newborn to suffer mrt noise?.. who knows the ill effects it might have on their health...may get hearing problems..

If it's not good for babies, i guess many families will be affected in Singapore. I lived near main road before and the noise there is even worse than the MRT. And worse, it's 24 hours noise pollution from modified/spoilt exhaust system..At least MRT will stop between midnight and 6am everyday...

As for pneumatic refuse system, believe me, u would rather bring your rubbish out and throw it like HDB system because I've lived in a new development with in-house chute before. Within months of staying, my neighbour from 2-5th floors start to complain abt pest infestation in their premises... cockroaches, ants and funny insects... And a few months later, i can see small cockroaches and ants in my kitchen too. And BTW, I'm at 16th floor... So we have to spray insecticide every night at the chute to prevent unwanted members in our family...

Just my 2 cents worth...

The frequency of trains can be extremely high in the mornings. -i.e. every couple of minutes.
It will be like having an alarm clock that can't be snoozed.
Train starts operation as early as 5:00 AM++

Depends on ur unit facing....jus make sure ur unit is not facing the mrt track n got any blocks shield u anot

And den pls dun use main road as an comparison....those facing xpressway definitely worse den facing mrt track etc....

I always say it doesnt make u less fat by comparing wif sm1 fatter den u

So closed. The inner units really suffer from zero day light ..Must switch on light even in day time ... Ripple effect of. contwisted noise and smell.. Wonder how these people ever dry their clothes (if ever) naturally. :scared-4: Simei Green a much much better choice.

With BTOs new launch lower price, this may affect HDB resales price, but depends on demand n most importantly supply. Pte pry prices south at this time is highly unlikely. Just look at new launches, smaller n higher $ psf.
