Points to note:

The MRT track is above ground. It can be quite noisy when the trains pass).

Near to the HDBs.

Views for some units blocked by new devt in the not so distant future.

Consider resale of the condos on the opposite side of the road. Tanglin Regency and Tanglin View.

Some of those have nice unblocked views of the Alexandra Canal Linear Park Connector and the landed properties to the north.

They are further from the MRT so less likely to have noise but yet not too far to be a reasonable walking distance to the MRT.

I believe rentals are not too bad in that area (quite easy to get tenants as it is close to Orchard Road/Tanglin).

Heard that TOP in March.. Moreover the paint work for the building and the entrance foyer still not completed.

Overall looks more classy than Metropolitian I feel.

I still see lot of workers on site arriving in the morning and leaving in the evening. Also scaffolding is still in place on one of the open levels and the hanging trolleys are also around. How come the project already TOP?

Latest update is that developer is pushing contractor for early May, but it could be mid-May or even end-May for actual handover. The contractor is taking an awfully long time to finish and handover. Looks like developer also getting more anxious to handover and collect payment.

Empty piece of land on sale behind AS by URA on reserved list, I think. That is where the showflat for AS currently stands. Between AS and Redhill MRT stop. I believe the south facing units may not be able to enjoy the sea view in a few years.

Latest update is that handover in June. Its now extremely frustrating and annoying that the developer does not have control over the contractor timelines. Can we do anything in this respect? June could mean first week of June as well as end of June. Developer is non committal as to a firm date for handover.

It's quite strange actually since Top is already received back in Jan 2013. How could they have received TOP if there were so many pending works that it's taking them nearly 6 months to handover keys. Something is fishy here...

I was under the interest absorption scheme at time of purchase. Before project is completed I.e. TOP , the developers pay the bank interests. At TOP all that b.s. is all passed to the owner. Like myself I am now paying mortgage at the pt when it TOP . Can you imagine how damaging is it for people who are paying rent and mortgage at same time? 1-2 months still bearable, but come on...5 months?!?!

Property tax can be refunded if you produce proof of date when you collected your keys. I have done it before. They will backdate.

Just to share:

My TOP was 1Q, spotted defects and submitted list to developer. Developer had 1 month to rectify but they didn't do anything. Delayed until end 2Q.

Bang table etc. Cry mother, cry father.

3Q issued ultimatum. Then they shift me to service apartment. Told me 2 months will complete rectifications.

Finally shift back to own home after 1 year from collecting keys.

Same headache again because rectifications not satisfactory. Developer say 'very good already'.

Free: Lodging, white goods, some changes to internal structures/designs, movers, transportations, extend defects liability.

Next action: Hold last 15% until they complete rectifications. As of now, they are taking their own time. Once it passes 1 month, i will engage outside contractor and deduct from the 15% held by singapore law.

Total delays: 15 months to date. :simmering:

The real question w.r.t. Ascentia Sky should be how did they get TOP if so much work was left pending? I checked BCA website for checklist for granting TOP and it is a very detailed checklist right upto the marking of parking lots. So it is unlikely that they would have missed much.

That's exactly the point. No one can claim they need 5 months to "tip-top" 373 units. Not unless there is a major issue with all the units or a majority of them.

Send to your lawyer. They will sort it out FOC. Actually part of their job since you already engaged them.

BCA will approve for TOP only if inspections passed.

In this case i am also curious why BCA approved and yet keys not ready to handover.

I can only guess developer found something major and needed time to rectify before handing over keys.

Anyway, i prefer they do a good job before handing over keys then to make residents suffer the inconvenience later.

High time they finish!! I cant imagine the kind of delays other new developments are likely to face in times to come if the labor supply tightening is not eased. Surely, most new projects will face similar if not more delays in completion.

4 bedder should be higher given that mine is a 3 bedder which currently works out to be $366 per month.

Fee wise i think it is "ok" given that currently I'm paying about $340 at my current place (12yr old condo)

Btw those views with an outdoor jacuzzi are for the penthouses - very nice unblocked views but guess that is what $8million pays for :D
NB: Penthouses are not yet finished hence the units were unlocked.

The managing agent is Knight Frank - very nice and warm service however they themselves have no clarity on when the facilities (e.g Gym) would be ready for use...

Had a good laugh at the pool table (table currently under wraps) its open air by the side of the building hence if you miss cue, the pool ball is going to fly downstairs :scared-4:

Will be doing defects next I"ll share more details later.

I"m guessing they doing a parallel track - I.e faster hand over the keys to those units that are ready while trying to complete those units which are not yet ready.

Do you know you can get property tax rebate if you have a long delay between the official TOP date and the date of the collection of your key? Just need to let your lawyer deal. It is always good to be the first few to collect the keys especially in large development.

Most people would delegate down to the contractor to check since before any Reno works you need to clear your defect list (to prevent disputes)

Yes, when TOP is given, every thing (all units and all facilities) as mentioned in sales agreement has to be ready upto the last detail (even parking lots demarcation in car park lots). Have they indicated when are they likely to operationalize the facilities. It's got to be matter of days, if not, I think it's best to talk to sales department of developer directly and protest.

I agree with Osprey, the developer and / or the contractor has messed up big time with something. If project is TOP, generally takes not more than 2 months to handover the project fully completed. This one still 5 months after TOP, flooring of some units not done and facilities not operational?

@AAAP & Osprey78 - Lets see what they say - I spoke to the MA-Manager today and she suggested that I write in for them to escalate to Wing Tai.
Also pointed out that with on-going works in common areas - Cables, Planks, Pails etc are scattered around which is it is a safety issue for kids / elderly who may take a tour of the area.

For unfortunate owners who are collecting keys in July, will they be asked to pay maintenance for May and June??

My lawyer told me that we can ask for compensation only if the developer has any delay in construction after Feb 2014. I would reckon if we are fussy over the defaults in the unit and repairs take more than 7 months from June, we could seek legal compensation.

Not sure is it the "in" thing now but the flooring - although it says compressed marble - I don't see any grains, it just looks like a white tile to me.

Maintenance is fixed - to be paid 6 months from the date you collect your keys. Don't think it is right to enforce back-payment, hence might be a 'blessing' to collect later on.

For unfortunate owners who are collecting keys in July, will they be asked to pay maintenance for May and June??

My lawyer told me that we can ask for compensation only if the developer has any delay in construction after Feb 2014. I would reckon if we are fussy over the defaults in the unit and repairs take more than 7 months from June, we could seek legal compensation.

Managed to push Wing Tai to settle my defects asap as I need to do reno work this Saturday. (Need to settle before any other contractor you engage is allowed to start work)

Suggest you guys do the same too since they should be getting more 'busy' as time goes by.

Not sure is it normal but their finishing on the bay window is quite jia lat - ganna water abit the paint starts peeling (didnt encounter this in my previous place) :doh:

Hi Xarain,

Congrats on your key collection.

1 advice... your bay window with the peeling paint. is it wet from water seepage? feel the concrete... feels cool and wet, comparing with the adjacent areas.
my concern is that there is water seepage between the aluminium window frames and the concrete. please tap along the whole length of frame to check whether it is solid or hollow. encountered this before.

they may have to drill the frame at many points to inject those foam fillers to waterproof it. also try to use mirror (if possible) to see if there are any external hairline cracks along the wall outside where water can seep in.

Hope it is nothing serious.

In fact they require all defects found and agreed upon beforeyour own contractor can come in.
Also depending on the type of work your plan to do. I.e if you hack the walls and wall cracks appear, you lose your right to claim that as a defect against the developer

That being said - the general warranty is 12 months hence the developer should still be liable for defects if things do crop up within that time frame.

Banks typically take 5-7 working days to release funds
Upon receipt of funds, appointment can be made.

If you ask me, looks like at least 2 weeks.

the day i sent my cheque in, i called Wing Tai. Made appt for the following week. Handed cheque in 30th May, appt 11th Jun.

You can try your luck but solicitor gives cheque within a day, but you can call lah, if u confident cheque all in good order.

Quite a busy day at Ascentia Sky today B1 carpark was almost full so i guess Wing Tai must be scrambling with the hand overs.

Met 2 owners earlier - #20 and #06, again my theory on the lower floors going first seem to be right. @AAAP if you dont mind you can PM me your unit number i can help you do a spot check ;)

Just for info - Finished my mini reno works today - might want to be careful while installing lights for your kitchen and bathrooms - above the false ceiling is very congested (ie pipes, casing, metal brackets etc) hence if your planning to install those PLC downlights which their housing are quite fat - they may not fit and you need to do your own relocation.

For bathroom doors - all sliding for my unit except for the one in the yard which those plastic type that can fold.

Gotta give Wing Tai some credit - they are hauling ass on the Gym hence at least the Air-Con works now - the project manager updated me that it should be gtg by Mid-June other areas like steam bath, sauna etc....

Just collected my "box" this afternoon. Notice hairline cracks in Master Bedroom wall inside wardrobe & wall next to wardrobe.

Saw quite a few units with workers inside still doing lots of work on the 12th and 22nd floors.

The BBQ pits on the ground floor all comes with gas BBQs. It seems don't even need to pay for the gas when using according to the WingTai handover staff I asked. The one on the 45th floor is charcoal type. There's even a Karaoke system in the 45th function room ;).

The pool table is a dud. Not even a standard table. :doh:

I got mine within a week - i used a cashier order for the maint fee to speed things up as stated in the lawyers letter if you want express service.

Defects wises nothing serious for mine - mostly just minor dents and knocks.

first week super on - 100% check and ask for resident card this week they are swamped man - had an agent who came to my unit and was pressing my door bell (yes everyone will get one :)) - that i cannot accept and i have feedback to the MA.

They commit to complete within a month - so far its been close to a week they managed to clear just 3 out the 20 reported - again my defects are not too major (hope it stays this way) hence i wasn't too pushy.

Another tip for those collecting keys - turn on your air cons and let your fridge run overnight - my neighbor feedback that their fridge stopped working after day 2 and reports of air-con leakages :scared-4:

@Nikhil N D - the CSA will explain to you that once you rent out your unit you will need to return all the keys / keycards to the MA. Based on the tenancy agreement the MA will then re-issue the cards to the new tenant.

@graveyard - Nothing to sign - just apply for power and do a name transfer so anything before that date would be in the developer's bill. Gas and Water is not activated. I completed my reno - just make sure you do the joint inspection to agree on the defects before your own contractor comes in.

Guess earliest would be 5 working days. Got my notice y'day, requested lawyer for urgent paperwork. Bank will release funds on 11 th earliest. Can fix appointment after that.

Within a week sounds about right... what I did was to issue a cashier's order for the maint fee within the same day (of notification) and called Wing Tai to secure the appointment slot.

I think it's only fair that they wait for funds to be cleared in their account. If you were the seller, wouldnt you have done the same. Patience for a few more days.;)
