Not all of the seller sell base on the caveats lodged. Some are still asking 1100 plus psf. Guess not urgent for them to sell.

Not urgent for the sellers to sell, not urgent for the buyers to buy. If they can hold on good for them. But for those on deffered payment plan and are hoping for better prices, it is better to cash out soon. The property market will turn UGLY after an year. Look at the falls in the stock markets around the world. The stock market is an early indicator of the economy troubles, and 2009 and 2010 will see a very deep recession.

Have to agree with you here. The property market generally lags 6 months behind the stock market. The stock market has taken a huge beating in the last 2 months, losing almost half its value within such a short span of time. From a business time article yesterday:


Phillip Securities Research analyst Alfred Low expects high-end property prices to fall by 15-25 per cent in the next four quarters.

Others are more bearish. Morgan Stanley analysts Melissa Bon and Brian Wee on Oct 24 took a more aggressive approach to cutting residential prices and projected that residential prices for the mid-high end segment will fall by 75 per cent for the next three years..

While I personally cannot fathom the market falling by 75%, I think a 30-40% is only a matter of time.

This really only affects those who are unable to hold on to their properties. Those who can, will. Those who can't and are still hoping to sell for higher prices will suffer the most. On the other hand, buyers who can wait will benefit the most. :)

Why be so childish?

Why can't everybody talk and discuss like educated individuals?

As is obvious to most impartial people, there isn't a huge number of panic sellers......yet (except for the high end market). Most people expect a huge dip in property prices in 2009 and possibly 2010. I would assume the HDB market will fall in tandem as well.

I don't see the need to talk up or talk down. I prefer to discuss sensibly. :)

HDB flat in which area?

You have to be more specific.
A 5-room flat costs more than a 4-room flat.
A flat in Woodlands is priced differently from a flat in Queenstown.

I don't think anybody here wishes suffering on anyone, at least I don't.

A recession or complete collapse of the market affects everyone, me included.

But nobody can avoid the inevitable. If it happens, it happens.

Talking up or talking down isn't going to affect how the market performs, that's my point.

I've got my unit from sub sale so don't know if previous owner has upgraded or not. By the way is this an optional upgrade or a default given by the developer? In addition I'm not too sure if I've got the see through window in my kitchen, really hope it comes with it

In lieu of the clothes hanger system at no additional cost. I think most people opted for the dryer as the clothes hanger system can always be installed by the owner later at a much lower cost than the clothes dryer.

Yes very likely. Because only Blk 35 is left for inspection. The other 4 blocks have already been handed over. All furnishings are also in place. TOP should be within the first 2 weeks of Nov.

I guess possibility of fire sale for most units already very slim. Let's see if the price would go up or down after TOP.

Viewed following units : sneak in

1) #04-02 : Walk into living room. From master bedroom balcony, full lap pool view. Good privacy as no one can look into your master bedroom. If you stand at master bedroom balcony, can say hello to your neighbours on stack 7. Kitchen is slightly larger than odd level 02 stack. Living room balcony is longish. Cannot place table. Maybe just chairs. Some un-useable space from entrance to living. Got bay window at main door, can sit there to wear shoes & enjoy view of Katong. Though master bedroom is west facing, will probably not get any west sun, thanks to One Amber.

2) #13-02 : Walk into balcony. Most likely will not get rain into the balcony. Penthouse is "linked" (joined by two units), providing roofing for units below. Balcony size is good for small round table with 2-4 chairs. Bigger living / dining area. Kitchen is smaller. Fridge is placed in the living area and there is an additional built in cabinet between balcony & fridge. For this unit, owner paid extra $$$ to get the kitchen walls changed to glass. Hence it appears more spacious.

After comparing #04-02 & #13-02, personally feel that walk into balcony is better layout. More workable space.

3) #05-04 : Opened windows at room facing the cross junction (facing the Nursery). Surprisingly, very minimal road noise. Layout quite similar to #04-02.

4) #21-02 : Got SEA VIEW !!!! from balcony at guest room. This means #21-01 & probably the rest of the south facing penthouses will get FULL / partial SEA VIEW....#21-02 is facing North / landed and is unblocked.


All units are very windy, especially penthouse.

Lots of greenery & carpet grass. Feel at the pool area is cosy. Side gate access is from B1 and the whole project is wheel chair friendly (even the stairs leading to side gate). Clubhouse got lift too.

All units have built in shoe rack outside the main door. Lift lobby also nice.

Bedrooms are generally more spacious than Seaview. Master bedroom is good size. Better than Cote DAzur / Belvedere.

Finishing is also good. Those who opt for dryer will not get the clothes hanger system.

Private function organised by MCL for owners of Esta is 2 weeks away.

Bro,you mean Esta master bedroom is bigger than my bel MBR?mine is consider quite standard size & slightly bigger than my bro's Seaview MBR.in my opinion,seaview MBR is consider very small liao.only the balcony fancy me.hehe:)

When TOP liao,can arrange for a pleasure viewing?;)

Just went into Esta to take a look yesterday night. The guard said keys will be handed over during 2nd week of NOV. So for the lucky owners, tt's pretty soon.

The lobby area is beautiful with bamboo plants and water features. The pool area is nicely built as well. As the activity area is elevated, it was really windy and gives the secluded serene feel when I was there. The area felt quite spacious surprisingly and blocks are not as close to each other as perceived from outside. Good place to relax after a long day. The clubhouse is also double storey with a lift leading directly up to a roof garden.

However, I feel that the drive-thru entrance at guardhouse is quite cramp and narrow. There is also only one narrow entrance to the carpark/lobby area so that might pose some traffic problem during peak hours.

Personally would think a mirror at the bend of the car park entrance would help to make it safer to drive.

I very much doubt keys will be handled over next week. I spoke to my lawyer last Friday. He hasn't heard from the developer about TOP payment. Isn't it the procedure to pay first before the developer will hand over the keys? And the lawyer will take some time to process the payment.

Dun worry... am sure MCL will send you guys the letter really soon as they are also looking to TOP this project asap else they will not get their money from their project account too. Lawyer likewise will get all necessary paperworks done up asap too. it may be pretty soon that most of you will start to hear from developer and your lawyer too.

i like the mist garden also...makes the whole environment cooling in our humid weather. for those who bought esta, enjoy your stay there!!!hopefully can shift in before CNY.....can do housewarming also......Yippie!

Not lucky but 'special' seller. Tat's why she's the first to collect the key. Guess it's going to TOP real soon, so by Xmas also might make it.

3) #05-04 : Opened windows at room facing the cross junction (facing the Nursery). Surprisingly, very minimal road noise. Layout quite similar to #04-02.

4) #21-02 : Got SEA VIEW !!!! from balcony at guest room. This means #21-01 & probably the rest of the south facing penthouses will get FULL / partial SEA VIEW....#21-02 is facing North / landed and is unblocked.


All units are very windy, especially penthouse.

Lots of greenery & carpet grass. Feel at the pool area is cosy. Side gate access is from B1 and the whole project is wheel chair friendly (even the stairs leading to side gate). Clubhouse got lift too.

All units have built in shoe rack outside the main door. Lift lobby also nice.

Bedrooms are generally more spacious than Seaview. Master bedroom is good size. Better than Cote DAzur / Belvedere.

Finishing is also good. Those who opt for dryer will not get the clothes hanger system.

to me it is spacious becos when i bought the unit, soley based on floor plan and site plan. hard to visualise and imagine the actual site and distance.

my unit is in front of pool so main concern is my unit too close to the blk in front. but after seeing the actual site, my worry is unfounded.
i can't speak to other owners feedback when they see. overall it is a reasonable distance blk to blk.

They said they have NOT given out any keys. Nor have they sent out any letters on TOP, though this could be soon and will be done in batches given that it's a large project of 400 units.

It's common. I believe some 'owners' had gotten their keys. By some means. The rest of normal owners will be later. Already saw in Sat classified there are agents tat adv open house and key obtained.

I agree. I contacted MCL Land too and was informed that the condo has not TOP. No keys have been issued to any owners. I wonder how the sellers actually received their keys... isn't it strange that the agents have already received the keys from the sellers when the developer has not given out the keys?

I also feel strange, maybe you can call up those agents tat adv on Sat to find out which unit had obtained key and when is the open house. I checked with my lawyer too. No news on the key collection. Any kind soul can advice.

Yes very likely. Because only Blk 35 is left for inspection. The other 4 blocks have already been handed over. All furnishings are also in place. TOP should be within the first 2 weeks of Nov.

I guess possibility of fire sale for most units already very slim. Let's see if the price would go up or down after TOP.

Lawyer likewise will get all necessary paperworks done up asap too. it may be pretty soon that most of you will start to hear from developer and your lawyer too.

Lawyer called. Project received TOP notice today. But my unit is not ready for key collection yet? Not in the first batch perhaps. :) I wonder if the BBQ pit would be ready for booking soon. Would want to have BBQ there for this Christmas.

Just walked in again to the condo just now. Had wanted to go to basement car park see see, saw worker in towel LOL, think just bathed. Mine is B3 layout. Today it isn't as windy as the first time I went.

You can see stack 4,1 and master bedroom window for stack 3 from East Coast Park at the area facing Silver Sea Site (Somewhere near a small bridge over a monsoon drain). Now got sea view, not too sure next time once Silver Sea is up still got or not. :)

SINGAPORE : The demand for and prices of public housing flats are expected to remain fairly resilient despite the economic downturn. Market watchers said this applies to both resale and new units.

Close to 9,000 people have visited the Natura Loft showflat since it was launched for sale on October 31.

Its developer, Qingjian Realty, has already received 500 applications, mostly for four-room units there. But only 480 units are being offered, and these are going for between S$450 and S$570 per square foot.

Sales will close on November 15 and Qingjian expects demand for the new flats to be robust. Natura Loft is the Housing and Development Board's fourth condo-style public housing project.

Eric Cheng, executive director, HSR Property Consultants, said: "I did an interview with one of the consumers, they were sharing with me that 'In today's market, I don't know how long my job will last, so to safeguard, I would rather go for subsidised (a) house, that is HDB, because how low could HDB go, HDB houses always will have a valuation to support the base value of the units'."

Market watchers expect prices of resale flats to grow by about 4 per cent in the fourth quarter, slightly slower than the third quarter - which saw a 4.2 per cent growth.

ERA real estate agency projects price growth in the HDB resale flats segment to be at between 15 and 17 per cent for the whole of 2008. And it also said it is going to be a buyer's market for now, due to the challenging economic conditions.

Eugene Lim, associate director, ERA Asia Pacific, said: "Most of the buyers will start their negotiations at below valuation... by and large, most of the deals are pretty realistic nowadays, and cash over valuation very rarely will be more than S$40,000 to S$50,000. ... the days of S$100,000 or S$120,000 cash over valuation... are over."

Market players said the outlook for Singapore's property sector may be hazy in the short term, but the prospects still look bright beyond 2010. They said that is because Singapore has plans in place that will help to create jobs and boost the economy. - CNA/ms

MM Lee believes property values will continue to rise in long term

SINGAPORE: VIPs including Minister Mentor Lee Kuan Yew had the chance to tour The Pinnacle@Duxton on Sunday, and they were impressed by what they saw.

All seven blocks at The Pinnacle are linked by sky-bridges.

On the top-most 50th storey is a sky garden with breathtaking views of the cityscape. HDB names it "The Contemplative Zone".

On the 26th storey, there is an 800-metre long jogging track as well as fitness centres.

The Pinnacle has the highest HDB blocks in Singapore. Prices are similarly high for late buyers.

When it went on sale in 2004, 4-room flats cost $288,400 to $392,100 and 5-roomers cost $343,100 to $451,100.

428 units were offered for sale in September 2008, and this time 4-room flats cost $450,000 to $550,000 while 5-room flats cost $550,000 to over $600,000.

The Pinnacle has 1,848 units in total.

HDB says the flats still cost less than what nearby flats are fetching on the resale market.

5-room flats in the vicinity cost $593,000 to $670,000.

Minister Mentor Lee said property values are bound to go up in the long run because the government is continuously building more infrastructure and attracting higher-value investments that provide higher wages to employees.

I'm not sure. I guess we'd be updated via letters from the developer through our lawyers. I shall just wait for it. BTW, do you know which blocks would be in the first batch for key collection? I'm really excited to view the condominium. I'm not sure if the guards would let me in since I do not have the keys yet.

Passed by the esta. They had changed the guards. Now got 3 of them in proper uniform... so didn't try to go in. :(

11 units sold in a month is an excellent figure. This translates into annualised sales of 132 or one-third of the condo's 400 units. Some units will never be sold as they are owner occupied. Oct's sales figure is a large improvement on 2Q08's monthly sales. It's obvious some people feel current prices are low enough and they ain't waiting for S$700psf.

I own a unit and can't wait to move in. The landlord of the property I'm renting has just informed me he's doubling my rent. He says the increase would have been more if not for the current poor economic conditions. With exceptional low interest rates, I'll be saving about two-third of the rent I'm paying when I shift to The Esta.

Hey statistics aside, im sure some agents are doing really well. I was drinking coffee at Ya Kun in Toa Payoh with some buddies and we overheard an agent talking to another bank officer. He was submitting so many loan documents on behalf of just one customer and it seems like that particular customers got most of his buys through some hard bargaining! Of course, that was just one agent! lol

A password comes with the TOP letter from MCL Land's lawyer. A buyer should only book an appointment to collect keys after payment is made to MCL Land, after which it will issue a letter to the buyer. The guard will only let the buyer pass if he/she holds such letter. I tried to get into the condo last weekend with the lawyer's TOP letter, the guard said no.

I was there for pass 2 days for open house. 2nd day evening was raining cats n dogs. Those balcony facing outside all wet and have to close the sliding doors to prevent the living room from getting wet. I was there for pass 2 days for open house. 2nd day evening was raining cats n dogs. Those balcony facing outside all wet and have to close the sliding doors to prevent the living room from getting wet. There are some units going for 8XX. All depends on the seller, so will hold and rent it out(Long team investment) I'm seeing more units going for rental rather then sale. Asking price now will be slightly higher cause owner feels when TOP and can view hope to have buyers tat like the unit and pay the higher asking price. And of cause there are these kind of buyers around. They grab what they like. Guess is motivated seller will sell around 900psf:)

Heard tat for One Amber there will be a enter/exit for cars at Mountbatton Road, not confirmed...heard only(Dun flame me) ok:) If it's true will maybe ease the traffic along amber garden

We are first owners and just received our keys over the weekend for a relatively high flr unit (above 12th flr) Michelia, stack 04. Being the walk-in balcony layout type, we were a little nervous abt all the layout would be as the front balcony fronting seemed more popular. However, our fears were unfounded as we were pleasantly amazed by the spacious layout and spectacular full seaview right in front of us that stretches from balcony all the way to the master bedroom.

Joe, you were right, the rain didn't get into the balcony during yesterday's heavy rainfall! The walk-in balcony also gives one the welcoming and open air effect. It was extremely breezy and more spacious then we had thought. From measurements, we will be able to include one table with 4 outdoor chairs. Given the spaciousness, we are going to add in the dry kitchen counter to complement the refrigerator area in the foyer before the living/dining area as recommended by our ID.

Overall we are quite happy with the layout and unit, although we felt certain areas like the lift lobby and basement lobby designs could be improved. I will try to take some pics for upload soon.

It was really busy with buyers coming in non stop. Do PM me if any of you are keen to view this coming weekend. I can't confirm anything as on today as I be trying to collect 2 more keys this week for 3 room and 3+1. Good stack and level, facing mounitbatton road.:)

Hi, thank you. I'm not sure how sustainable the full seaview will be for us. Once Silversea is up, I think the master room and prob bedroom 1 views may be partially blocked... but the balcony, living, dining and bedroom 2 views will be fine as it looks out into the Chinese Swimming club side. My family and close frens who came over were so impressed by the view and the layout. Everyone thought our views will be blocked by the immediate buidlings. I guess it's the way the block was constructed.

But stack 04 does not come with pool view... for us, it's fine since we love the seaview much better.

On the noise level, we couldn't hear anything with all windows open... I guess it's prob becoz we are on a high flr. The facing is north south so there is slight morning sun only. No west sun... There is no blockage from the master room side windows. We have a gd view of the nursery and The Seaview.

Guess it must really feel good.

But I must say that during the peak of en-bloc, Amber Glades and Amber Park were targets. If that being the case, potentially any new developments would have blocked any views. Plus there are several new apartments under construction along Amber Road. But at least that would be many years from now and you can enjoy your splendid views.

Imho,if you're staying @ D15,Seaview is definetly much better than Poolview.(no offence to those staying facing Poolview).When you're back from a hetic day @ work,once you see the seaview you will feel shiok & will be relief from all stress.Im enjoying the seaview from my house everyday:) Hope you will enjoy as well.

We are first owners and just received our keys over the weekend for a relatively high flr unit (above 12th flr) Michelia, stack 04. Being the walk-in balcony layout type, we were a little nervous abt all the layout would be as the front balcony fronting seemed more popular. However, our fears were unfounded as we were pleasantly amazed by the spacious layout and spectacular full seaview right in front of us that stretches from balcony all the way to the master bedroom.

Joe, you were right, the rain didn't get into the balcony during yesterday's heavy rainfall! The walk-in balcony also gives one the welcoming and open air effect. It was extremely breezy and more spacious then we had thought. From measurements, we will be able to include one table with 4 outdoor chairs. Given the spaciousness, we are going to add in the dry kitchen counter to complement the refrigerator area in the foyer before the living/dining area as recommended by our ID.

Overall we are quite happy with the layout and unit, although we felt certain areas like the lift lobby and basement lobby designs could be improved. I will try to take some pics for upload soon.

Honestly,i would love to own 1 more unit in D15 for rental.:D i can't buy anymore properties @ the moment,Bank will Axe me!year end garment tax pay like a fool.need to sell 1 unit first before buying another unit hahaha..lol:ashamed1:

For the 3+1 room. Should be ok to put in the King size bed. Dont think side table is good cause it will make the room look small and untidy. Room size more reasonable then seaview. This is wat I feel:)

Just got my credit card statement from OCBC. there is an annual fee of $50 for IKEA Friends Visa Card. Usually bank is willing to waive the annual fee easily, now they only agree to waive $25?! :confused:

What's wrong with all the banks? The economic really that bad meh?:beats-me-man:

second, if economic so bad, bank tighten everything even the cridit card annual fee, shall we need to review the situation twice before commit any purchasing?
