Prices will definitely go up in this area, as it is near Sentosa IR, NUS, Japanese School, and also quite near to One North. People who have bought in the West Coast and Pasir Panjang areas last 2 years, have good foresight.

Yes I think so. but it depends on the Sentosa IR and One North. If both take off well as planned, then west coast will be as hot as east coast! or even hotter!

1) PSA going to move the wharves and container yard to Tuas.

2) Near Harbourfront, Circle Line stations, One North, and Sentosa IR.

3) After wharves and containers move, there will be a beautiful sea view.

Get the Maylea, in fact get ANY Pasir Panjang condo NOW while they are still cheap!

NUS (Govt intent on making NUS world class university), One-North (Govt intent on making Singapore the leaders of bio and chem technology in Asia), and Sentosa IR (Govt intent on making it the best tourist draw in all of Asia).

Whatever Govt invest, if you follow, you can't lose. 99% chance you will win when Govt win. 1% is only due to screw ups like the Shin Corp deal. But that only happens 1 time out of 100. :D

The Maylea in advantage over the rest siting along Pasir panjang Rd. Is a hilltop to hill bottom development.

Only a few hilltop project, but a lot of other development along Pasir Panjang Rd. Prestige and rare.

The Grandhill price for 2 rms is asking at 1M for 2 yrs development, 3 rms is 1.2 M.

So what do you think this new one will be compare to the rest on the hill bottom. Feng shui also play a part too.

I believe developer is only managing expectations by quoting July. I am on progressive payments and they have already collected money for the last stage before TOP. Drove past yesterday and they are only doing exterior paint touch ups and the surrounding walkways at the back are all done.

Not impressed with the pics. The units look too close to each other & the pool is just next to the apartments. Not much space as i see it. Its the same as Varsity Park. Low rise but too near each other.

I think is still cheap (7XX psf)for a Good Location near MRT, Hill and Sea. Most important IR is 10 minutes drive away.
My unit is facing the outside can see Kent Ridge Hill and Sea after the highway.
FreeHold is a addon for a almost hill top development

Agree that the units are so close to each other.If you look carefully there's hardly any space for a green patch of grass. There's insufficient plantings to provide shielding against curious eyes. They should have planted more trees & reduce the area of paving. Better to look at trees & plants than closing the blinds to deter prying eyes.

Hello, please put some logic in your rat brain. HDB is 99 yrs this one freehold.
Sorry Pasir Panjang Rd is a private resident area, no HDB or even EC around.
Not all units see each other, but most low rise development is close.

But one thing I agree with you same as HDB is the price S$6XX psf is just what you will get for now to future EC or HDB built by Private developer, maybe higher.

First let me state that I did not buy a unit here. We looked at it during launch but did not find it suitable for our needs.

One of the reasons why we did not pick Maylea was because the blocks were placed to close to each other. Murano had the same problem. That is unfortunately the downside of a small development on a small plot of land.

Apart from that problem, I think Maylea looks quite alright sitting on the side of PP hill. Frankly I think none of the current projects in the PP/West Coast area look like HDB estates. I wonder why there are some people in this forum who keep equating some of the projects in PP/West Coast with HDB estates.

I am sure we will always be able to find faults with any development, be it condo, landed, EC or HDB.

More importantly, make sure you buy one that fits your lifestyle and financials.

Try going to West Coast Park or the Mac Restauarnt at West Coast. You should see quite a BIG crowd there.

I think you will see many activities at the currently under-reno West Coast Plaza after its completion too.

There's will be a lot of activities at IMM and the soon to open Big Box.

jt88, I guess it very much depends on what you want, ie. pay low maintenance fee but get a cramp facilities shared with 500 to 800 units or pay a high maint. fee and enjoy the facilities with less people. I am sure with only 88 units at Maylea, the security guards can memorize owner's name by hard.:cheers6:

In order to expedite yr key collection, make sure you issue Cashier Order and not cheque as it takes ages to clear. Also, u need to bug yr lawyer's secretary (secretary is the PIC, not lawyers), buy her coffee, don't forget law firms are handling hundreds of cases each day.

I paid up last friday and I collected my keys on saturday morning. Basically, once the payment reaches the developer's lawyers, you can go chase the management company to expedite keys collection. Need to call them directly. The number is on the letter.

Me pay 2 days ago ( check with the developer finance) still do not get the key. The poor chap say too many to handle by one person. Already complain to the developer.

As the letter say once pay will get their key as the motto. They dont live up.

I think we should sack the MA office after one year if their management is their service is so poor from the start

I think you get 2 +1 easily at Strait time, a few of them selling at the block J , K, Fand H

My 2 cents advise is try to get 3rd and above.

I think the best facing is unit 8 & 14. 14 u must at least have 3rd flr.

Quiet windy at unit 8 if you lucky can see partial sea view. Gurantee kent ridge mountain view.

I think 900psf is just as reasonable at this point of time. A little patient maybe useful. I can see some seller lower their asking to 980psf from 1100psf a year ago. Unit may not be the best but as long u like the surrounding. Although my heart hope it will rise but buyers are unlikely to come by.

Is a good time for buyer as I myself is hunting around D10 & D15 (tanjong rhu area) for desperate seller.

Yes, agree with you that patient is good. I am also looking out at Foliage, Grandhill, Estiva, others along PP road which is so lovely, quiet, tranquil and kampung atmosphere. Will scout around on Sat for bargains, if there is any.

Anyone can access the wireless in Maylea? The sheet of paper in the router says free access....but when I connect the router to the wall, no IP address was assigned...IP address was written on top of the router...

We are still not able to surf internet. MA are slow in application and arrange connection from SingTel our ISP. Only can connect to Rounter but cannot go out.:simmering:

Normally, those drive big big car, pocket all no $$$, all otang want. My mechanic friend says alot drive big big car all don't pay $$$, all otang. Those drive small small car, all pay cash.

Growing numbers of would-be home buyers in Beijing and Shenzhen are choosing to forfeit their deposits and withdraw from offers to buy homes as the uncertain outlook for the mainland property market erodes confidence.
Home buyers in Beijing have the right not to proceed with purchases and return properties to developers during a "cooling-off" period of seven days, but any deposits that typically range from 20,000 yuan (HK$22,668) to 30,000 yuan will be lost.


In Shanghai, where agents said buyers had also begun cancelling deals since last month, the cooling-off period is two days and if buyers withdraw from their contracts within this period their deposits are returned.

While the system gives buyers a second chance to reconsider their investments, it may become a nightmare for developers.

According to data compiled by the Beijing local government and quoted in the Beijing Morning Post, 0.72 per cent to 3.92 per cent of buyers of four large residential projects in Beijing did not proceed with their purchases since early this year.

The situation has since worsened, said Li Wenjie, the general manager of Centaline (China) in the city. "Investors have lost money on the stock market and now they worry that property prices will drop further because of the falls on the stock market," he said.

Ten new residential projects in Beijing received sale consents in April and last month and data shows that 2.8 per cent to 8.72 per cent of the buyers did not proceed with their purchases and returned the properties to the developers, Mr Li said.

"However, it would be unusual to see the percentage increase by much more than this, or, say, to more than 5 per cent [on average]," he added.

Many of the buyers now withdrawing from proposed deals were middle-income investors who had suffered the most as a result of the declines in share prices. Most had bought properties around the Fifth Ring Road for 10,000 yuan per square metre, he added.

In Shanghai, Jessica Jiang, a deputy manager at Century 21, said the situation was not as bad as Beijing as property prices did not rise sharply last year. "Property prices remained stable after the cooling measures in October last year. And the price war in the primary market is not as serious as Beijing or Shenzhen," she said.

However, in Shenzhen and Guangzhou property prices retreated sharply after the cooling measures. According to a research report by DTZ, property prices in Shenzhen and Guangzhou dropped 7.3 per cent and 3.3 per cent respectively in the first quarter. But prices in Beijing and Shanghai rose 2.7 per cent and 1.8 per cent respectively.

Andy Lee, the general manager for Centaline (China) in Shenzhen, said that the city did not offer cooling-off periods for buyers. About 5 per cent of those who bought properties in the peak seasons of last year were in default for units recently, he said.

He estimated more than 50 per cent of the buyers during the February, March, June and July peak seasons were investors.

New home prices in Shenzhen have dropped 25 per cent to 30 per cent since October last year. A project in Nanshan district in Shenzhen even cut prices by more than 40 per cent to about 12,000 yuan per square metre since the fourth quarter of last year.

Mr Lee said many investors expected the consolidation in the property market would continue.

"They expect the price war in the primary market will continue as tighter conditions on property loans and weak buying sentiment force developers to adopt aggressive price discounting to lure buyers," he said. "Now they are trying to stop their losses."

In Guangzhou, Centaline (China) general manager Ellis Wong Hin-ming said a similar situation had arisen where more than 30 per cent of buyers at Evergrande Royal Scenic Peninsula developed by Evergrande Real Estate Group (SEHK: 3333) had returned the units to developers.

However, the situation was better than in Shenzhen as the growth in Guangzhou property prices last year was lower than in Shenzhen, Mr Wong said.

I called up the developer and the management head office last week to complain about Arnold. Seriously, that guy is always missing and don't give a damn. At least for me, things were a bit better when the lady was covering for him.

My parents had a lot of problem with him when they were trying to find out how things work and wanted to lodge a complaint. Should they call their office or the developer? Do we get to choose the MC we want after 6 months?

Giving MA Full time payment and they provide part time service. Arnold and gang have been rotating between Foliage and Maylea. What is this?

Anyone will like to organise a signatory complains to the Developer.

The last time I complain to MA , no action. I complain to developer, he now know my unit and will anticipate when call. But unless u get him on his mobile first. So I always call him with different phone no.

It is shocking to hear that... they can't even manage 1 property at a full time basis, you mean they are now handling 2 ??!!! OMG. I think the maintenance fee we are paying is unjustifiable. There are still many issues relating to management but it is best not to be discussed on this forum.

Guess what? I am still waiting for the launch of our "big" waterfall.

Cheung Kong Holdings keen on Singapore


MR LI Ka Shing’s Cheung Kong Holdings, Asia’s second-largest developer by market value, said it is keen to invest in Hong Kong, China and Singapore as the region’s property market is undergoes a “small consolidation”.

Prime offices and industrial parks offer investment opportunities because of economic “fundamentals” in the region, Cheung Kong’s Executive Director Justin Chiu said at a property conference in Singapore yesterday. He said he doesn’t expect “significant” price declines in the next 18 months.

Added Mr Chiu: “We’re just at the low tide of the economic cycle. When we clear the sub-prime issues, :I’m fairly confident Asia will come back.”

Property developers are seeking more investments to meet rising demand in China and India, the two fastest-growing major economies in the world. China’s economy is forecast by the World Bank to expand by 9.8 per cent this year, even though gains in home prices slowed.

“Across all three markets in the world — America, Europe and Asia — the best prospects, in my view, are for Asia right now,” said Mr Sameer Nayar, head of real estate finance at Credit Suisse. “It is just because you are talking about half the world’s population and most of the world’s :growth in gross domestic product is coming from Asia.”

Mr Chiu said that residential developments may be riskier because they are more dependent on the domestic economy. Home prices in Singapore are easing after rising to record highs last year as a global credit squeeze damped demand, while Hong Kong’s home sales fell for a second month as prices cooled.

Sales by value of residential units in Hong Kong slumped 31.1 per cent in May from a year earlier to HK$26.3 billion($4.6 billion), the biggest drop in 19 months, after falling 30.1 per cent in April.

China’s home prices rose 9.2 per cent in May, the slowest gain since September 2007. New home prices increased 10.2 per cent last month from a year earlier. — Bloomberg

Those who are claiming property prices going down are mostly sour grapes who have missed tons of chances to buy and are waiting impatiently for the prices to head southwards.

My take is that prices will not be coming down becos:-

Pressure from Inflation, ie. raw material prices have gone up and are still heading upwards, thus forcing developers for newly launch projects to price upwards (no choice)

If you compare our prices with the likes of HK and the rest of developed countries, ours are just catching up and S'pore prices are still considered low, thus many room for upward swing.

With the many growth initiatives coming Spore way (IRs, F1, population growth), investers/potential immigrants will hype up sentiment from the current bad to good when others realized that things are not looking as bad as what it should be

Our good governance, safe and clean environment are positive stimuli for investors/immigrants to make our growth initiatives realized in the coming years.

Properties are now one of the few good hedge against inflation, thus smart people will probably buy properties instead of putting $$$ in banks.

I also came to this forum with the intention to find out more about this property,it's management and to have a feel of the community in this new establishment and find out information that property agents are sometimes unwilling to share.If i want to view this property,i can just make an appointment for viewing.

Also,one don't need to strike ToTo/Big Sweep to be able to purchase this property.I was extremely cautious about getting a property before it was completed because of a few bad experiences encountered by my relatives.If i really like this place,i will of cause not mind the inflated price because i pay for what i like.

For instance,if a person does not buy a LV bag that is new in range but has not arrived at the boutique at that time because she is not comfortable in placing order for something she has not seen yet(which some of my friends did),it does not mean she has to strike 4D before she can purchase that item.It's the comfort level in purchasing that item and not about the ability to afford that item.These are two separate issues.

Market is ever changing. Yes correction in the near term about 20-30% depending on location but it will be cushioned off by the increased in building cost of 15-20%. Not forgetting Singapore is small and with the projected 6 million population, what do you think the property prices will be in times to come?

Market is currently soft and is taking a breather in view of all the news about inflation, US/global economic slow down and high crude oil prices.
No doubt buying sentiment is weak. However, i reckon market will not fall to 2004/05 levels.

It depends on one's choice whether they are talking about long (4-5yrs or longer) or short (2-3yrs) term investment. For speculators, you can forget about a handsome profit to "flip" property within this 1 or 2 yrs.

Coming back to the potential of Maylea. The real value for this project will prevail after the completion of MRT circle line, One North and IR. I guess you also notice the whole stretch of Pasir Panjang Road is gearing up for a complete make over by up and coming new projects.

I am very sure that our government will not put a MRT station (West Coast) to be a "White Elephant". My believe is Har Par Villa will not be there forever, it will be tranformed to something else. Look at what happened to Tang Dynasty? My bet, Haw Par Villa will share the same fate. Government do have plans in their pocket, just that they do not want to disclose all the news at the same time. They would prefer to regulate demands rather than luring speculators. It is healthy for market to correct itself.

Last but not least, u can read all the news about the market or receive 2 cents worth of advise from friends, etc. at the end of the day you are going to pay for the property out from your own pocket, thus make your own judgement. Good luck!
