D’Chateau @ Shelford hits new high of $2,155 psf

D’Chateau @ Shelford topped the list of condos that hit a new psf-price high during the period of Feb 16 to 23. The new high comes from the resale of an 893 sq ft, three-bedroom unit at the development for $1.93 million ($2,155 psf) on Feb 23. This surpasses the condo’s previous high of $2,120 psf set last May when a 915 sq ft unit fetched $1.94 million. It is also the second unit at D’Chateau @ Shelford to transact at above $2,000 psf to date.

The unit sold on Feb 23 was purchased by the seller in May 2017 for $1.39 million ($1,550 psf), which means they made a gross gain of $540,000 on the sale. It is the first unit to change hands at the development this year.

D’Chateau @ Shelford is a freehold condo on Shelford Road, off Dunearn Road and Adam Road in District 11. Completed in 2010, the boutique development has just 31 units. Typical apartments comprise two-bedders of 775 sq ft and three-bedders of 893 to 926 sq ft. The largest units at the condo are ground-floor, triplex apartments of between 1,948 and 2,863 sq ft that each include three bedrooms and a basement level. There are also three-bedroom duplex penthouses of between 1,356 and 1,722 sq ft.

Another development that achieved a new psf-price high during the period in review is Gallop Gables, where a 1,163 sq ft, two-bedroom unit was sold for $2.45 million on Feb 19. This works out to $2,108 psf, edging over the previous record of $2,103 psf established a year ago when a 1,755 sq ft unit changed hands for $3.69 million in February 2023.

The seller of the unit sold on Feb 19 had purchased it in January 2021 for $2.07 million ($1,781 psf). Hence, they netted a gross gain of $380,000 after owning the apartment for just over three years.

Gallop Gables is a freehold condo that was completed in 1997. Located in prime District 10, the development is part of a cluster of upscale condos situated off Farrer Road, close to Good Class Bungalow areas such as Holland Park, Gallop Road-Woollerton Park and Cluny Hill. The development comprises seven low-rise blocks that house a total of 140 units. Apartments comprise two- to four-bedders of between 1,130 and 3,412 sq ft.

The Legacy is another condo that reached a new psf-price high during the period in review. A 764 sq ft, two-bedroom unit at the development was sold for $1.6 million, or $2,094 psf on Feb 22. This marks the first time a unit at The Legacy was transacted for above $2,000 psf, beating the previous high of $1,931 psf set last October when a 958 sq ft unit fetched $1.85 million.

The Legacy is a 17-unit boutique apartment on Bukit Timah Road in District 10. Built in 1999, the freehold development comprises a single seven-storey tower. Units are predominantly two-bedders of 764 to 990 sq ft. There are also two penthouses – each with three bedrooms – measuring 2,594 and 2,605 sq ft respectively.

The development sits in a residential enclave bounded by Bukit Timah Road, Stevens Road and Evans Road. It is within walking distance of Stevens MRT Station, which is an interchange for the Downtown and Thomson-East Coast Lines.

No new lows were recorded during the period in review.
