Ground-floor four-bedder with private pool at Corals at Keppel Bay on the block for $8.45 mil

A four-bedroom apartment at Corals at Keppel Bay will be put on the block at Knight Frank’s auction on Jan 16. An owner’s sale, the 3,057 sq ft unit has a guide price of $8.45 million, translating to $2,764 psf on the floor area.

The ground-floor unit boasts a generously sized living and dining room with a powder room for guests. The kitchen is connected to a yard and household shelter. The living and dining room and one of the en suite bedrooms offer stunning views of the sea and the apartment’s private swimming pool. Notably, it is one of the only five units in the condo featuring a private pool.

The other bedrooms face the sea or are oriented towards the condo’s landscaped gardens and swimming pools. The en suite master bedroom and an adjacent common bedroom share a private enclosed space. The remaining en suite bedroom has a private terrace overlooking the condo’s swimming pool.

This apartment is in the only block in Corals at Keppel Bay with a view of the seafront and the neighbouring King’s Dock. It is also next to the condo’s 50m swimming pool, lounge pool and barbecue pavilion. The unit for sale has views of the seafront and the swimming pools.

Designed by architect Daniel Libeskind, Corals at Keppel Bay was completed in 2016. Comprising 11 residential blocks ranging from six to 10 storeys, the architecture of the 366-unit development mimics the natural meandering of coral reefs.

Each block is oriented to provide captivating views of water features such as pools, the waterway, or the dockside promenade.

The condo is one of Keppel Land’s distinctive residential projects at Keppel Bay, a redevelopment of the former Keppel Shipyard.

Keppel Land’s other condo developments at Keppel Bay are the 1,129-unit Reflections at Keppel Bay, also designed by Libeskind (completed in 2011), the 969-unit Caribbean at Keppel Bay (completed in 2004) and the upcoming 429-unit The Reef at King’s Dock, which is a joint venture with Mapletree Investments, and scheduled for completion in 2025.

The condos at Keppel Bay enjoy convenient access to nearby green spaces in the Telok Blangah area, including Mount Faber, Labrador Park, and the Southern Ridges. Additionally, the vicinity features commercial developments such as the VivoCity shopping mall at HarbourFront Walk, the Singapore Cruise Centre at Maritime Square, and Harbourfront Tower One and Two, also located at Maritime Square. Popular island destination Sentosa is also nearby.

Corals at Keppel Bay was launched in 2013 at an average selling price of $2,200 psf. The project was completed in 2016.

Based on caveats tabulated by EdgeProp Singapore, the condo has performed well in the secondary market with an average price of about $2,398 psf.

The sale of a 2,992 sq ft, three-bedroom unit at Corals at Keppel Bay was the first to cross the $3,000 psf threshold when it was sold for $9 million ($3,008 psf) in October 2022.

Meanwhile, the most expensive resale unit is a 7,395 sq ft penthouse that changed hands for $19 million ($2,569 psf) in April 2019. On May 4 last year, a 3,444 sq ft, four-bedroom unit on the ground floor was sold for $9.6 million ($ 2,787 psf).

The Reef at King’s Dock was launched in January 2021, and 65.3% of the units were taken up on the first day at an average price of $2,330 psf. The project is 98% sold with a median price of $2,300 psf, based on caveats lodged to date.
