Four-bedroom duplex at One Robin for sale at $6.1 mil

A four-bedroom duplex unit at One Robin will be on the block at Singapore Realtors Inc’s (SRI) auction on July 20. The 3,498 sq ft unit on the 14th floor is a bank sale with a guide price of $6.1 million, translating to $1,743 psf.

The lower floor of the duplex comprises a private lift lobby that leads to a dedicated living area with an attached balcony. The enclosed kitchen, which features a utility room and a toilet, is connected to the living room. There is an en suite guest bedroom and a separate dining room with an attached balcony.

The upper floor comprises three bedrooms and a small family area. The en suite master bedroom includes a walk-in wardrobe, while the other two are en suite.

One Robin is a freehold condo at 1 Robin Road, off Bukit Timah Road, in prime District 10. The 14-unit boutique project was completed in 2009 by Popular Holdings when the company briefly ventured into property development in the late-2000s while having interests in the book publishing, distribution and retail business. Under its subsidiary, Popular Land, the company completed three boutique projects, One Robin; 18 Shelford on Shelford Road; and 8 Raja at Jalan Raja Udang, off Balestier Road.

One Robin consists mainly of four-bedroom units ranging from 1,905 sq ft to 1,948 sq ft, each occupying an entire floor. Besides the duplex unit on sale, the development also has another 3,498 sq ft, duplex unit on the 16th floor.

Based on a tabulation of resale caveats at One Robin by EdgeProp Singapore, the average price at the boutique project has been climbing over the past few years. The average price was about $1,612 psf in May 2013 and has risen to $1,968 psf as of May 2023.

EdgeProp Singapore reported in April last year that the condo touched a new price low of $1,155 psf on March 22 when a 1,905 sq ft unit on the ninth floor was sold for $2.2 million. The seller made a $537,900 loss on the sale as the unit had been bought from the developer for $2.74 million ($1,437 psf) in June 2009.

Caveats lodged show the duplex on the 14th floor fetched the highest price for the development on record when it was sold for $5.99 million ($1,712 psf) in May 2012. The next highest price was from the sub-sale of the 16th-floor duplex, for $5.7 million ($1,629 psf) in September 2009.
