A condominium with four bedrooms at One Holland Village Residences achieved a new price per square foot record of $3,426

The transaction for a 2,088 square foot apartment with four bedrooms that took place at One Holland Village Residences during the week of August 22 to 26 had the highest recorded price per square foot. The apartment is located on the 27th floor of The Quincy Collection, which is the most prestigious of the three-tiered residential blocks that make up the integrated development.

According to a caveat that was filed on August 22nd, the apartment sold for more than $7.15 million, which represents an all-time record price per square foot of $3,426. The solitary penthouse that was directly above, on the 28th floor, and included five bedrooms and 3,455 square feet of living space obtained the highest price in terms of its absolute value. In May of this year, it sold for $11.4 million, or $3,300 per square foot.

The Quincy Collection at One Holland Village Residences consists of only 27 apartments spread throughout the 21st to the 28th floors of Block 5. The apartments are oriented in such a way that they offer views of the Holland Road Good Class Bungalow (GCB) neighbourhood. There is a single five-bedroom penthouse that is 3,455 square feet in size and a variety of three- and four-bedroom flats that range in size from 1,238 to 3,358 square feet. The Quincy House is located below the Quincy Collection and consists of 255 serviced apartments that are spread out throughout the first 19 stories of the building.

The Sereen Collection in Block 1 features a tower that is 34 stories tall and has a total of 248 units. There are a variety of one-, two-, and three-bedroom apartments here, and their square footage ranges from 484 to 1,098 square feet. Block 3, which contains the Leven Collection and has three stories, is the smallest of the three blocks. It includes just 21 units, all of which are flats with two bedrooms and range in size from 947 to 1,087 square feet. In this time, there are just two apartments at the Leven Collection that are offered for purchase.

A coalition consisting of Far East Organization, Sekisui House, and Sino Group are behind the $2 billion mixed-use integrated complex that includes all three collections, which have a combined total of 296 residential units. The mixed-use development consists of retail, food and beverage establishments, as well as offices, in addition to the three residential buildings and serviced flats. MKPL Architects, a locally based architectural group, is responsible for the design of the complex. The Holland Village MRT Station on the Circle Line is only a short walk away and can be reached in approximately four minutes.

The residential component of One Holland Village is expected to be finished in the fourth quarter of 2024, while the commercial components, which include the retail and office zones, are expected to be finished in the third quarter of 2023.

Since its opening in November 2019, the prestigious District 10 development, which will breathe new life into Holland Village, has already been purchased by 67% of prospective buyers. The average price per square foot that was attained at the condo complex with a 99-year leasehold was $2,748.

The Inspira, which is situated just off Martin Road in the Robertson Quay neighbourhood of District 9, is yet another prestigious condominium that has also reached a new price high per square foot. The freehold property was finished in 2009 and includes a single building that is 13 stories tall with just 120 apartments.

According to a caveat that was filed on August 24th, a two-bedroom, 936 square foot apartment on the fifth floor of The Inspira that was just sold for $2.3 million or $2,456 per square foot. This most recent deal surpasses the previous high of $2,275 psf, which was accomplished by an identical flat on the 12th floor that was sold for $2.13 million back in May of this year.

In point of fact, based on the four sales that have been documented at The Inspira to far, three of them were sold at a price that was more than $2,200 psf, including the most recent purchase which took place for $2,456 psf. The one and only exception to this rule was a penthouse on the 13th floor that measured 2,185 square feet and sold in February of this year for $3.36 million ($1,538 psf).

According to the disclaimers that were submitted, costs have increased by a factor of two since they reached an average of $1,123 per square foot within the first six months following the debut of the project, which occurred between September 2006 and March 2007.

At the same time, a two-bedroom, ground-floor property measuring 797 square feet and selling for $2,342 per square foot at Mayfair Modern in the Bukit Timah neighbourhood of District 21 set a new psf-price high. This unit was 797 square feet in size. An affidavit stating the sale price was filed on August 25 reveals that it brought in $1,865,000.

The price per square foot is higher than the $2,313 psf that was paid for a 517 square foot, one-bedroom unit in April of this year when it was sold for $1.195 million. The sixth floor is where you'll find the apartment with one bedroom. DP Architects from Singapore were responsible for the design of the luxurious Mayfair Modern, which is being constructed by Oxley Holdings and features 171 residential units.

The 99-year leasehold Mayfair Modern and the neighbouring 215-unit Mayfair Gardens are part of a renovation of the previous Mayfair Gardens, which Oxley Holdings bought en bloc for $311 million in November 2017, allowing for the development of both properties simultaneously. It is situated on the peaceful Rifle Range Road, not far from the Dunearn Road intersection, and the King Albert Park MRT Station on the Downtown Line is only a five-minute walk away.

According to the caveats that have been submitted to this point, Mayfair Modern has over 98% of its units sold at an average price of $2,037 psf. The beginning of the project may be dated back to April 2019. In the meanwhile, Mayfair Gardens, which first opened its doors to the public in September 2018, has only two flats left that are available for purchase. According to the caveats that have been submitted, the average price of units sold is $1,957 per square foot.

There were no new lows reported for the price per square foot this week.
