Condo sales at showflats tapering off

One developer blames Livia's pricing for 'spoiling' other projects' sales

WHILE City Developments managed to sell 96 units last week at its Livia condo at Pasir Ris, developers of most other projects suffered rapidly declining sales at their showflats.

At least one developer blamed Livia's attractive pricing - $650 psf on average - for 'spoiling' sales of other projects, while others said a tapering off was to be expected given negative news flows from overseas on the state of the financial and stock markets.

Developers and property agents generally reported still strong turnouts at showflats last weekend, although take-up slowed.

Sim Lian sold 19 units last week at its Clover By The Park condo in Bishan, less than the 59-unit sales it achieved in the preceding week. To date, Sim Lian has sold 273 of the total 616 units in the project. 'That's almost 45 per cent of a large project in just three weeks; that's quite an achievement given current market sentiment,' Sim Lian Group executive director Diana Kuik said when approached by BT.

The 99-year leasehold project's average price remains at $750 psf.

Sim Lian also sold a unit at The Amery, a freehold project in the Telok Kurau area, last week - again a less sparkling performance than the four units it sold a week earlier.

Next to Geylang River, NTUC Choice Homes and Ho Bee found buyers for another nine units at Dakota Residences last weekend. This brings total sales to 170 units in the 99-year project, which has an average price of about $980 psf.

Over in the Kovan MRT Station vicinity, the developer of Kovan Residences sold about 20 units last week, bringing total sales to over 100 units since the 99-year project was previewed at a private party on June 28. The average price is somewhere in the $870-900 psf range. Nearby, MCL Land sold another three units at its D-Pavilion, a freehold project priced at $900 psf on average last week. This was a slower sales rate than initial sales of 10 units the preceding weekend.

The stakes will go up for these two developers when Frasers Centrepoint previews this weekend its Woodsville 28 near Potong Pasir MRT Station - which is three MRT stops closer to town than Kovan MRT Station.

The 110-unit condo will have an average price of $880 psf. The 99-year leasehold development comprises two 17-storey blocks.

'The two- and three-bedder units, with respective average sizes of 883 sq ft and 1,195 sq ft, are about 5 to 6 per cent smaller than conventional units as we've adjusted our sizes to fit the profile of the market we're targeting - those just starting their families or young couples who want to stay near the city and even retirees.

'Two-bedroom apartments start at $700,000 and three-bedders from just over $1 million,' says Frasers Centrepoint Homes chief operating officer Cheang Kok Kheong.

CDL's spokeswoman said Livia saw strong take-up of various unit types last week, especially two- and three-bedders. 'The four-bedroom apartments were purchased either for owner occupation or rental potential in view of United World College's East Campus coming up in the vicinity.

'The project's average price remains $650 psf, with prices for certain unit types and facing being upped by 1-3 per cent for the latest release of 120 units last weekend,' she added.

The 96 units sold at Livia last week contrasted with sales of 160 units in the preceding week when CDL previewed the 99-year leasehold project, resulting in total sales of 256 units. So far, 320 of the condo's total 724 units have been released.

A veteran property consultant said: 'Crowds were generally still very good at showflats last weekend, though take-up has slowed. In any development, demand for 30-40 per cent of units comes from the surrounding population catchment. Usually that's the case, good or bad times.

'Once sales in a project launch hits a certain percentage from this catchment demand, developers have to attract people from other parts of Singapore. That's a tougher job, with a lot more convincing to be done compared with selling to people who already know the area.'

Another problem is that buyers are unsure of the property market's direction. 'Even when there are attractively priced projects, potential buyers worry if property prices will go down further. They also ask themselves whether they really need to upgrade; they worry about the economy and their jobs. The bad news coming out from financial institutions in the US is a big concern,' a property agent said.

On a more positive note, Sim Lian's Ms Kuik said: 'If you have a good product in a location where there's a pool of buyers and if your pricing is reasonable, there will be take-up.'

Was at the show room this morning, carpark and showroom are packed. Units launched today for the best stack (3 + study) with view of the city is only up to 8 storey. Units from 9 - 18 storey will be launched later. Average $880 psf but higher floor is about $1000psf. Response is very good.

went there today but a little disappointed...

pricing is higher than KS but...

the units are West/East facing =/ afternoon sun will be a killing
West facing units will have views blocked by other buildings
no tennis court
very small gym
maintenance for 2 bedroom already $280+/mth
multi-storey carpark like HDB
grand entrance is plain... no water feature to welcome you home.. just a normal driveway pavement.
No guard hse at the entrance it seems...

overall... i think the pricing is too high for such a development although the location is good as it is near to the mrt station. I will pay less for KS which is 2 more stations away from town compared to Woodsville...

yes OL fully sold. the minus point about OL is that it is near to the expressway which is dusty and noisy.

You have to select the pool view and beyond 13th floor if you are interested to get OL (One Leicester). A freehold 9-storey apartment, 2@ Leicester, will be launched soon and this is just opposite to OL.

2@Leicester is launching at average $850psf. 2nd floor unit goes at $1.004M (avg $840 psf). Penthouse is going for $1.6M. Prices as at yesterday's morning. Not sure any upward revisions by now by the developer though. Seems like a good buy for a FH. Not sure about the developer though.

go 4 beacon heights along mar thoma road which is the tallest development near boon keng mrt (28 floors). it is 999 years with full condo facilities (50m lap pool and tennis court etc), 5 min drive to town or 3 MRT STOPS to town, it has spectacular view of the city skyline, strategically situated in the middle of singapore and accessible to all parts of singapore as it is within minutes from the future woodsville interchange coming along, it is a peaceful neighbourhood whilst near town, priced below 1k psf.....etc etc. If you think orchard is central, look at the map and you will realise that boon keng is more central in singapore compared to orchard or dhoby ghaut area. So what are you guys waiting for......HOT HOT HOT GO AND BUY!!!!

According to URA data the development is not even fully launched. 50 out of 110 units released. Sold out likely refers to the first 50 units released.

i am still looking around. this location is near my in-laws but i personally prefer to stay nearer to my folks. there are a few projects that i shortlisted. i have yet to visit all the showflats.

OSM sounds like a good buy but the location is getting far from my in-laws. my spouse doesn't like it.

That was 2 weeks ago....I guess by now it would have been sold!!!

One was at 14th floor; the other on the 5th....easy sell --- alas I dun have mullah to buy :(

W28 shld fetch much more than 8@W
- Exclusive -- 110 units
- Much nearer to operational MRT (remember gotta brave elements for 6-10 min)
- Much nearer to PP town centre for food and provisions
- Closer to St Andrew's Village
- Closer to main roads
- Much higher finish quality (compressed marble vs homo tiles)

The downside for W28 is that becos of 110 units, facilities are smaller....so tradeoff btw quiet and having full facilities

Mmmmm... theorectically, that should be the case but I dun think valuers will up the valuation since the physical building is not up yet.... buyers will have to shell out lots of cold hard cash if owners price to sell 1kpsf or above.... unless potential buyers have $200k to $300k in cash and is willing to pay above value......

Woodsville 28 @ Potong Pasir (http://singaporepropertyreviews.blogspot.com/2009/04/woodsville-28-potong-pasir.html)


We spotted a much smaller ad in Straits times classifieds and we headed to view this property without realizing that it is by Frasers Centrepoint Homes (http://www.fraserscentrepointhomes.com/), another reputed builder in Singapore. Woodsville 28 (http://www.fraserscentrepointhomes.com/fch_current_woodsville.html) is a leasehold development that targets home upgraders. Its got a convenient location and a superb layout that makes the best use of space.

Location

Potong Pasir MRT is a stone's throw away and more importantly as it is an underground station, you get the convenience of MRT without the noise levels associated with overhead train lines. Right now at the end of Serangoon road, near the PIE junction, there is quite an amount of construction leading to traffic disruption. This should hopefully go away by the time of TOP which is expected to be around end 2011 or early 2012. Buses are plenty and so is the possibility of hailing a cab for street hire (We have not evaluated the peak hour availability of cabs).

From local school's perspective St. Andrews school is near by. There is also an American International school (http://www.sais.com.sg/news.html#newsitem01) planning to open shortly and it is permanent campus will be located on Upper Serangoon Road.

For food, the choices are around McPherson road. There are no real shopping malls or restaurants near by. It has to be either the malls @ Kovan or the upcoming ones at Serangoon Central or City Square near Farrer Park. Mustafa is also not far away if there is a desire for 24 hour shopping.

Views are simple in this project. At high floors we suspect that the PIE traffic noise could be a factor.

Price*

When we visited the showflat, the average price was around S$740-750 psf. Two bedroom apartments (starting at 883 sqft) are mostly taken with only the unit numbers ending -04 still available. There are 2 Bed + Study, 3 Bed and 3 Bed + Study options.

* Price mentioned are indicative at this time of writing. Generally tends to vary over time depending on unit, level, demand and other market conditions.

Layout

We were shown an 3 bedroom showflat and we have to admit that the space utilization has been superb. The kitchen is spacious and so are the bedrooms. There is a bomb shelter as well. The interior design of the showflat is done in a way that one cannot fully visualize the final finish - there are glass separators instead of walls and the slider doors have been pushed the edge of the planter area. These give a more spacious look than it is, but we like the utilization of space. There is a cylindrical column coming in the master bedroom and one has to innovatively mask it. This development is clearly targeted at upgraders.

Interior & Facilities

The interiors are at level expected of a private property of this type. Given that the developer is a reputed organization in Singapore, one can expect high level of finish. Facilities include a skypool, children's pool, children's play area, function room, gym and bbq area. Given the small size of development, these are expected to be modest in size.

Summary

Pros:

Good location, though no shopping malls nearby; Reputed Developer; Good layout and utilization of space.

Cons:

Small development with basic facilities

Verdict:

We recommend this for upgraders - the average price is still higher than our liking even though the prices are now much lower than mid-2008. For investors, we think the leasehold properties in prime districts yield best value.

Considering that the units have not been snapped up very fast, we get a feeling that the market is not very excited about this project. This is a bit surprising, given the location, layout and the reputation of the builder.

talking bout valuers, they still seem very pro-prime and are happier to increase the psf of prime districts by hundreds of psf when mkt booms. When it comes to city fringe projects, or suburban projects, they drag their feet and have the mindset that prices should not go beyond a certain margin. these days, they seem more ready to support developers than resellers out there, which i can see the rationale. When buyers can't pay for the unit upon TOP, the developers just take the unit back and resell so not much of a hassle. As for resale condos, if the buyers can't finance the pty, banks would have to go through the hassle of claiming the unit and auctioning off etc.

Let us just say that I did not buy when it was 1st launched. When I visited the showroom and bot my unit it was relatively quiet....a couple of would-be buyers, maybe 3 - 4 max. When I visited it again a week after, it was much more lively..... ^_____^

Dun think I got it at the ABSOLUTE bottom, my guess is that I probably caught it just as the mkt started to turn....

FCL is part of listed F&N, fairly reputable developer after CDL, FEO etc so reasonable quality is expected of them :D

Unlike OL with landscaping, swimming pool, tennis court, MSCP with skygarden, this project is far more straight forward. I think the full completion with internal furnishing done up is more likely by Q1 2011. Hopefully inspection done within end Q1, then TOP is likely in Q2 2011.
Just another 18 months to wait :D

Yeah.....it is true that there aren't many W28 on the market....

I'm thinking of getting a 3br at W28 for my parents as they like that area. Wanted to get One Leicester but it's by China COnctruction and the finishing not very good though its FH. W28 is 99 year but heck lah, will sell it before it reaches 10 years.

Bus-stop will likely be gone after the Woodsville Interchange is completed if I am reading the upgrading works map correctly. Also, no sense having a bus-stop that is a stone's throw away from another (the Potong Pasir MRT's bus stop).

Ai Yo, Salah info should be 2 deep tunnels - Serangoon to Upp Serangoon, Macpherson to Bendeemeeer, Upp Serangoon to Bendemmer and yes one single-lane viaduct (flyover to Kallang Place) and the main road re-orienation

Ai Yo, Salah info should be 2 deep tunnels - Serangoon to Upp Serangoon, Macpherson to Bendeemeeer, Upp Serangoon to Bendemmer and yes one single-lane viaduct (flyover to Kallang Place) and the main road re-orienation

Wonder will there be a right turn from Upp Serangoon to CTE/PIE Jurong instead of the U-turn, then turn left to expressway. Would save a lot of time if there is...:)

I still prefer woodsville 28 than 8 wooodleigh, cos it is so much nearer to mrt and potong pasir food market. And the unit layout also much bigger and better.

The buyers here really appear to be 'stayers' rather than investors. #xx-02 unit as well?

think initial launch (before financial crisis) for W28 is ard 850 -950psf, this group of buyer will need higher price to sell. another group bought ard 750 - 850psf after the financial crisis, renting out will provide a good return.

Furthermore, i don't really care is freehold or leasehold, look around there are so many leasehold site going for enbloc. Land is scare in this place, so even is leasehold but is near mrt, sure have potential. So what is freehold but the unit or site is so old, if there is no enbloc, who will buy from you? My view :)

Not really, i think the different is about $100psf.
For leicester, those not facing pool are facing the express way, those facing pool are also facing the opposite condo, don't really like it. As for woodsville, 3 bdrm units are unblock. Hope can find one at woodsville at reasonable price.

I read it in an article n propertyguru - $20000 for 2 bedders and $30000 for 3-bedders. No other details so am also trying to find out whether they were given as "discounts" or "vouchers", and whether all units got it, and if they were only to be given on TOP?

No mention of vouchers when I viewed it in Jun July 09. Was attracted there because of one Leicester. But when I look at 4xx prices launch price for one leicester versus 8xx prices and one FH and one LH. walked away. But it gave good profits now anyway.

there are still some listings at prop guru for about 1000 psf...given nin residences' 1200 psf, any purchase of W28 at $1100 psf and below should be ok but sometimes buyers rather make a illogical purchase at a new devt at a far higher psf and give the profit to the developer than buy a comparative new devt and give a investor the profit.
