Yesterday drove past, Woodsville 28 signboard is up at the side gate besides the bus stop. But the steel structures for the drive ways are still in progress.

I just realised that W28 is right in front of the slope up from the tunnel.

Many cars sure accelerate harder when going up the slope. Gonna be very noisy.

I was standing at the bus stop and already somany idiots accelerate so hard.

Every time the traffic turn green, those motorist will rev like crazy.

Do the W28 windows have double panel to block out the road noise?

OMG! W28 swimming pool water has turned brown. I didn't know that the surrounding construcion of the Woodsville interchange is so power! Let alone the construction of LBC next door soon. I understand from LBC jaga that residents will move out by January and PT Sertia has started placing hoardings round LBC parameters. Shit! I really like W28 for its unblocked view and it's ready to move in but dunno whether I can put up with the noise and dust for the next 3 years.

I am one who's willing to pay for a LH esp if I like that project. $1300 PSF looks expensive now but should be considered cheap in time to come, say 10 years later.

Back then in 2008, W28 was going for $900 psf and people say its expensive. How to find this price now? Everyone wants ai pee ai chee. Woodlands area loh.

According to Mr Kwek => Over the next six months, he said, developers may adjust downwards launch prices of private housing projects that are not located near MRT stations by about 5% if they wish to move units, amid greater buyer caution.

However, developers of projects that are well located, close to MRT stations, should be able to hold prices or even marginally increase them by 1 – 3 %, he said.

Side of swimming pool wall not ready. I spoke to the workers and was told that cement casting not done properly. Hence, they are drilling it and trying to touch up. Has been a week but the 3 holes still there. It's facing LBC. TOP most likely after Sept and keys collection should be in Oct as Bank needs 14 days to clear one's loan before keys can be issued.

Seems like TOP process takes 2 weeks to one mth normally. Ur unit own stay or renting it out? I have shortlisted a contractor and if you want I can pm e contact to you.

The 3+1 units have a corridor drainage hole right at the doorstep. This is the first time I have encountered such a design. If the drainage hole clogs up, a puddle will form right in front of the door! What building design is this?

I don't know about the other owners but I am kind of disappointed by this project. Expected much more from a reputable developer like Frasers Centrepoint. Things that didn't go too well with me are:

1. Cheesy plastic pink Woodsville 28 signboard.
2. Shabby and clumsily constructed driveway shelter.
3. Stop-gap addition of a make-do shelter between gym and Block 28.
4. Leaves-shedding plants on the sides of the jacuzzi - causing clogging by leaves.
5. Atrocious facade colour scheme (just can't understand the obsession with the yellowish cream accents).
6. Drainhole right at unit's doorstep.
7. An isolated children's playground that is only accessible through the function room (what if the function room is booked?)

Poorly thought through design. Unwarranted unilateral deviation from original design e.g. jarring colour scheme. Public works or HDB does much better.

No harm done. I'm a unit owner, and his prospective employer. And I was escorted throughout. He was not sleeping on the job. Property had TOPed.

Just got my keys and checked out W28. Compared to the properties that I have owned before, I am totally impressed by the finishings provided by Frasers Centrepoint. My defect list was done under 20 mins and consisted mostly of paint stains and minor scratches. Only issue of concern was the corrosion along the balcony rails.

Nope - the place was very very clean. The air conditioners were on when my family entered. 3 representatives from Frasers accompanied us up.

My kids were disappointed because the pool will only open on Mon after final inspection.

the study is more like a 4th bedroom. It is very spacious. Because the study is connected to the MBR by a non-structural wall, we have an option of knocking the wall down and expanding the MBR...good sensible :) layout

iam nt sure for 3+1 / 4 bedrooms, but my unit 3 bedroom. i cannot find where to hang cloths! :doh:

and i found out another matter.. the living can heard outside voices!
as i know normally condo is sound proof! but why mine not? :hell-hath-no-fury:

You probably have to construct some clothes hangers from the ceiling to air-dry your clothes, or else invest in a dryer to tumble dry your clothes after washing.

If you can hear voices from the lift lobby, it could mean the door is rather thin, or the sound travelled in through your living room balcony. As the living room is still empty, the sound probably echoed as well. When you have fitted in your furnishings and curtains, these would absorb the sound, and it should a lot quieter.

I am only collecting my keys next Tuesday, so I will probably find out then.

Its quite normal to hf the ck ck sound from parquet flooring as its new....after a while it will b gone:D

Doors got small hole?:confused:

Your glass doors have holes? Why don't you take a photo? It could be the edge for the stopper on both sides. The parquet flooring with "clicking" sound is uncommon. It means that the contractor laid it without securing it. That's why it is loose. Try peeling one out. Can play jigsaw puzzle. :scared-1:

After we set out most of the furniture in the room, there isn't much space to walk over actually, so the flooring might actually become a non-issue. I wonder if the road noise is just particularly bad for the living room because of the gaps around the sliding doors. What about the bedrooms - which should have windows which are more securely sealed? Is the noise just as bad?

Which floor is your unit? I am definitely going to put lots of tall plants to shield off both dust and noise from the road.

I have other issues with the building facade and less-than-perfect design features, which I suppose would have to be addressed by the interim Management Council formed to take up issues concerning common areas with the developer.

Woodsville 28 looks more like two oversized blocks of walk-up apartments rather than a condominium with its own character and charm. Just look further down at 8@Woodleigh to realise the big difference. 8@Woodleigh looks a lot sharper and smarter.

For example, the entrance to W28 is really quite depressing - you enter the condomium to pass under chunky frames of brown steel right into a cavernous gaping basement carpark. What does such a structure serve? It is not a gazebo that hold hanging plants, neither does it provide shelter from rain - so it is functionally and aesthetically deficient.

I might have been more forgiving if they had designed planter boxes to hold hanging flowering plants like bougainvillas over the carpark entrance, but there is such an appalling lack of imagination. The mediocrity and half-heartedness makes me both mad and sad that I have to be moving into something which someone has carelessly designed.

i planning for staying :)Get your reno contractor in asap and let them do a thorough check on the quality of the finishing. Then one time get the developer to come down to rectify. Don't start reno yet before these things are rectified. Be the first to complain otherwise you'll be down the waiting list... :o

Should check all floor finishes (tiles and timber flooring) to ensure they are properly fixed to floor. Just use a rod and slide over them and you will hear those hollow sound on the floor tiles with insufficient mortar. Alternatively, some unit coins but more texting. Applies to wall tiles too. :)

The agent will be very happy to identify defects in the unit quite quickly with sticky tape if you are renting out your place. They know the likely problem areas.
Get your reno contractor in asap and let them do a thorough check on the quality of the finishing. Then one time get the developer to come down to rectify. Don't start reno yet before these things are rectified. Be the first to complain otherwise you'll be down the waiting list... :o

That is why did not go for this project when it was launched. One Leicester pool facing units on high floors are much better. The asking price is comparable to this development and FH.

telling the truth i myself abit disappointed with this project, i felt like the designer is really not a pro! wasting alot of space and the quality is not there everything just average!

the kitchen(3bedroom) will be very dark even at the afternoon and the space is very small. if you put 1 freight and the door is opening then other ppl cant go over the kitchen already.

the best from this project is the LOCATION only! which are beside MRT and Bus stops! others just secondary!

and my unit is on 7th floor!

I have other issues with the building facade and less-than-perfect design features, which I suppose would have to be addressed by the interim Management Council formed to take up issues concerning common areas with the developer.

Woodsville 28 looks more like two oversized blocks of walk-up apartments rather than a condominium with its own character and charm. Just look further down at 8@Woodleigh to realise the big difference. 8@Woodleigh looks a lot sharper and smarter.


Guess if there are so much issues, just a thought, why dun you sell ur unit for a good profit. One agent offers at $12xx psf for units here... Then get a unit at woodleigh...

Hi Tony67, i also think the size for 8@W is smaller, which i don't like as space to me is top priority. But in term of the landscape, 8@W is slight better than W28.

I will move in next year once renovation work is done. which is the layout for your unit.

as for the noise, some minor touch up (renovation) will do the trick....
if is not ideal, then sell now as price is still high, demand for this project is also hot....

Try checking out the new condos in ponggol, sengkang which you have to pay $850 psf to $1,100 psf. Small size and cramped layout. Who needs a big balcony for an 800psf unit anyway?

Is it a bathtub or are there other interpretations? My master toilet, after studying the floorplan, does not seem to be able to fit a bathtub. So what if my master toilet eventually does not come with a bathtub, what action can I take? :confused:

With the new town coming up, there will be more facilities, this area really a gem. The new condos in punggol and sengkang, i viewed them before, agree that the size of the unit really small.

The S&P is probably the best document to hold the developer accountable since it is legally enforceable. If the floorplan doesn't show a long-bath, I think you should raise this to your lawyer immediately.

If I were you, I would raise this to your lawyer right now - and show him the floor plan. If the floor plan is not accurate, it is misrepresentation. If it is accurate, then you won't have a long-bath. Either way, there is a dispute brewing.

Now I have to play detective and try to get written understanding that I've actually sought clarification with the developer's representative that my unit will come with a long bath despite the fact that the layout shows the dimensions do not allow. Lawyer says should an infringement of the S&P by developer occurs, I can receive monetary compensation of thedifference in cost for a bathtub installation and a standing shower installation. It may just be a small amount but its the principle that counts! :hell-hath-no-fury:

Hmm, I am also beginning to understand why Woodsville 28 is turning out this way.

Well, at least the landscaping looks fairly decent - especially the flowering climbers along the perimeters.
This is something which I thought has turned out well (to whoever's credit) - the other imperfections will have to be tweaked along the way.

For example, we could plant a couple of really spectacularly nice flowering trees (e.g. frangipani) to flank the main carpark entrance, and also generally improve the landscaping that greets incoming cars.

After we set out most of the furniture in the room, there isn't much space to walk over actually, so the flooring might actually become a non-issue. I wonder if the road noise is just particularly bad for the living room because of the gaps around the sliding doors. What about the bedrooms - which should have windows which are more securely sealed? Is the noise just as bad?

Which floor is your unit? I am definitely going to put lots of tall plants to shield off both dust and noise from the road.

for me myself, the most i like to use is swimming pool, secondly is bbq pit.
for w28. in my opinions the bbq pit placing abit small and not that private!
if you all dono what i mean by private, try have a look at anchorage bbq pit! it really a very well done placing! hahaha.

Yes, that is generally true. Few scratches or cracked tiles, and workmanship and finishing is very good. However, to pick bones in an egg, the mechanical parts may be less perfect e.g. doors or windows that do not close tightly or requires an extra push to lock in. One or two sliding wardrobe doors doesn't roll smoothly but those are not fatal defects.

Encounters with both developer and contractor reps have been very pleasant. Customer service reps were very professional and efficient. So is the defects rectification team - very helpful and receptive, and very willing to facilitate renovation plans with contacts of suppliers or contractors. Very impressed with their customer relations and customer service attitude.

Not much defects per se on my end, aside of usual scratches here and there for timber flooring. Nothing fatal, major or earth-shattering. Workmanship is very good, I must say.

Many will buy FH/999LH to park their cash which is fast eroded by devaluation of SGD and low interest rate. I expect both trends to stay for the next 2-3 years while waiting for US and EU to recover. SINGAPORE: The new Woodsville Tunnel will open to traffic at 9.00am on Saturday, January 28.

The Land Transport Authority (LTA) said it has completed the construction of Woodsville Tunnel (WVT), which comprises three new road tunnels.

They link Upper Serangoon Road to Bendemeer Road, Serangoon Road to Upper Serangoon Road, and MacPherson Road to Bendemeer Road.

LTA said the opening of the tunnel will improve overall traffic flow at the heavily-utilised interchange.

Motorists can now use it as a direct link, bypassing the signalised junction at the surface.

LTA said as a significant amount of traffic will use the new road tunnels, motorists using the signalised junction to travel to the Pan-Island Expressway (PIE) will also benefit from the improved traffic flow.

The improved traffic flow will also save travelling time for motorists, particularly during peak hours.

For example, a motorist travelling from Upper Serangoon Road to Bendemeer Road will have his travel time cut from 10 minutes currently to four minutes.

The new Woodsville Tunnel is part of the upgrading project for the Woodsville Interchange.

Works for the S$130 million upgrading project started in 2008.

Besides construction of the three tunnels, the project includes a 400-metre flyover from Jalan Toa Payoh to Jalan Kolam Ayer leading to Kallang Way and the PIE (Changi), which was opened in July last year.

My friends and I have serious doubt if the tunnel especially from Bendemeer to Upper Serangoon stretch will NOT do its job, as stretch is short and more importantly, once u come out of tunnel ( Condo is of the left ) onto the Upper Serangoon road, about 150-200m is Potong Pasir MRT station and there is a Traffic light at the Cross Junction. We believe that this may become a bottle neck during evening peak hour. May end up having a jam or very slow moving traffic in the tunnel for this stretch. Let's wait and see...
