Is it true that buying a resale HDB is a depreciating asset whereas private houses are not? i read somewhere in FB.

meaning private houses will not depreciate at all even for 99 years lease?

not true in my opinion, as i know of my friend who owns a freehold condo, price never appreciate over time too and rent is low!

Property is like playing the long game.
Ask your friend to check his condo price again 10, 15, 20 years down the road, vs some of the earlier leasehold condos he was comparing against.
Of course must be roughly apple to apple in location comparison. Not asking him to compare FH Yio Chu Kang or Loyang to leasehold Orchard and Marina Bay.
