I think got potential for enbloc as is freehold, good location, units not a lot, but you really need to have holding power. long way to go for enbloc fever LOL

There are few aspects to answer this question
1. Macro level : enbloc market is dead in these five years, not just becos of the coming recession, unemployment, but all the cooling measures imposed like ABSD on developers.
2. If you take a look of this project, it should had on a plot ratio of 1.4, I believe the built up plot ratio is 2.8. And if you add on owners expect to have 30-40% premium above market...else can't get 80%... and this project had already max the built up.
3. There will be many many old projects wanting to be enbloc and GLS will also ramp up once the market is recovered..

So in conclusion... very slim chance

Do note new masterplan has a zone marine parade road to have a minimum of 100 sqm units and no 85sqm. This means that the # of units developers can build after en-bloc reduces so the value of en-bloc will drop.

Are en blocs really coming back? Surrey Point could not get their asking price of 55mil, had to settle at 47.8mil or 13% down, ... Mt Emily failed at their 24mil asking price, finally settled at 18mil or 25% below... Newton property selling at $1434 psf ppr and Mt Emily at $1115psf ppr, that's below the previous 2017 en bloc season?
