15% of OLÁ units to be priced under S$1m

Developer Anchorvale received 1,163 e-applications by March 2 deadline for 548-unit EC development

DEVELOPER Anchorvale has released its pricing for executive condominium (EC) OLÁ, with about 15 per cent of the 548 units to be priced under S$1 million.

Two bedroom units (775 square feet) are going at S$1,100 per square foot (psf) while the three bedroom units (926-1,055 sq ft) are priced at S$999 psf. Meanwhile, the four-bedroom units (1,389 sq ft) and the five bedroom units or penthouses (1,722 sq ft) are priced at S$976 psf and S$1,154 psf respectively.

The pricing applies to applications made on March 21, and will be adjusted upwards from March 22, said Anchorvale, which is a joint venture between Evia Real Estate and Gamuda Land.

E-applicants will be able to view the show units on March 19 and 20 before bookings commence on March 21. Anchorvale had received 1,163 e-applications by the deadline on March 2, and some 4,000 people visited the show gallery despite the ongoing Covid-19 outbreak the weekend before e-applications closed.

Located near Sengkang MRT and Cheng Lim LRT station, the Spanish- themed EC is near Nan Chiau Primary School. Other features and services at the EC include lounges and clubhouses, telehealth services and complimentary classes such as dance, yoga and baking. The project is slated for completion by December 2023.

Vincent Ong, director of Evia, said: "In view of the ongoing Covid-19 situation, we have taken stringent health precautions including managing the flow of visits, and providing sanitisers and masks."

Other residential projects in Sengkang currently being marketed include 680-unit Sengkang Grand Residences, a 99-year leasehold development, which sold two units last month at a median price of S$1,686 psf. It was launched in November.

The EC Parc Canberra - by co-developers Hoi Hup Realty and Sunway Developments - was also launched this year, and the 496-unit project in Canberra Link has sold 324 homes at a median price of S$1,111 psf, according to data from the Urban Redevelopment Authority.

Another EC that is poised for launch this year is at Tampines Avenue 10.
