Looking at the chart, seems like 2009 supply increase a lot. So 2009 start selling, 3 years construction + 5 years MOP = 2017 onwards.

So many new flats going to hit 5 years MOP. I think will continue to rot for the next 5 -10 years.

And today's news. 6 years going down. Can't bet against it. HDB prices decline for 6th straight year - https://www.todayonline.com/singapore/hdb-resale-prices-drop-sixth-straight-year-declining-09-2018
