Kerrisdale by Allgreen? Last time was quite talked-about and popular, around 15 years ago? Before City Square was built.

The thing is that, it is leasehold. How many years left on the lease now? 70?

That should be the reason its price looks attractive now. Also, not forgetting that the original owners might have bought it at launch price, which was between $300- $500 psf. :D

Yes by Allgreen. Cannot be helped that the price would be higher esp when everywhere including Yishun is also in the more than 800psf range.

i think about 77yr.. Mm.. looking at finding some where more central and yet affordable. The City Square residences price is so high but thats FH.
Looking at Le Crescendo as well.

Le Crescendo will be good 15 years later.

Agree, bro... And it is freehold as well... This status is invaluable when projecting your investment into the long term..

City Square resale pricing now is high, not only because it is freehold, but because the short term income generated by the units there can be quite high due to short term lease and quick turn around.

Not sure whether now the MCST has come down hard on the activities going on inside there though...

End of the day, you're going to be living there. It's how comfortable you are with the neighbors and the neighborhood.

So much weird activities going on inside.. Mm.. problematic. Also not sure if there are alot of indians tenants in there.
I used to stay in one of the eastern side condo which is now flooded with all the indians. Not being very biased but its really like an indian community.
Imagine the condo hold CNY celebration, all the kids and residents who joined all Indians.

Probably wil wait a yr or 1.5yr see if the property price comes down, maybe go for SKYGREEN or Le Crescendo.

Why 15yrs later?
