Financial loss will not be a subject of this appeal. The only objector who claimed financial loss had it's proceeds increased before it went to court. Got an additional $27k, paid from the proceeds of all other owners. Now we know how SSD loss can be dealt with.

Sales process I guess will be up to the courts.

You could see ads for the "new" Shunfu condo when the enbloc was not even confirmed yet. Some people are plain desperate...

Dec 31, 2017. Looks like the last of the occupants have left the compound and the demolition works is going to commence...

Qingjian to build more than 1,200 homes on Shunfu Ville site

QINGJIAN Realty has unveiled its plan to build more than 1,200 apartment units in Shunfu Road, on the site of the former Shunfu Ville estate.

JadeScape, as the new development in Bishan is to be called, will be kitted out with fully-integrated smart home technologies and an intelligent estate monitoring system.

The developer hopes to draw buyers at an average price of S$1,700 per square foot.

The units will include 63 one-bedroom units specially designed for active-ageing residents. Called the "gold standard" units, these apartments will be equipped with smart technology and physical facilities designed for older residents.

Qingjian Realty acquired the former Shunfu Ville for S$638 million in 2016, making it the largest collective sale since 2007 at the time.

The 1,206 units at JadeScape will be launched in two phases. There will be 236 one-bedders, 403 two-bedders, 265 three-bedders, 261 four-bedders, 39 five-bedders and two penthouses across the seven blocks, sitting on the 36,985.7 sq m site.

The one-bedroom units (527 sq ft) will start at S$838,000; two-bedroom units (646 to 775 sq ft) will start at S$988,000, while three-bedroom ones (904 to 1,152 sq ft) will start at S$1.38 million.

Prices for the four- and five-bedroom units, as well as the penthouses, have yet to be fixed.

Yen Chong, deputy general manager of Qingjian Realty (South Pacific) Group, said the recent property cooling measures had made the company re-evaluate its pricing for JadeScape's units, but that the final prices do not differ much from the initial price.

Smart technology installed in the condo include devices in common areas that enable estate managers to monitor the development; the system can, for example, send alerts when smoke detectors in individual units are activated.

Facial recognition technology will be used in lift lobbies.

Older residents living in the "gold standard" units will have access to services such as health screenings and dietary planning. Their units will also be equipped with pull-down hydraulic racks and support bars.

The condo, which is near Marymount MRT station, will be served by four MRT lines - the Circle, North-South, future Thomson-East Coast and Cross Island lines.

Drivers can reach any part of the island through the Pan-Island Expressway, the Central Expressway and the upcoming North-South Corridor.

Qingjian's two-storey show gallery, the largest in recent years and equipped with smart technology, will open to the public from Saturday.

Tricia Song, head of research for Singapore at Colliers International, described the S$1,700 psf price tag as "fairly attractive, especially for the one- to two-bedroom units".

She noted that there has been no new major launches in the vicinity since 2015; the last major launch was the 288-unit Thomson Impressions in Q4 2015.

She also noted that the nearby Thomson Three, a 99-year leasehold development completed in 2016, transacted at about S$1,600 psf this year.

"We expect JadeScape to do well due to pent-up demand in the vicinity and the palatable price quantum of less than S$1.5 million for most of its one to three-bedders.

"It is also near good schools such as Catholic High and Ai Tong," she said.

Christine Sun, head of research and consultancy at OrangeTee & Tie, said that, while not a direct comparison, units in resale projects in Bishan such as Sky Vue are going at an average price of S$1,650 psf; at Sky Habitat, the average psf price is S$1,500.

JadeScape, being a much newer project, is expected to command a higher premium than Sky Vue and Sky Habitat.

Ms Sun said she expects the take-up of units to be healthy and for the "gold standard" units to be popular with older buyers.

The development is expected to receive its Temporary Occupation Permit (TOP) on Jan 9, 2023.

At the close of balloting on the first day of launch on Sept 22, JadeScape saw 332 (27.5%)units sold, although the numbers are still trickling in at 7pm. According to sources, PropNex is said to have contributed to 40% of the units sold, with the other agencies making up the rest.

The sales achieved on the first day alone is equivalent to more than 27% of the total units at JadeScape. Over the past two weeks, more than 800 cheques were received as expressions of interest, which means a conversion rate of 41.5%.


“The first day of sales at JadeScape is very encouraging, given that it comes in the shadow of the latest property cooling measures,” says Nicholas Mak, executive director of ZACD Group. “It should bolster market confidence; and it’s a sign that not all is doom and gloom. There’s still underlying demand for well-designed and well-located properties.”
The average price of $1,700 psf achieved at JadeScape will also set a new benchmark for the Bishan-Thomson area. “This is a new reality for the Bishan-Thomson area,” adds Mak.

Ismail Gafoor, CEO of PropNex, attributes the strong sales at JadeScape to: “sensitive pricing of the units; the overall concept of the project – the well-thought-out design and layout of the units as well as the smart home features; the location in the Thomson-Marymount area; as well as the lack of competition in the neighbourhood.”

The last launch in the Thomson area was the 288-unit Thmson Impressions in Oct 2015. Completed earlier this year, the average price of units sold at Thomson Impressions was $1,427 psf, based on caveats lodged. However, at least 15 of the units sold crossed $1,700 psf in 2H2017.

Besides its location at the doorstep of the Marymount MRT station, JadeScape is also walking distance to the MacRitchie Reservoir, across the road from the Shunfu Mart and Food Centre as well as a five-minute walk to the Sheng Siong Supermarket at Upper Thomson Road.
Meanwhile, at Jui Residences, the freehold 117-unit project by SDB Asia on Serangoon Road, was also launched on Sept 22. According to sources, the developer sold 23 units on the first day at an average of $1,700 psf. The project is a redevelopment on the site of the former National Aerated Water Co. building. Built in the 1950s, the building has to be conserved.

The facade of the new 18-storey condominium tower of Jui Residences is inspired by the art deco heritage of the conserved building which will be integrated with it.

do they know the developer bought the land via en-bloc at relatively "cheap" price (about 800 psf), if they can't sell, the developer can afford to cut prices from 1,665 psf...
why rush...there are plenty of units on sale (maybe 900 left), let Jadescape compete with Parc Esta (1,400 units) and Treasure at Tampines (2,000 units)

anyway, the nice thing about units at Jadescape is... units come equipped with a dishwasher! bet no one tell ya!

You are right, lot of people also think like you in fact I got walk in to show flat people tell me they regret not buying earlier.

When Gem Residences was launch, lot of people like you also say too expensive now they regret not buying.

Buying property best not to time the market, the government got a lot of smart people looking at the market before you know it they already action and left you wondering what happen.

Well! smart or not I don't know - I'll definitely won't pay $3.2-3.4m for a 2009sqft 99 yr leasehold at Jadescape.

I will go for this 4400sqft freehold landed instead.

JadeScape: The new landmark in the Shunfu-Marymount neighbourhood

The 1,206-unit JadeScape sits on a sprawling 408,927 sq ft, 99-year leasehold site at the junction of Marymount Road and Shunfu Road.

The project won the only Top Mega Development Award at the EdgeProp Singapore Excellence Awards (EPEA) 2023 on Oct 6.

The private condo is a redevelopment of the former Shunfu Ville privatised HUDC estate. Hong Kong-listed construction and real estate developer Qingjian Realty purchased the site en bloc for $638 million in May 2016.

JadeScape was designed by award-winning architect Paul Noritake Tange of Tange Associates in collaboration with established Singapore-based architectural firm Ong & Ong.

The seven residential towers of JadeScape, which range from 21 to 23 storeys, are orientated towards MacRitchie Reservoir Park for residents to enjoy a view of the greenery. Located at the southeastern end of the Central Catchment Nature Reserve, MacRitchie Reservoir Park inspired JadeScape’s design and Asian garden theme.

According to Ong & Ong, each of the seven towers is slightly different and has its own identity, although in harmony with the rest. The timber-like lattice screens and frames soften the glass façades of the towers, which are arranged to create interesting pockets of landscaped areas.

More than 90 amenities

Given the scale of the development, the project has a wide range of amenities, such as an infinity pool, sky terraces, a theatrette -cum-karaoke room, an adventure playground for children and a fitness corner for the elderly.

The project also has two gyms, two residents’ lounges with work-from-home facilities and meeting rooms and two sunken tennis courts, designed such that the views of the units on the lower floors are unblocked.

Located on Shunfu Road, JadeScape is just a five-minute walk to the Marymount MRT station on the Circle Line. The development is also near the future Upper Thomson MRT station on the Thomson-East Coast Line.

When JadeScape was launched five years ago in September 2018, Qingjian sold 303 units on the first weekend of sales at an average price of $1,657 psf, based on caveats lodged. The development was entirely sold by September 2022. The final unit, a 764 sq ft, two-bedroom unit on the 19th floor of one of the towers, fetched $1.46 million ($1,910 psf). Based on sub-sales of units from July to September, prices ranged from $2,056 psf to $2,222 psf.

En bloc wave

Qingjian’s purchase of the former Shunfu Ville was followed by a wave of other collective sales of privatised HUDC estates, such as the former Raintree Gardens (now the 729-unit The Tre Ver), former Serangoon Ville (the new 1,052-unit Affinity at Serangoon), former Rio Casa (the upcoming 1,472-unit Riverfront Residences) and Tampines Court (the newly completed 2,203-unit Treasure at Tampines).

JadeScape may have been Qingjian’s first private residential development on a site purchased en bloc and its largest, but it is by no means the developer’s last. Qingjian went on to purchase the former Goodluck Garden on Toh Tuck Road for $610 million in 2018 and the former row of apartments and shops on Phoenix Road for $42.6 million in 2019.

The former Goodluck Garden was launched as the 633-unit Forett at Bukit Timah in August 2020. The project was entirely sold by March this year. The former block of apartments and shops on Phoenix Road was launched as the 105-unit The Arden. Launched in August, the project is about one-third sold to date.
