Some of the 2 bedders in the low rise blocks have bomb shelters one. Those should be the cheaper psf I guess.
Its has a very nice and lush landscaping but the high rise blocks look like hdb rental flats from far.....
Pricing wise seems like a much better buy than garden residences.

Those buying only need to know whether they buy at the right price.
Another 5% ABSD will not bring the pricing any lower than this without cutting on other thing, maybe pay for parking lot, this project you need to pay monthly parking fee, they call pay as you use.

seems like 3-4 are targeted at what they think r upgraders. same for daintree. tell people average launch price is 1800psf because its meant for owner occupiers hence using top notch materials.

All my property buy without advise from agent, do my own study.
Go to show flat tell agent book unit pay money the rest are history.

Was sharing with agent and found the son don't have property yet.
Ask why and was told waiting to buy HDB.
After share son job, advise go straight to private instead.
So happy they take action.
Talk to lot of agent get to know they got lot of property, they must have told the buyer to buy and most will say agent are all the same guess they buy instead.
Advise to new agent take care of themselves first, any good deal go ahead and buy first don't waste time on buyer sitting at the fence they might sit there forever.
Good property don't wait for buyer, good investor don't wait for agent, bad investment take it as a lesson learn, one don't have lot of 10 years to cry.

The two bedders represent decent value. rooms are a bit tight. i like the low rise blocks. all the river facing units also get west sun.
amenities are a bit scarce for this exact location. it's easily a 10 min walk to either PP MRT, or even the NTUC fairprice / town centre / Poiz.

MORE than 140 units of The Tre Ver, a new 99-year leasehold condominium in Potong Pasir, were sold within the first three hours of its launch on Saturday.
The sales represent over 70 per cent of the 200 units released in Phase 1.
The project, designed by Woha Architects, is developed by UVD (Projects), a 50:50 joint venture between UOL group and United Industrial Corporation (UIC).
Jesline Goh, senior general manager for asset management and marketing at UOL, said the group was "very pleased" with the response as it was "stronger than the Phase 1 launches" for UOL's previous projects such as Thomson Three, Principal Garden and Botanique at Bartley.
"We believe the buyers saw the strong value proposition of the product and the realistic pricing."
The first phase of The Tre Ver's launch achieved an average transacted price of S$1,550-S$1,600 per sq ft (psf), The Business Times has learnt. According to UOL, a one-bedder starts at S$738,000 while a two-bedder costs S$898,000 or higher. A three-bedder and four-bedder costs upwards of S$1.54 million and S$2.08 million, respectively.
Most buyers in Phase 1 were Singaporeans and first-time home owners, Ms Goh noted. "Riding on this success, we are immediately releasing Phase 2, with more units offering dual view of the amenities and the river," she said on Saturday.
A total of 150 units were released in Phase 2 on Sunday. No new numbers on take-up or average transacted prices were offered as at Sunday.
The Tre Ver, slated for completion in August 2022, fronts the Kallang River and is a 10-minute walk to Potong Pasir MRT Station. It is located on the site of former HUDC (Housing and Urban Development Company) estate Raintree Gardens, which in October 2016 was sold en bloc to UVD (Projects) for S$334.2 million.
The condominium will comprise three 20-storey blocks, two 19-storey blocks, and four 8-storey blocks comprising seven levels of residential units and a facilities deck. It includes a two-storey carpark, a basement carpark and facilities such as a 50-metre lap pool and outdoor spas.
Speaking on The Tre Ver's launch figures, ZACD group executive director Nicholas Mak told BT: "This is a fairly good performance and within expectations."
He noted that The Tre Ver has a price advantage over other projects in the Bidadari area, a result of lower land price. Park Colonial, for instance, recorded an average transacted price of S$1,730 psf at its early-July launch.
Mr Mak added that The Tre Ver is popular among homeowners as it is river-facing, close to the MRT station, and away from the traffic noise of Upper Serangoon Road. I have not visited this forum for long time as I know it has now become a market place by a super aggressive agent "A". Practically, he has the exclusive rights here and keeping on talking his story of SouthBank over easily thousand times throughout since his presence in this forum. In other words, he has too much time and just doing postings here or perhaps other places as well. And if he truly believe in property, why only one small Southbank property to talk about over so many years. It is either he is too poor to invest or he himself does not believe what he talked about here or what he invested did not give him good return to share.
As a seasoned investors in various instruments including property, I believe, one shall not limit to one single asset class like property which is the worst asset class in term of liquidity, transaction and financing costs and even rental return as a passive income source. On top, you need to please the tenants and doing all the maintenance work of the properties. The net rental yield (based on market price of the property) now after all costs and income tax is perhaps 1%.
Doing property investment is a very difficult game to play now as the intention of the Government is very clear, no excessive capital gain is there for you. Property is meant for own stay and not for profit. Yes, I agree, the property prices have been going up and up. But have you experienced when it was down during crisis or recession. Don't tell me it never happen or tell me hold for long term. Yes, holding for long term provided you have the holding power and willing to scarify other opportunities.
Taking into a longer time horizon, if the trade war is getting on, recession may in around 2Q2020 and it could be a long deep winter . Can u liquidate your property then at the price you wish or even at market price? And if you have no tenant and/or jobless, what is next for you?
I never listen to Property Agent, as they are all having their vested interest...
