The upcoming development Fernvale Road - Parc Botannia (http://www.propertyfactsheet.com/properties/parc-botannia-at-fernvale-road/) has been the talk of the town.

It is located next to High Park Residences which has been fully sold till date.

An agent approached me over the weekend at Kovan coffeeshop. From what he said, Parc Botannia (http://www.propertyhaven.info/properties/parc-botannia/) is just 1 LRT stop from The Seletar Mall, 2 stops to Sengkang Sports Centre/Swimming Complex, 3 stops to Sengkang General & Community Hospital and 4 stops to Compass One Mall and Sengkang integrated transport hub (MRT + bus interchange).

As a resident of the area, Seletar Mall (http://www.propertyhaven.info/properties/parc-botannia/) and Compass One has a plethora of shops, eateries and supermarkets. Residents can also take a short stroll to the Jalan Kayu enclave for famous local eats.

It is a very exciting project due to its location being at the fringe Seletar Aerospace Park and the upcoming development - Seletar Regional Centre (http://www.urpropertyinfo.com/properties/parc-botannia/)

Demands is expected in the area and supply of condos is limited in the vicinity.

The new seletar Aerospace flyover (http://www.propertyfactsheet.com/properties/parc-botannia-at-fernvale-road/) as well as seletar aerospace and sengkang west road was opened on 16 May 2015. The $80-million infrastructure project started in the second quarter of 2011. The new 3-lane Sengkang west Road connects directly to TPE, providing motorists with an alternative to the single-Lane Jalan Kayu. Motorists can now enjoy direct access into Seletar Aerospace Park and Sengkang West .

On 22 December 2015, the sengkang LRT Line Began operating two-Car Trains. Around the end of 2016, the two car trains started being deployed on both directions of the west loop during the weekday peak hours, due to the increasing number of commuters.

Compassvale bus interchange opened on 12 March 2017 with a new service 374 connecting Sengkang west to sengkang town centre, the bus interchange and the MRT. This will enhance the connectivity to key amenities such as Sengkang Sports complex, compass one shopping mall and future sengkang general hospital.

Today Seletar Airport is managed by Changi Airport Group. About 80% of the total number of flights operating at seletar airport by the various flying schools. Aircraft charters, repairs and maintenance make up the remaining flights.

Parc Botania is not going to be sold cheap but it will still be the cheapest new launch of 2017 and possibly 2018 and beyond in terms of average psf.

As of now, Kandis Residence is the cheapest new launch of 2017 at 1250psf average.

Location wise, Kandis is really far off from everywhere. Been to the showflat...wasn't impressed by the finishings.

Besides Seletar Mall, there is also Greenwich Village and Compass One nearby. 3 shopping malls to choose from!

In terms of recreation (http://www.propertyhaven.info/properties/parc-botannia/), besides the nearby Sengkang Riverside Park, there is also Punggol Park and the Punggol Park connector that links to Coney Island and Lorong Halus Wetland Park.
