View Full Version : HDB -> Dual Key
Dear Forumers,
Are there any HDB restrictions in converting your current HDB flat to a dual-key apartment?
Reason being I've moved out of home and the current place is too big for the parents & bro so easily can half the place out for rental.
Many thanks for the insights!
Need to see the floor plan
Hello Arcachon
Thx for the reply.. Please see attached for the floor plan!
Should not be a problem but you cannot apply to HDB to convert current HDB flat to a dual-key apartment.
You should get an interior designer to convert the storeroom to another kitchen, seal the wall and add another door.
Then apply to HDB to rent out HDB room.

What do you mean when you mentioned: Cannot apply to HDb to convert flat to dual key? any reasons why so?
Many cheers!
Thanks ;)
You can only combine two three room HDB call conversion scheme. You are not allow to unconver the HDB after conversion.
Ah, but ours was a 5 room flat to start off with - did not combine any units before.
cheers
HDB is a public housing, you are only given the right to stay under the rule and regulation of HDB.
You have no right to the land, only the right to lease the airspace for 99 years.
Your HDB is your liability until you sell it at a price above your purchase price than it can consider your asset.
I have to try to let my friend stay at my HDB while he renovates his HDB for 3 months and was told by HDB I cannot let him stay because he is an HDB tenant.
I brought my HDB for 250K now valuation 640K, no Bank in Singapore can loan me get an equity loan from my HDB because I did not own my HDB I only lease it for 99 years.
Until you know you are only leasing from HDB for 99 years, you will never understand why you cannot convert it to Dual key.

Owners who are eligible to sublet their whole flat. However, they must sublet their own flat within a month after they have rented an HDB flat from another flat owner

Wah you say like that very dangerous. Teddybear will come in and say all private LH are not owned, only leased.
Must make it clearer, the main issue against equity loan and tenancy rulings is because HDBs are according to national definitions, highly subsidised, not due to lease.
Even if HDB somehow has 999 or FH types, these rulings will remain by virtue of the "subsidy".
Apple to Apple, where got subsidy. HDB is lease Air space whereas private you own a share of the land.

Well... surely you know what teddybear will say...
After 99 years, both types of land do not belong to you anymore, so the key difference is still the subsidy.
With great subsidies come great regulations.
