Would like to know about the following matters:

The scenario is- the private property is brought and owned by 3 parties and the loan has been fully paid. The land title deed was issued back to the owner.

Ok now the questions:

1) Can the party who holds the land title deed sells the property without the other two parties's consent?
2) Does the law recognised all 3 owners or only the one with the land title deed as the owner?
3) What happen if the land title deed is lost or misplaced and cannot be found? Can we get a replacement copy?
4) Any legal responsibilities for the party who holds the land title deed?

Can anyone advise on the above or anything to look out for? Many thanks for your reply (replies).
