Yes, seaview is delicious.
I still prefer Stratum due to low density development and resort feel.
Location wise, i think Stratum is nearer to amenities which is just across the road.

Take just about five mins or lesser to walk from vue 8 to elias mall. Will take longer to walk to pasir ris west plaza but still a comfortable 5-7 mins if you cut thru the block of flats.

Hey bro, thanks for sharing. The sales indeed not impressive compared to Stratum. Was at the launch day of Stratum see look see look and the units released on that day were close to 100% sold. How is the price compared to Stratum though? Judging from the indicative price, it's higher.

The paper reported that the average prices of transacted units are in the $980 to $1,050 psf range, depending on unit types and facing or not facing the sea. Prices start from $540K for a 474 sq ft one-bedder (about $1,139 psf).
Higher than Stratum's average prices (Stratum is further from the beach).

I personally think Vue8 has better layout and is far less cramped both within and outside the development than D'nest. Surrounding areas of Vue 8 have no taller buildings which will in turn reward the residents with a more soothing and less cramped feeling. And somemore some of the mid to high floor units come with Serangoon harbor view. I mean yes, D'nest got pool view units. But nature view is far more precious. But location wise, D'nest is much nearer to mrt, at least within reach by walk. And D'nest is by a well known developer whereas Vue8 developer only has Flo in its private residential portfolio. So it's really boiled down to individual choices. I'm sure there are group of people who are willing to pay for a slight premium compared to D'nest to get a sea view unit at Vue8. But I guess it's a tough sell for those units without sea view and near to the main road at Vue8, if the price is not attractive enough.

Sales at Vue 8 launch tempered by new home loan curbs
50+ units sold so far as market watchers also point to general air of caution
[SINGAPORE] Just 50-plus units have been sold at Vue 8 Residence, a 99-year leasehold project in Pasir Ris. Market watchers attributed it to the general air of caution as well as the longer bank loan approval process under the new total debt servicing ratio (TDSR) framework that took effect on June 29.
A spokesman for SLP International, the marketing agent for Vue 8, said that the average prices of transacted units are in the $980-1,050 per square foot range, depending on unit types and whether or not units face the sea. Absolute prices start from $540,000 for a 474 sq ft one-bedder, said the spokesman.
Rising 17 storeys high, the 463-unit condo development will be a short distance from Pasir Ris Beach. Sales at Vue 8's showflat started on Friday, for people who had registered for the preview, and were extended to the public from Saturday. So far, the developers - a joint venture between Capital Development and ZACD Investments - have released slightly over 100 units.
Christine Li, research head of OrangeTee, described the pricing for Vue 8 as "within expectation", drawing reference to the around-$900 psf average price for Stratum, a five-storey project further away from Pasir Ris Beach. It was released in May with 190 units reported to be sold in the first weekend.
She reckons that prior to Monetary Authority of Singapore's announcements, a project such as Vue 8, priced at an average of around $1,000 psf and with the right marketing strategy, would have been able to clear 150-200 units in the first weekend.
The SLP spokesman said: "The developers are heartened to observe healthy interest but sales have been slow as potential buyers are waiting for banks' clearance of the housing loan before they commit to a purchase. It will take at least four to five working days for banks to satisfy a whole checklist under the MAS guidelines. Among other things, borrowers need their income tax returns as well as bank statements. Not many people carry such documents when visiting a showflat."
Effective June 29, MAS rolled out standardised guidelines for financial institutions to implement a total debt servicing ratio (TDSR) not exceeding 60 per cent of a borrower's gross monthly income, when granting property loans. At the same time, it acted to plug some loopholes used to circumvent tighter loan-to-value limits on second and subsequent housing loans and longer-tenure loans.
A property agent not involved with Vue 8 said that its pricing is within market expectations and that while buyers are still interested in property, the new measures mean that the loan approval process takes longer, about five days.
"Most potential buyers are cautious and want to be sure about the loan amount they qualify for before making a commitment. Previously, people were talking about loan-to-value, but now the loan assessment is based on the individual borrower's total monthly debt obligations including his car loan, credit card payments," said the agent.
Giving his take on Vue 8's first weekend of sales, Knight Frank chairman Tan Tiong Cheng said: "It could be a case of the measures kicking in and buyers could have genuinely turned cautious amid all the government calls for prudence and to take into account future interest rate hikes. However, the more detailed screening process for home loans also probably played a part.
"This is just the beginning and it will take time for both parties, that is, borrower and the lender, to shorten the loan process. Buyers will be anxious because a developer would not wait for a buyer with loan issues if he has another buyer ready to make a commitment. Likewise, banks can perhaps shorten the process through pre-screening loan applicants. However, borrowers may not have decided which banks offer better terms."
Ong Choon Fah, chief operating officer at DTZ Southeast Asia, said that in the near term, "more considered buying" and a slowdown in sales momentum can be expected at new launches - as banks also need time to seek clarification from MAS on the TDSR rules.
"However, well-located projects with attractive pricing will continue to draw buyers," she added.
My take is this,, with so many measures people tend to use his first purchase or 2nd purchase wisely. Vue 8 location is not good at all......not near mrt and amnesties, difficult to convince investors....and price not cheap either.....if the project is at Jurong gateway or batadari , u tink 50 units sold in a week?
What a pity? Good project but launches at the worst time.
They should just drag their preview from 1 to 2 days to 1 to 2 weeks to allow more time for the new loan approval process. Collect at least a 3 digit sales figure before become public launch.
Alternatively they could just do the same car lucky draw promotion they did with flo residences :p :p , where early buyers get more chances. :beats-me-man: :beats-me-man:

I went to Vue8 yesterday to see their show flat. Here is my assessment:
-lously layout (dnest is so much better follow by stratum).
-room sizes are very small except master bedroom. I guess MBR has eaten up the sizes for rest of rooms
-level 7 is the most preferred level with best price cos has the potential for seaview. Level 8 has a difference of $200k differences compared to level 7.
next to vue8 on left side could be high rise development while right side is international school low rise. No guarantee seaview fr left side..potential block view
-low ceiling abt 2.7m high only
-location wise stratum is better.
-density wise stratum is better, follow by vue8 than Dnest which definitely take longer to build..very pack like sardine.

Dont complain if you want to buy and be a slave and dont buy if keep complaining living standard is high and cannot keep to pace..you can remain contented and be satisfied with current..

Not sure about the 4 bedders but for three bedders, living and dining porcelain tiles. Timber strips for bedroom and homogenous tiles for toilet, kitchen and balcony.

YOu cannot compare them against CDL and Far East. For own stay, you might not like it. When I visit the showroom, I dont have the "wow" feeling. One thing I dont like is that the bedrooms partition were removed and kind of give you a wrong perception that the size look big. When you seriously explore further, you will realise it is not the case. In fact, I really have doubt on the unit sizing at one glance.

huh? Was at the showroom last week so can see clearly that the flooring for the 3 bedders and 5 bedders show flat are different. Can see the gaps between the tiles for the 3 bedders. No gap at all for the 5 bedders. :confused:
Heard that the developers of Vue8 and Stratum are brothers. Maybe Vue8 is position to recover partial loss from Stratum. Stratum is their first entry point towards residential development and they have to make it a success for the first shot..

When it comes to business, they hardly are brothers any more. I'd say is more on greedy side. One brother saw the other selling Stratum hot hot and became greedy. :spliff:

THE Overseas Family School (OFS), one of the largest international schools in Singapore, is moving to a new $261 million campus in Pasir Ris.
Having secured a 30-year lease for the five-hectare site in June this year, Overseas Education Ltd - the mainboard-listed firm that runs OFS - said yesterday that it had appointed Woh Hup Limited to build the campus, starting this month.
The campus is located at the junction of Pasir Ris Drive 3 and Elias Road. It will boast two 12-storey teaching blocks, a seven-storey administration block, a performing arts centre and auditorium, sports field and swimming pool, among other facilities.
The plan is to complete the project by April 2015, well in time for its school year that begins four months later in August, said Overseas Education's executive chairman and chief executive officer, David Alan Perry.

Based on the map, there will be residential development but not sure is it low or high rise. If it is high rise, you are right, it will be block at least 50% minimum.
I remember one project near downtown east also like that (not sure is it water colour), kena block infront by another development...

The price to pay for Vue8 seaview is not cheap. The difference btw 7th and 8th floor is about 200k gap. If you happen to buy a unit at the price of 200k or more for seaview but kenna block in return, you will certainly bang your balls really hard..

Not true. The surrounding of Vue8 is palnned for residential development. If it is a high rise project, it is really hard to say.

Just look at Stratum it has themes, higher ceiling to floor, nearer to the mrt and facilities.
Except for the fact that it is next to an international sch nearby and sea facing, why the developer is not coming up with exciting new themes, better interior furnishing or design to capture the market given such bad market sediments?
I hope the price wouldn't drop further as it is not fair to the existing homeowners who have committed to the unit despite the flaws.

I would think the price for new development projects would be maintained for big players since their holding power is much stronger. Those over priced projects esp CCR will slightly be adjusted since buyers are more cautious and restricted by TDSR esp.
Resales property will be hit badly most likely. HDB resales will be affected damn badly esp after new ruling introduced. Those who bought the new property who will be force selling their HDB unit within 6 mths TOP will be damned pissed off to see their profit has shrinked alot.
If GST will to be increased to 10% after 2016 general election, all prices will be moving up again for sure.

Just to add what I have mentioned in my other thread...I lived quite near an mrt track before for many many years. very noisy. :( Even if buffer by the flats I still think noisy.
I prefer somewhere quiet and serene. I am surprised quite a few units left for this project. But it is just next to an international school maybe not so quiet (not sure got school bells??). Walkable to MRT for those who walk a lot like me. The units facing towards the pasir ris heights terrace will very breezy and unblocked.
I used to go to that end of the pasir ris park instead of downtown east side coz more exclusive.
The side near downtown east too many condo development. The downtown east usually very packed with people.

Coco palms "Coco Palms is the latest condominium in the private residential enclave along Pasir Ris Grove, just minutes' ... Tenure of Land, 99 years lease w.e.f 7 Jan 2008." will take 5 years to build...so TOP will be around 2019? By then 10 years would already have lapsed.
comes with lots of Bay windows (even in toilet), planter ledge although with no balcony..generally smaller units too... do correct me if I am wrong.
So Vue 8 is a better buy for home owners, no planter ledge and bay windows...more sensible buy with more livable space..Tenure of Land, 99 years lease w.e.f 7 Jan 2012...estimate TOP is in 2017. By then 5 years would already have lapsed. And again do correct me if I am wrong.

Honesty I dunno if the price going to "drop" further. I m still looking around since my HB is overseas.. Can't really discuss with him on the choice units. Wanna buy for our own stay.
You have to weigh the pros n cons...we have been waiting since 2011 or 2012 for the price to drop. Well in the end the price did drop - in terms of quantum lor. But so are the sizes. We have seen sizes shrunk from 2 bedders with yard to the current sizes..In other words you get a smaller unit...pay lesser...but in terms of psf it's higher.
For the launches you are seeing right now..The developers have already paid a certain price for the piece of land...for this piece it's relatively cheaper than stratum next door. So the prices not too ex or cheap..middle region ba.
if you can really afford to wait..let's say another 5 -6 years or so for really cheaper units..the subsequent developer land biddings should be moderated..maybe slightly cheaper ba. But no guarantee that they will sell bigger 2 bedders with yard store etc coz the current market already indicate that there is demand for 2 bedders with no yard etc. Why they want to spoil market n cut into their profits?
N do keep in mind that these developers might have suffered losses for their past projects n thus would want to recoup their past losses by maybe building smaller units with cheaper materials etc for their future projects.
In short there is still a risk you get smaller unit..be it.2 room or 3 room. N the longer u wait the loan tenure u qualify will be shorter..with Fed tapering soon. N if u choose to wait for the later launches...by the 7-8 years when the project TOP... the bank interes rates would have restored to norm. Currently the bank rates is at historical low...so cheaper units but higher bank loan rates with shorter loan tenure ba.
N if it's for your home stay..u might not want to get the left over units..coz will be either face noisy roads..or substation. I remember the cheapest stack for d'nest 2 bedder n 3 bedder is just next to the substation!!
So it's really up to u. There is no guarantee that price will drop further or u will end up with a unit you love at a cheaper price.
My feel is that the good units are always all sold out quickly...
We can only say we would have brought at the 2012 back then instead of waiting. :banghead:
N the projects we have seen so far vue 8 is the best..for own stay lar. It's exclusive.. Not too ulu...still .accessible to amenities.. Elias mall..west plaza...the stack 99 n 83 facing the landed..definitely no block in future.. Got sea breeze..N no west sun!! plus not at a potential traffic jam point near the MRT if u studied the lta maps..etc..
As for the sea horizontal..ripple bay..water colors condo area that.side..iirc Those sea facing units Kenna west sun.....only one bus service that stretch of road..N nearest amenities is downtown east..
If u compare the upcoming coco launch with so many unusable spaces such as bay windows..planter ledge etc somemore left 89 years of lease..this project seems more worth it.

I have been to riverbank..fell in love with the loft 2 bedders...4m ceiling iirc...
Riversails slighter bigger 2 bedder...nicer interiors..N it's cheap..but the thing I dislike about the 2 is the location. Not very convenient...

2 bedders loft no furniture is 50k lesser.
Other units depending facing other units or river is priced similar to vue 8..which has 700k onwards.
After factoring in the location n that pasir ris is a mature estate..we moved on to the east.
I looked at the 2 bedders left in vue 8 n understand why not much 700k to 800k units left..Mostly left with high floor..
Side track a bit... Anyway if location is the reason why units in vue 8 are not moving fast enough.. I wondered How come stratum which is only one busstop away sold much better?
When I first saw the vue 8 showflat then I immediately understand liao..the interior designer for the project really cmi. :doh: She used bulky thick urniture n dark colors n made the rooms look far smaller than it is..especially since the ceiling height is not a generous 2.9 or 3m! :doh:
She still make patterns at the ceiling edges to draw people attention to the height...N used hanging dining lights somemore which is a nono! Aiyo!
No showcase of multi functional furniture to let prospective buyers rethink how they can reuse the space. Left a big gap between the basin n wall for what?! Let the items roll off the basin n down on the floor?
Even left the precious space above the wardrobe.. In the ceiling boxed up with false walls..used hdb look alike tiles...the bulky furniture used so old school.. Like just throw a few chairs together n that's it..? Hello..the units have been shrinking.. Really not in tune with what homeowners pain points n their concerns .

I think you totally missed my point.
The developer could have used nicer tiles, wardrobe laminate finishing instead of making the interior look so hdb like.
Frankly I really like the place, size etc. Just the interior designer made it look worse instead of better against the already so plain interiors while other Ids drum up the good features or creative ideas to make the plain look wow.

I think you totally missed my point.
The developer could have used nicer tiles, wardrobe laminate finishing instead of making the interior look so hdb like.
Frankly I really like the place, size etc. Just the interior designer made it look worse instead of better against the already so plain interiors while other Ids drum up the good features or creative ideas to make the plain look wow.

Oic.. Sure I get it. I really mean the look n feel that's all... There are many types of different designs the developer can get based on the grade n quality.. It bothers me why of all they chose those.. :banghead:

Iirc... The developer has achieved a score of almost 90.. Think 89.5.. for workmanship under recent bca assessment. As compared to sim Lian which was given 72 for my friends project.. So I m confident of this developer.. Only grip is the color n design. Really hope my rants in my previous post is not misunderstood .

Stratum priced very competitively at slightly below $900 psf for bigger units. For smaller units actually transact at avg of 1.2k+ psf. As you can see the smaller units are moving very slow.
Both Stratum and Vue8 developers are brothers. Stratum land cost bid at higher price than Vue8 with plot ratio of 1:4. Vue 8 larger units cost is higher than Stratum and therefore smaller units sell faster than Stratum. Furnishing wise I would think it is same standard since the brothers could get fr same supplier to enjoy better discounts. :p

Loft mean s very hiiiggghhh ceiling. .so can do double deck for certain areas.
I looove lovve lofts..it gives a feeling of spaciousness!
But the reno n the finishing works will not come cheap. Not easy to change light bulb etc ..

Yup bought for own stay. My parents esp my father like the location as it is quiet.
Still having my hdb flat, as children schools around the area.
Rent first, then when the time comes, sell away HDB and retire there, if still alive and kicking.
Curious why the sales for vue 8 is non existent in month of may. It's just next to an international school which is going to top next year.
