Strong opening response to The Brownstone: CDL

CDL says The Brownstone is the only EC in the nothern part of Singapore that is adjacent to an MRT station. The Canberra station is expected to open by 2019, the same year that the EC project is slated for completion.

CITY Developments (CDL) says The Brownstone - its executive condominium (EC) project in the northern part of Singapore - has made a strong debut as about 300 eligible EC buyers have filed their e-applications over the opening weekend.

The 638-unit EC project attracted more than 2,000 visitors at the sales gallery, CDL said.

"Applications for eligible EC buyers can be made from 10 to 20 July, and bookings will be conducted on Saturday, 25 July 2015," said CDL.

The Brownstone is the only EC adjacent to an MRT station in the northern area, noted CDL.

Works on Canberra MRT station have begun, and the station is expected to open by 2019, the same year the EC project is slated for completion.

Given the soft property market, CDL said that "the strong interest in The Brownstone has largely been driven by the project's accessibility to the MRT network and growth prospects of its immediate neighbourhood".

"In a highly competitive market, homebuyers have a wide range of new EC projects to select from. The strong response to The Brownstone shows that there is inherent demand for a well-located EC with strong potential appreciation," said Chia Ngiang Hong, group general manager of CDL. "The north of Singapore is a new growth area, poised for transformation into a lifestyle and commercial hub."

BT earlier reported indicative pricing from property agents: two-bedroom units at S$599,000 to S$680,000; three-bedroom units at S$699,000 to S$820,000; three-bedroom premium units at S$769,000 to S$850,000; four-bedroom units at S$869,000 to S$990,000, and five-bedroom penthouses at S$1.318 million to S$1.38 million.

Unit sizes range from 732 square feet for a two-bedroom home to 1,711 sq ft for a five-bedroom penthouse.

The EC comprises eight blocks rising up to 12 storeys.

The Brownstone is CDL's seventh EC project after The Florida, Nuovo, The Esparis, Blossom Residences, The Rainforest and Lush Acres, all of which have been fully sold.

It is developed by CDL and TID Pte Ltd, a joint venture between Hong Leong Group Singapore and Mitsui Fudosan.

City Developments' (CDL) The Brownstone, a 638-unit executive condominium (EC), received a healthy number of e-applications during its launch weekend.

Around 300 e-applications have been received, while some 2,000 visitors have thronged its sales gallery, CDL said in a statement yesterday evening.

The EC market has turned competitive as there are several EC projects available on the market.

One factor in favour of the project in Canberra Drive is that it is the only EC to be built directly next to an MRT station, CDL said. The upcoming Canberra MRT station should be ready in the same year that The Brownstone is completed.

Mr Chia Ngiang Hong, CDL group general manager, said: "In a highly competitive market, home buyers have a wide range of new EC projects to select from. The strong response to The Brownstone shows that there is inherent demand for a well-located EC with strong potential appreciation. The north of Singapore is a new growth area, poised for transformation into a lifestyle and commercial hub."

The EC has a textured, brown sandstone-like facade with unique jetty balconies. CDL is developing it together with related company TID, a joint venture between Hong Leong Group and Mitsui Fudosan.

Applications for eligible EC buyers can be made until July 20 and bookings will be conducted on July 25, a Saturday.

The project's pricing may be another factor that is supporting the demand. Initial estimates put the pricing at $599,000 to $680,000 for a two-bedroom flat, $699,000 to $820,000 for a three-bedder, $869,000 to $990,000 for a four-bedder and $1.318 million to $1.38 million for a penthouse.

The pricing will be confirmed closer to the booking date.
