the catch: you can't do anything to your property for the 1st 8 years,however still need to pay maintenance and mortgages.
It will be under developer management, for rental..
after 8 years then its back to you, rent or own stay..
So if 450k 3 months ago, now cheaper la..

Discounted price but for 8 years it will tenanted out?
What if the developer can't find tenants?
Is the rental guaranteed by the developer?
its confusing, takes time digest.
lodged price 640k, loan 50% only around 320k…
developer either minus (or in a way help you to pump 160k), + you top up 160k for down..
320+160=480k your purchase price.
however 1st 8 years, rental belongs to developer, even if developer can't find tenants not our business..!!!
only the maintenance fee, and mortgage belong to you.. to pay regardless the 1st 8 years..
after 8th years, you are freed from developer..

So the $390k will be lodged in the caveat and stamp fees paid is based on transacted price? Won't iras come after them for paying lower stamp fees?
$6xx psf only? Why so cheap? What is the catch or bogus ad?

If I am the developer wont lower the price now since there would no longer be any more new residential properties from lor 4 to 22. In fact, I will raise it back to the original price.
In fact this project, banks can only loan 50%. Checked with agents alrdy.
Tougher to resale in future. Min down payment 350-400k if selling 700-800k
If layout is nicer, I don't mind. However I don't like the tight walkway to the hall

Can ask why only 50% loan ? or is this the norm for Geylang ppties ? Thks.
Most Geylang even lorongs, up til lorong 30 onwards not affected much
